Being able to wander down the hill and across the street to snorkel was definitely a highlight. Our favourite room in the condo was the lanai, with it’s view of the park and ocean. The exterior of the complex is well-maintained with manicured gardens and a nice pool area. The condo itself is a little tired. A coat of paint, clearing the cupboards, removing/replacing the garburator, and new bed mattresses are suggestions for improvements. The property host was very responsive to our texts and emails.

We arrived to the big island late and we’re tired from a very long day. We had check in instructions but they didn’t work. We called both numbers listed for help. After conversation we finally were able to get the key and open the door. Lawrence was very apologetic for the miscommunication. The condo was quaint and tastefully decorated. It is in need of a deep clean and some minor maintenance.

I have stayed in at least 10 rentals along Alii Drive in Kona for the last 30 years and I have never rented one in which I was disappointed until now. Upon entering the condo, I was very unhappy to see the dirty condition of the bedroom carpets. I contacted the property manager (owner?) and his excuse was that it is going to be replaced but didn’t happen before our arrival. I’m not sure why it wasn’t cleaned, but it is gross. Maybe someone had a pet because there are dirty marks al over the carpets.
The furnishings are very uncomfortable. The couch and chair are old and sagging in the middle. The master bed is a foam pad with old pillows. The dishwasher is filthy and full of mold. I ran it, thinking it would clean it, but apparently it needs heavy duty cleaning. The patio furniture, however, is great.
The beach chairs are torn and falling apart. One even had some old used bandades in the drink holders. He told me that the housekeeper would bring some new ones but she was actually out of town so we never got them.
The showers are large walk-in tile showers. They really need to install some safety bars. There is no place to put your soap unless you want it on the ground so we improvised and used a plastic cup. When we arrived, there was no bath soap provided and limited supplies such as 4 trash bags, 2 very skinny rolls of paper towels, 3 rolls of toilet paper and a tiny sponge which was cut in half. I had to buy laundry soap since there was so little available. And you are asked to wash the beach towels before you leave. More soap would have been nice too.
Air conditioner is an extra $15 per day with 17% tax added. Luckily it was comfortable with just the ceiling fans. The condo does not get direct sunlight in October so it stayed cool.
The location of this condo is great, right across the street from a great snorkel beach. IF the owner cleaned things up, it would be a nice place to stay.

We stayed at this condo for a week and were 100% satisfied. The kitchen was well stocked for making some meals in and we were amazed at the amount and variety of beach/water supplies, from plenty of beach towels to a beach umbrella and even snorkeling gear! My biggest worry about hotels/rentals is the cleanliness and the condo was super clean. The host, Lawrence, was great about communicating what we needed to do for arrival and departure, and even provided a really handy list of recommended restaurants (which we used and fully agree with!). Lastly, I cannot say enough about this location. The view from the lovely patio was beautiful. We were close to everything, plus had a great beach right across the street that is perfect for snorkeling. I absolutely recommend this condo and hope to stay again some day.

Second time we have stayed at the Kahuluu beach villas and absolutely love it! Love the first floor location too! The home was stocked adequately, but wish there were a few more beach towels, foil and Saran Wrap. My only complaint in the amount of toilet paper they give you. They only give you enough for a few days and said we needed to go to the store if We needed more. If I’m paying for 6 days I believe we should get enough toilet paper for 6 days. Just my opinion.

First, the air conditioning: You don't find out it's $15.00 per day for AC until well after you book. The amenities on the property page show AC, and don't mention extra charge unless you click on View All Amenities (which I didn't need to do, as it seemed to have everything we needed). We went ahead and paid, and found out the AC really only works in the living room. The bedrooms were very warm at night. You can't open the windows because there's a giant TV in the way, plus you can't get cross-ventilation so it wouldn't have mattered anyway. There's sliding doors that can be opened, but no screens, and there are mosquitos. They also didn't mention there's a 6-hour timer on the AC system, so it goes off when you leave for the day and at night while you sleep. It's a very inefficient unit, so it takes a LONG time for it to cool the place. They also didn't mention that there's a lock box on the thermostat, so you can't turn it down.
We ran out of toilet paper, and when I asked Lawrence where additional was, he said, "We generally stock 2 big rolls of toilet paper in each of the two bathrooms. Once run out, guests are expected to buy their own. KTA Supermarket or Long’s Drug is only a 5-minute drive to the south of the condo." They also only provide 4 trash bags, 4 tide-pods (and you're expected to wash the beach towels before you leave), and no kleenex anywhere in the condo. It doesn't matter how many people, or how long you stay, that's all you get. They provide beach chairs, but only 2 good ones. Lawrence finally relented, and said he could have the maid service bring more TP by, or we could buy some and he'd reimburse us.
The pool and hot-tub were excellent, as was the beach right across the street.

