3rd floor unit with great view of pool and pond. Unit very clean and well appointed. Bed and Murphy bed very comfortable with a/c in bedroom and fans for living area. Enjoyed the lanai in AM and evening, condo pool during day. Beach for sunrise and resort pool and tiki bar as well. Great location to access from Kapaa to Waimea Canyon before we headed to Princeville .Communication with owner and manager quick and responsive!. Close to Walmart, Costco and grocery stores to stock up!!

The unit is only a short drive to the airport and made it nice being centralized to the attractions on the Island. Great communications with owner. Very clean unit. Kitchen is very well equipped, resort pools and hot tubs very nice, nice being remote from towns made for easy parking at the condo, very nice landscaping and taken care of. The only negative items I had is the room is over a 3 minute walk to the beach,, the couch is very uncomfortable, and the beach itself. The beach at the ocean is not clean, you can not swim or snorkel in the ocean at that location and if you walk heading north on the beach there are a few homeless people living there.

This was a perfect place to stay for activities both north and south of Lihue. The hotel/villa complex was amazingly peaceful and quiet given its size - the most constant noise coming from the ocean and resident chickens. It was nice to have access to the beach, hotel pools, restaurant and grill - all within a short walk.
Having a full kitchen and laundry in the unit was a real plus for our week-long stay. While the unit had some condition issues (noisy refrigerator, difficult sliding screen door), they were not detrimental to the enjoyment of our stay. Breakfast on the balcony in the early morning sun was a delight!

The property is very centrally located on the island. Both the Condo pool area and the adjoining resort pool were nice. Beach is beautiful for sunrises, but isn’t a swim, surf beach, and warnings about man-o-war in the water there.
If you plan to make meals in the condo I recommend BBQ as there are some older, pealing, pans in the kitchen. There was no dish soap, paper towels, or body wash so either purchase some or bring your own.
The condo is a bit dated, beware of the dishwasher because the door latch is broken.
Overall a nice, affordable, spot for a family or friends and family stay.

Villas D-19 was a MUST stay if you are wanting the luxuries of home. The property was beautiful and had that Hawaii feel. Management was amazing to work with and answered all the questions we had about the property. A full size kitchen was totally worth it for a quick breakfast or snack before we started our day. Loved having a microwave and a dishwasher but a washer and dryer made it so easy and a must going forward. They thought of everything from an ice chest and chairs to take to the beach, cooking ingredients, extra tooth brush or toiletries if you forgot yours, even detergent to wash your clothes. We couldn’t have asked for a better place to stay. If I had to critique the property in anyway, it would be the resort side. The bar by the pool closes by 6 PM and no pool side service for food or drinks unless you get out of the pool and walk into the lounge. The pool area was absolutely beautiful and the chickens running around were fun to watch. The parking was a very close and not having to pay for parking was a nice addition. Our unit also had a couch that pulled out to a bed if you are thinking of bring kids. If your looking for a fancy place, this is not the place for you. For us it had everything we wanted and even more.

I’ll say this, the neighborhood was nice and close to a beautiful beach (although I wouldn’t recommend the beach for younger children) and overall the description was very accurate and thorough. However, some problems I had were that the sink was broken when I got there and it sprayed water out the side the entire time, I couldn’t use the sink without having to wipe everything down after. Also, packages would not go to this address no matter what I did - I was staying for about a month and no packages even with excessive correspondence with the companies ( I tried re-sending it with one company over 4 times and just ended up sending it back home due to the hassle) items would just stay “out for delivery” for days and never get delivered even with directly copy and pasting the address over. Truly though my main problem with this Vrbo is the private investigator (who works with the Kauai Chief of Police) that REPEATEDLY came to the building to question and harass me over the owners whereabouts, information and my relation to him - I winded up leaving a week early because I was not comfortable with this - I informed the owner of the issue and sent him the investigators information which he did nothing with, and a day later the investigator was back with more questions. Overall I could live with a broken sink but I refuse to be pulled into any legal matters the owner has, I appreciated the in-unit washer and dryer but I would not stay here again.

A large pump was started ever day that sits out side and creates a lot of noice to drain water from the lake. The safe door was locked Open upon our arrival when we got there, so we were unable to use it during the week. When we notified the management company about it, they didnt offer to come and fix it during our stay. Condo was nice and photos are accurate.

The unit had one small air conditioner in the bedroom. We would keep the door shut all the time so we would have a cooler bedroom to sleep at night. So when we came in of an evening after a day of beach or hiking we came back to a living room that was at one time 86 degrees. Beach had lots of plastic washed up on it. Unit was very nice and clean and had everything we needed but also we did no cooking there. Nice there was beach towels for us. Beach chairs would be nice.

Robert’s condo was as great in person as the pictures showed!!! The AC in the bedroom was more than enough to keep us cool at night! Great breeze coming in through sliding glass doors when we were there. The blinds kept the sun out when we were gone. It was fantastic to have a washer/dryer in the unit!! We had some important things fall out of my husband’s wallet in the unit. We contacted Robert, who put us in touch with his cleaning team, and they sent it to our home!!! We are so grateful! I would definitely stay again!!

