Love the location, the pool is lovely! loved sitting on the lanai watching the surf. We needed a fragrance free place due to allergies (MCS). Dawn did a terrific job on making sure our need was met. She was great communicating with us about our needs. Had a wonderful stay.

We loved our two-month stay at Dawn and Ian's Banyon Tree condo. Dawn and Ian were perfect hosts and responsive to all of our needs, including Dawn taking our young guest, who stayed for a week, out for two runs and lunch!! The unit was nicely decorated and generously stocked with all the necessities and more. We slept really well on the comfortable bed, listening to the beautiful sounds of the ocean as it lulled us to sleep. We hope to return and stay there again.

My husband, mom and I had a fantastic vacation! This condo is perfect with two bedrooms and two bathrooms. The location is great. Not far from the farmer's market and our favorite food truck, Shaka Tacos. (Mm mm, the mango hot sauce!) My mom could have spent the entire time on the lanai watching the surfers. So fascinating to be able to see the yellow tang in the waves right from the deck! A humpback put on a commercial worthy show one morning as well. Communication was easy and clear. The condo had everything we could need and having a washing machine and dryer was a bonus! The place was clean and very comfortable. We kept cool with just the ceiling fans and enjoyed listening to the waves at night. So close to the ocean. Thank you for sharing your place with us. We hope to return soon!

The ocean front location of this property is excellent!!!! The best!!!! The pool was never crowded and the water was warm. The beds were good and the main bathroom was larger than some we have rented. There were not any bugs or issues we felt were deal breakers.

This unit is just as described. You can’t get more ocean front than this. Surfers out from dawn to dark, beautiful sunsets and a great location. Check in was easy, unit was clean and well stocked. Dawn and Ian responded promptly with any questions we had. I would highly recommend this unit.

We could not get the AC to work properly. When turned on, we started smelling sewer smell. Therefore, we did not use it. The fans were sufficient to keep us cool enough as long as the doors were open. The lights also flickered a few times, concerning us with safety of wiring. There was also mold on the smaller bathroom on the shower curtain. WE LOVED THE ATMOSPHERE, THE OCEAN, THE LANAI, IT WAS VERY CLEAN, FURNITURE AND BEDS WERE VERY COMFORTABLE. I WOULD STAY THERE AGAIN.

Loved this condo! It had everything we needed for the perfect family vacation. It had all the things you would need for a fun beach day. Kitchen is stocked well for a home cooked meal. Spent a lot of time on the patio looking at the amazing views. Beautiful sunsets and watching surfers! We chased waterfalls, hiked to green sands beach, hiked at the volcano and stopped by black sand beach.Thankful for how quiet this property was especially after an active day. This vacation was good for the soul.

We spent four nights, zero issues! We loved that we were right on the ocean. We left the sliders open all nights for some great breezes and wonderful ocean wave sounds.the little beach right next to the condos was perfect for us. A short drive had us in to the town area. I’d definitely stay here again. Fantastic sunsets and evenings on the balcony.

Cannot say enough good things about this condo & the property! The condo was very clean and had everything we needed from kitchen essentials to bathroom items. The view from the lanai was spectacular and we enjoyed watching the surfers daily and eating many of our meals out there while listening to the waves crash on the rocks. The entire complex was very well kept and cleaned regularly. The location was just a few minutes drive to shops and restaurants in Kona. Dawn was attentive to sending all the details to make our trip successful. Would highly recommend to others traveling to Hawaii!

The pictures really don’t lie-absolutely perfect view of the water. Condo is charming and has everything you need to step into a relaxing vacation. We loved just hanging out here, but it’s also a good location for exploring the island. Owners are known by the locals and highly regarded. Nice they know their place.

We’re a couple and SIL, all senior citizens. The location is great for access to beaches, restaurants, and shops. Private covered parking is a plus. The elevator was a must-have for us. We enjoyed watching sunsets and surfers from the lanai. There’s a nice kitchen but we ate our meals in restaurants. The condo was very clean and comfortable, if a bit dated. No bugs!

We enjoyed our stay, would definitely recommend and would stay here again! Easy check in, very clean and well stocked. Loved the two king beds! I chose to sleep in the full sized pull out to be closer to the ocean waves and it could use an update. Had one small issue (operator error). Dawn provided a quick and very easy solution. Great views. Great for 4 people, though it would sleep more with pull out couch. (Unit has A/C, however to keep the the entire place cool, all interior doors including both bedrooms need to be kept open. )Kitchen was well stocked with basic essentials +, and left over extra's!

It rained on Kona the entire week e were there, but this beautiful location right in the beach was our saving grace! We could sit on our covered patio and watch the surf and surfers and feel we were in the beach. Property has two king beds, one in a separate bedroom and one that is able to be closed off with sliding panels for privacy. Each bedroom has its own bathroom, it was perfect for two couples traveling together. Dawn is wonderful to work with and we would definitely choose this location again.