This Kahaluu condo is a newer construction. It’s very clean and well equipped with kitchen wares, towels, and beach stuff. It’s on the first level so a little dark inside with very little natural light. The window in the master bedroom was mostly covered up by a giant tv. Would have rather looked out at ocean. So, that was strange considering there was a giant tv in the family room. The community pool was nice and my husband enjoyed the jacuzzi as well. The location is great. It’s right across street from a well known snorkeling beach. It happened to be closed all week we were there because the coral was spawning. 😕I would recommend this property if you will be venturing out a lot and using it as a home base.

My dad, sister and I stayed here and we absolutely thoroughly enjoyed it! The location is great. Just a few minutes drive into downtown Kona but the best part is it’s right across the street from Kahalu’u beach park which has awesome snorkeling. The condo has all you need for the beach - snorkel gear, towels, boogie boards. The best part was the patio. The picture on the listing does not do the view justice at all. You can watch surfers while relaxing with your morning coffee. Everything was clean and well stocked. The pool is also amazing! The communication from the property manager was great and although we didn’t need anything- I am confident he would have been available if needed. If I ever go back to the Big Island I will definitely be staying here.

So enjoyed staying in this beautiful condo. Beds were really comfortable and the second bathroom was just as nice as the master so made it very nice for 2 couples. We were very comfortable with the fans in all the rooms and did not need the ac. Added bonus was the fan on the lanai. We appreciated the well stocked kitchen and bathrooms. Check in and check out was excellent and Lawrence and Evelia were great to work with and prompt to answer any questions. Location is wonderful and we enjoyed the quick walk to the snorkeling at Kahaluu Beach. Swimming pool and the hot tub were beautiful and we enjoyed them both. Love to return to this wonderful place in our favorite place to be!

Very nice condo in a great location. Just a very short walk to some of the best snorkeling on the island. We spent a lot of time lounging at the pool looking out at Kahalu'u Beach.
Just be aware while the condo does have AC but you have to pay $15 a day to use it. A little detail that isn't spelled out unless you open up the expanded list of amenities.

Property was nice, location to the beach was excellent. Only 2 things I didn’t like, one was having to pay extra for air conditioning, only because I didn’t think the ac worked that well/kept the place cool. Also, the pillows desperately need an update!

The property was spacious, very comfortable for the 3 of us and very well equipped with anything you might need in the kitchen or on the beach. Lawrence was extremely helpful with any questions we had and gave great suggestions of places to see or eat.
I chose this Vrbo because it is right across the street from Kahalu'u Breach Park which is a wonderful snorkeling area and it's a 5 minute drive to the Outrigger where, if you're lucky, you might see manta rays there at night. I was lucky! It's about 1/2 hour from 2 Step snorkeling area and the City Of Refuge.
I also liked it because it was out of town and quiet. The drive into downtown Kona was only 5-10 minutes or there's also a shuttle that you can catch to take you into Kona.
I would highly recommend this property to anyone thinking about staying in Kona because of its location, because of Lawrence, and because the condo is beautiful and very comfortable. I definitely plan to stay here the next time I'm in Kona.

The condo is absolutely amazing! Very clean and comfortable! Everything seems to have been updated in the kitchen. The master bedroom is just amazing with the ocean views and we loved having breakfast on the lanai.
We did not use the air conditioning and no had no problem with the ocean wind keeping us cool at night, even the boys in the back bedroom were fine!
The best part? Best snorkeling I had in all Hawaiian islands is right out in front of you! We saw a turtle in the first 5 minutes and there are fish everywhere! The water is shallow and not deep so even the timid will not have a problem! We couldn't' decide if this beach of the bay by Captain Cook monument is the best so they both win!
Quiet location but there weren't many tourists in September. Having a car will be nice as you aren't close to stores or restaurants but you can take the bus.
Again, best snorkeling I've done from all islands!!!
Lawrence was another great host who communicated promptly and with respect!!