The resort is lovely and we thoroughly enjoyed the bbq area and pool areas. My husband is a contractor, so he wasn’t disappointed in some of the deferred maintenance on the condo itself. He mentioned feeling like he should be working on it. Example: the plumbing access holes in the showers, the broken, painted concrete with the rusted re-barb showing on overhead balcony. My sister-in-law and I would return in a heartbeat, but our husbands, not so much. We all loved the close proximity to all of our activities and Kalapaki beach and Duke’s.

The view was great except if you were viewing the exterior of the condo. It was pretty run-down. The front door was looking ghetto, the balconies were in really bad shape. Definitely in need of a major over-haul. Looks like they are working on another bldg now. Surprised to have zero supplies in the kitchen. Not even salt and pepper. It was cleaned out! The front half of the condo never really cooled off, but at least for sleeping it was comfortable. Some things for sure could’ve been better but between the view and the location, I was happy with our stay.

We all had a great time. The outrigger pool was fun, my kids enjoyed the slide, we loved all the on site amenities (condo kitchen, lanai, air conditioning, starbucks, the beach, the poolside bar). Location was perfect for us. My kids are super active and we did a lot of activities (tubing, ziplining, snorkeling, river kayaking, napali coast). Being central made it more relaxing and easy. We only had 3 full days on the island, but it was fantastic. Thank you!

We’ve stayed at the Kauai Beach Villas many tines but this was the first for the D9 unit. We normally stay in H12 but it was unavailable due to maintenance issues. The complex is very nice and conveniently located but the condo needs some work specifically the kitchen and AC unit. The kitchen needs a complete update and the AC unit needs to be replaced with a split AC like most of the other condos. The kitchen stove controls were difficult to turn and the window AC units were noisy and limited to the bed rooms. The kitchen was well equipped though and it was nice that you could sleep six.

This property was EXACTLY what we were looking for. Location to the main areas of Kauai was ideal being central to Kapa'a and Lihue/Poipu. Th drive to the north shore (without traffic) was only 35 or so minutes. Because this property is associated with the Outrigger Resort, you also get access to all the amenities, to include 4 pools (one with a slide), the great restaurants, and the scenic, well attended landscaping that the resort meticulously cares for on a day-to-day basis. We paid for a condo in Kauai but got a 5-star, luxury experience because of the association with Outrigger.

Wonderful condo that easily slept my family of 4. Really enjoyed the full kitchen for cooking and washer and dryer for laundry. Beautiful location with easy access to the whole island. Everything was fictional and worked but this unit is need of some repairs and updates. The Master bedroom mattress was comfortable but all other beds you could feel the springs in your back. The pull out bed sunk in at the bottom middle pretty bad. All the cabinets are in pretty bad shape and need to be replaced. And the counter tops have grout that is pretty dirty looking and paint that is flaking off and they need to be replaced as well. The whole apartment could use a new paint job as well. All the facilities at the resort were pretty nice though and we had a fun time.

Our room was great, clean and as advertised. The hotel was terrific, and our children had a great time. Everything about our stay met or exceeded expectations, except 3 things.
I messaged our host to inquire about early check-in since we had arrived early, although it was not expected (because the host clearly stated that check-in time was 3-4pm). Our host replied about 3 HOURS LATER, allowing us to check in early ...at 4:30pm, 30 MINUTES AFTER the regular check-in time. Imagine if I needed to contact the host for an emergency! A simple no to early check-in would have been fine. Also, everyday during our stay, construction was being done on the unit above us. Every morning at 6am, I would hear someone rolling equipment accross a tile floor. Work would often begin a little after 7am every morning, waking myself and my family. This was not a pleasant experience to say the least.
Our dog has cancer, and I inquired with our host about checking out early because we were notified that he took a turn for the worse during our stay. Again while we had no expectations, we received a prompt but rather cold, matter-of-fact response from the host. Overall we had a great time, however the host did not leave us feeling like a valued nor respected customer. The entire island of Kauai is beautiful!

We loved the roosters but appreciated the fan that we could plug in to drown out the noise because they crowed before the sun would rise. It made us laugh though. We loved our view, the layout was cozy too. Any issues that arose were handled very quickly. It was nice having AC. The kitchen was functional and clean. We loved it. The resort pool with the slide was closed which was a little bit of a bummer because our boys would have liked that. We were not aware of this but would probably have stayed at this place anyway. The villa is exactly as pictured in the photos and did not disappoint. It was a great location in the middle of the island for us to access activities on the north shore such as Tunnels Beach and the south shore such as Poipu, Waimea Canyon and Barking Sands (if you have base access), each within an hour or less drive. It does rain here more than the south shore but since we were gone all day exploring the Island that didn’t bother us! The amenities at the hotel adjacent are decent, the pool and hot tubs were mainly what we used and were a great option to have at the end of the day but not somewhere you’d want to hang out at all day long. It’s on the water but the ocean is not swimmable at this location, so be aware of that. The restaurant on site was fine but the portions are small. It’s better to hit the grocery store and cook in. The kitchen was well equipped, I love that people are allowed to leave things for future use so you don’t have to buy everything like spices, oils and condiments. I wish the stove and sink were full sized, they are slightly smaller than normal, but that didn’t stop us from cooking many meals. I would definitely stay here again and recommend to friends and family. Thanks!

The food at the resort is terrible, the room doors are SHUTTERS and every noise in the halls can be heard while in your room, the water in the shower never gets warmer than warm… overpriced for what it is in reality.