The condo was clean, well stocked, and we would definitely stay here again. We enjoyed sitting out on the deck and watching the surfers everyday. Only suggestion I have is the towels are at the end of their life/could use updating. :0).

Fantastic deck directly over the pool and ocean. Every morning drinking good Kona coffee while watching the surf and surfers. Excellent location to everything. This place came fully stocked (including plenty of coffee filters, garbage sacks, etc.). Unlike other places that make you bring dish soap etc. We highly recommend this condo and hope to return.

The view was just as described absolutely beautiful! It was an easy and convenient stay with parking, location to town, and the unit has easy access. Dawn and Ian were very accommodating and communication was excellent. The balcony is the entire width of the condo with two sets of sliding glass doors which allows for a total front view. The immediate area is very casual where locals and local surfers hang out, very low key. The small beach next door was perfect with tide pools. We would stay here again.

The view off the front was absolutely stunning and worth every penny. When we were at the condo we spent every moment out there soaking up the beauty and watching the surfers. We loved that there were 2 beach chairs and the insulated bag. It enhanced our trips to the beaches. It was not close enough to walk to town, but just a short drive. I also appreciated the tips sheet and speaking with Dawn. We loved the little convince store across the road to pick up the little things. Overall it was a decent place with a few minor things… there was a surfer smell , maybe it was the water system or the air conditioner, but that was a bit bothersome. The beach umbrella base was missing and couldn’t be fully used and there were only 3 beach towels, the bath towels were thin and the soaps and shampoos were empty.

Unit is as described. Beautiful views of ocean and surfers every day. Would not hesitate to book this again. Just be aware no restaurants in walking distance except for Da Poke takeout and Magic Rocks which was closed. Only suggestion is an hour later check out at 11:00 a.m. rather than 10:00 a.m. would have been appreciated.

We had a great time visiting the Big Island and staying in Dawn & Ian's condo. The condo had everything we could possibly need and the view is to die for! We actually met Dawn the last day in the pool. Communication was great. Location is perfect. Our only complaint was we wish we had better weather for our stay but Dawn has no control over that!! We spent lots of time on the lanai watching the surfers and sunsets - what an incredible location.

When it says right on the ocean they weren't kidding! We spent a month here and had a wonderful time. It was a great launching point for us to explore the Big Island. Our breakfast view with the surfers never failed to delight us and evening sunsets were also amazing. The condo itself provide everything we needed and groceries and restaurants are not far away.

This property is located in a great spot, easy distance to town and right next to a small local beach with ample shade and sun, perfect for pitching your chairs. The lanai looks out over the water and is ideally situated for sunsets and watching the surfers, as well as whales and dolphins and the occasional flying fish. The property is quiet and seems to be well managed, and Dawn was highly responsive to questions. Beds are comfy and everything works as it should.
The kitchen has the essentials, although I do wish there had been a knife sharpener somewhere (if there was, we couldn't find it), as the knives were not in great condition.
Overall, this place is great value. Would definitely recommend.

We enjoyed our stay so much! The view is amazing and we got to enjoy stunning sunsets over the ocean whenever we were home. We spent quite a bit of time on the lanai and used the pool nearly everyday. The condo and neighbors were very quiet and a comfortable place to stay. The location on Ali’i Drive was great too. The property manager/owner was extremely responsive but not at all intrusive. Highly recommend.

Wow! We absolutely love Dawn and Ian’s beautiful condo, it’s literally right on the beach. We had a great time enjoying the local beaches, and then coming back to the condo for a swim and to BBQ a nice evening while enjoying the sunset. The weather was great, and we didn’t even need the air conditioning with the beautiful ocean breeze you get throughout the day. If you’re looking for a condo that feels like home, their place is it!

Ian and Dawn’s Kona condo was the perfect property for my family’s Big Island adventure. Close enough to the bustle of the town but located a short hop away in a secluded location. We couldn’t believe how close we were to the ocean. We slept each nite on the extremely comfortable beds listening to waves crashing on the rocks literally just yards away from the condo’s front porch. The property fit our family of 3 needs perfectly. It was nicely decorated and filled with a lots special touches that let us know we were staying at someone’s home and not just someone’s rental property. Lots of little extras like beach gear added to our enjoyment. We enjoyed cooling off and relaxing at the well maintained pool and spa after a day of adventure.
During our stay we did have one plumbing issue that Ian and Dawned quickly responded to and resolved. Communication with the owners was excellent.
My only criticism of the property would be the back bedroom which was somewhat stuffy being located at the farthest point from the AC unit. We were visiting during a very hot week in July so I’m not sure that would be a year round issue. The rooms did have fans in the room that mitigated the issue. My daughter chose to sleep on the sleeper sofa during our stay so she could listen the the ocean at nite. The sliding screen wall between the living room and main bedroom provided a level of privacy to my wife and I at night which was a nice feature.
We never did completely figure out how to operated the tv but after a day of surfing, sunning, scuba, snorkeling and exploring we rarely had any time or desire to figure that out. All in all I would highly recommend this property.