Stayed for a short trip to Kona. Location and the pool/hot tub was amazing. The room was clean and had everything we needed. Only complaint would be that stated in the rules/check in/out directions we would be responsible for taking out the trash, washing dishes and washing extra towels used…this seemed a bit excessive as we paid a fairly large cleaning fee. Overall though it was a very pleasant stay.

The place itself is large, well maintained and had all the things we needed for a 5 day stay. We were close to Kealakekua Bay which is also highly recommended for snorkeling and kayaking and not far from airport. Would highly recommend this VRBO.

Location was convenient to many things and we had a wonderful time. However, if you are not accustomed to the heat you will need to be sure and pay the extra for air conditioning. Be sure that the unit manager turns the air on and gives the unit a chance to cool before your arrival. We did not and were miserable the first night there. Once the air was up and running all was good!

We really loved the condo. It has a good view of Kahaluu Bay, it had body boards, plenty of towels, beach chairs, cooler, beach umbrella, kids sand toys, and the kitchen had everything we needed. The location is excellent. Kahaluu snorkel beach is directly across from condo and you can walk to Magic Sands to body board. There is a trolley to take you into the eating/shopping area. We found the only downside was that, although listed as having snorkel equipment, there wasn’t really very good usable snorkels or masks. Having the kiddie pool and the bbq was awesome too. We had a 1 year old with us and a pack & play and high chair was provided. It was wonderful, we will return.

The unit and location worked out really well for us. We traveled with another couple and the unit fit our needs. Britt was a great help for anything we needed. The unit was close to a great snorkel beach, nice view of the water, not too close yet not too far from town to be able to enjoy some peace and quiet. I would recommend this unit to anyone wanting to enjoy the tropics, and relax.

My husband and I enjoyed the condo! The lanai was heavily used 😊. Britt was very easy to work with when we had a couple issues. Very near great snorkeling beach and not far from town. Recommend a car but there is a trolley service. Beautiful sunsets!! Condo is well stocked with essentials. Oh and there’s a Costco between airport and condo. Get your gas there! Everywhere else it’s much more. We attended Living Stones church during our stay and thoroughly enjoyed it. Thanks again Lawrence and Britt for a great condo experience!!

We really enjoyed our stay here. The snorkeling is great at the beach... and you can walk there in 1 minute (and there is a food truck with shave ice!) We all saw swimming turtles, as well as a great variety of fish, sea urchins, etc. The pool and hot tub at the condo were also a big hit. The space is very clean and comfortable (we had 5 adults and 1 toddler.) My advice: if you have a late flight like we did (10 PM) book an extra night: that will give you a whole extra day of beach time with a space to shower etc to get ready for your flight.

The facilities:
Rooms were furnished in a comfortable, homey style.
Spacious living room and bedrooms with powerful ceiling fans for a nice breeze. Big closets. Lots of towels.
Well-equipped kitchen with coffee maker, mill, toaster, blender, and utensils. Everything we needed to cook like home.
Living room with big TV, DVD/Blu-Ray player, cable, and comfortable sofa.
Fast, dependable WiFi, accessible from every room.
No bathtub, but showers were big and clean. We were surprised and pleased to find a hair iron and curler in the drawer. Sinks in the bathroom are high and may be difficult for children to use.
Nice lanai for breakfast and relaxation. Ocean view.
Near to street, so may hear traffic, or children on the way to school in the morning.
Great beach equipment -- chairs, umbrella, cooler, bodyboards, fins, and sandcastle tools. We used most of the stuff every time we went to the beach. It saved time and trouble of buying or renting from shops.
Gated "infinity pool" overlooking the Kahaluu Beach, with a beautiful view of the sunset. Jacuzzi hot tub and barbecue grill near the pool.
Free parking for each unit in the condo.
The location:
Virtually ideal.
3-minute walk to Kahaluu Beach Park: beautiful area for snorkeling, full of fish and friendly sea turtles. Freshwater outdoor shower.
7-minute drive to White Sand Beach: great waves for body boarding, perfect for sand castle building, friendly sea turtles. Freshwater outdoor shower.
5-minute drive to KTA supermarket: excellent poke, good meat, fresh local fruits, and delicious deli sandwiches.
15-minute drive to downtown Kona.
The owner and manager:
Lawrence, the owner, was attentive and accommodating, answering e-mail quickly and fully, and providing lots of help in response to all manner of requests.
Britt, the onsite manager, was also very responsive, helpful, friendly and quick to fill requests.
The communication between Lawrence and Britt was excellent (e.g., we mentioned to Lawrence that we needed something, and Britt dropped by with it later that day). They are trustworthy, dependable, and made our stay comfortable and easy.
Overall:
This is a terrific place to stay, especially if you have a car and you like to cook. The location is fantastic, just minutes from so many great beaches.

Our family of 4 had a fantastic stay here. The apartment has plenty of space with a spacious lanai and kitchen. The walk literally across the streen to Kahalu'u is perfect if you like to snorkel. And the owner and local manager were both very helpful and responsive when there was an issue with the key (which was totally my fault). We would stay here again no question if (hopefully when) we return to Kona.

We loved staying in this condo at Beach Villas. It had everything we needed and Britt and Lawrence were very quick to reply and help us with our various needs. The condo was clean and comfortable, had a lot of extras that I wasn't expecting, like laundry soap and dryer sheets, lots of snorkel gear and goggles, spices, etc. We never needed to run the A/C, as the breeze cools the whole unit wonderfully. I thought my kids might miss not having a bathtub, but they actually liked the big, open shower. Britt even went above and beyond and helped my husband but setting up a super yummy basket of treats and fruit, champagne and a beautiful, tropical flower arrangement, for our 10 year anniversary. I can't wait to stay here again!!!

We just loved this condo. The views were amazing and the sunsets gorgeous. So convenient being right across the street from fabulous snorkeling. One of the things we wanted to see in Hawaii was the turtles. We saw seven in one day and they were there all day long. Saw them in the morning and went back in the evening and they were still there. The snorkeling was great. Very clear water and very bright colored fish. The view that is shown on the advertisement is exactly how it looks. The condo itself was very beautiful. The decorations were so nice. The bathrooms are huge and very nice. We had been looking for a condo in a resort but this one came up and I'm so glad we chose this condo instead of choosing one in a resort. There were only 4 of us but you could easily sleep 6 and there is plenty of room for that many. Very quiet, very close to any kind of shopping. We shopped for groceries at Safeway and Walmart. But also shopped at the Farmers markets for very fresh fruit and locally handmade items. Not crowded at all. The two times we used the pool, we were the only ones in it. Made most of our dinners and lunches in the condo, but did eat out several times. Lots of restaurants to choose from that aren't very far away. We went to Hapuna Beach and was very thankful that we could use the boogie boards, snorkeling gear, children's sand toys, umbrellas, cooler, and beach chairs that was in the condo for our use. How nice it was to not have to purchase any of those items. We had a 21 month old with us and it was nice not having to climb any stairs to get to the condo. There was even a high chair and a Pack n Play that we could use. We would very highly recommend this condo. Very happy we chose this condo. We will defiantly come back again!!!

We found this property to be all that we needed to enjoy our stay on the Big Island. It was across the street from a perfect snorkel beach where we saw many colourful fish and even turtles! The location was not too far from the airport, and shopping was just a short drive or a nice walk away. It was a central location to other scenic sights as well. The condo had all that we needed; and Lawrence and Britt made our stay a little brighter when our luggage arrived 4 days after we did. Thanks again for the fruit basket! We would definitely stay here again if we are staying in this area!

We just got back from a two week stay at this condo. The location was excellent. Right across the street from a state park excellent for snorkeling. A rental shop for gear was a block away and a major grocery store just up the hill. We especially enjoyed the balcony. It was in the shade all day long as it was angled to the beach. We had a great view of the ocean. This was perfect for us as we aren't direct sun people. The condo was cool using the ceiling fans and we did not have to use the air conditioning which cost 15 dollars per night The kitchen was very well equipped.
My only compliant rgarding the unit was the beds. The matress in the master bedroom had a 3 inch piece of blue foam on top of it like something you would buy from Walmart. This made the bed too soft and gave me back pain. (I do not have back issues). If the matresses were upgraded we would certainly considerd returning.