Their photos on VRBO are spot on and we spent endless hours in the unit because we loved it so much. Rent this unit - you’ll be glad you did!

This delightful condo was a highlight of our amazing island vacation. The location cannot be beat – literally steps from the ocean. We’d take walks to say hello to the resident geckos in the trees and the turtles in the rocky tide pools just a few yards away, before taking our surfboards out via the stairs leading right into the ocean on the side of the building. The convenience store directly across the street was great for snacks and drinks needs. We had a Jeep (and appreciated the dedicated parking spot) and swam, boogie boarded, surfed and snorkeled all over the island. The lovely beach town with shops and restaurants and resorts was just a few minutes down the road. We enjoyed glorious sunsets, great shopping, beautiful views, a fantastic luau, and yummy tropical concoctions. The condo is centrally located for everything we wanted do and see – from whale spotting to visiting black sand and white sand beaches to incredible snorkeling beaches where we swam with rainbows of fish and turtles to valleys with waterfalls and wild (but very friendly and pettable) horses to getting up close and personal to volcanos – we felt so fortunate to see and do it all, and have a comfortable home base from which to do it.
The condo itself was beautifully appointed with everything we needed. Fresh fluffy towels, lots of pillows, great water pressure in the bathrooms, privacy in the bedrooms, and an open living area for lounging. I was lulled to sleep by the sounds of waves and woke each morning to see the ocean and palm trees without even having to get out of bed. We didn’t use the A/C - finding that the fans and the ocean breezes from the large sliders in the bedroom and living room kept the temperatures very comfortable. There’s a dining room table, but we mostly ate on the private lanai – and with a view as glorious as this, why wouldn’t we? Having a full kitchen was great; we’d make coffee and toast bagels before going into town for late breakfasts. Having a full-size washer and dryer came in handy to keep us in fresh bath and beach towels over the course of our stay. The hosts checked in on us to ensure we arrived safely, and as they had emailed us ahead of time with helpful hints and all the necessary info for electronic access to the condo, we were ready to roll the moment we arrived.
I’d highly recommend this condo to anyone looking for a Hawaiian island home away from home – it was a relaxing sanctuary and we loved staying there.

We stayed at this property for a week in February -- our annual "get out of Seattle and see the sun" trip. Our party was a couple + one friend, and this unit was nearly perfect for us.
One sort of odd thing is that the master bedroom doesn't have a permanent wall - rather, you slide out partitions to section it off from the living area. So, we opted to put the couple in the second bedroom for more privacy and the single person in the "master." This really wasn't a problem for us -- just something to note when you're deciding whether this is the place for you.
The condo is furnished beautifully, with a nice, updated kitchen (granite counters, full-size oven/range, microwave, coffee maker, full-size kitchen, and everything you need to cook dinner in). It's nicely and cohesively decorated (this doesn't matter to everyone, but for me, I can relax a lot better on vacation if I'm in a place that's pretty as well as functional). Well stocked with linens, as well as things you might want to use for a day at the beach/pool/hot tub (cooler, beach towels, body boards, pool noodles, chairs, etc etc).
The lanai is a bit cramped for more than a couple; it's long and narrow, with two seating areas meant for two people (one end is set up with a high bistro table for eating and the other end with relaxing chairs for sitting and whale-watching). However, right next door is a public veranda, so it's very easy to bring your meal over there and enjoy your dinner in a more spacious environment. Either way, you'll have a perfect view of the ocean and sunset while you do it. Because guys, this place is SERIOUSLY oceanfront.
The unit includes an assigned parking spot in the garage below, so there is no worry about finding a place to put your car at the end of a long day of island exploration.
Ian and Dawn were an absolute pleasure to work with. They were very quick to respond to my questions, and always with very helpful answers.
In short, we loved our stay here and sure hope it's available next time we want to come to the big island!

What a wonderful week at the Banyan Tree Condo #205! The condo was perfectly situated above the very clean pool with an amazing view and soft roar of the rolling waves of the Pacific. We often play music when we rent but the “music” of the ocean waves were so calming that we never turned on our music. We were impressed with the maintenance of the property and pool area. We had excellent weather to watch dozens of surfers every morning and whales mid-morning or in the afternoon. Neighbors were all very quiet and all seemed to mutually respect other tenants. The condo itself was immaculately clean, perfect size and location, and well stocked with everything we could possibly need. If ever we had any questions, the owners responded immediately to our texts. We appreciated the convenient market across the street for small items. It was one of most peaceful vacations we have ever spent in Hawaii! We highly recommend renting this condo. Thank you Dawn & Ian!

Beautiful location with expansive views and furnished. balcony overlooking Banyan surf spot and facing sunset. Liked that the 2nd bedroom was at the other side of the condo from the master for privacy. Perfect for one or two couples. Easy covered parking, little market across the street,, a bit outside the worst of busy tourist area but not too far. Well supplied with whatever small appliance you would need, beach towels, chairs, mats. Good water pressure in showers, very clean and everything in good condition. Would come back.

We were so happy with this property! It was clean and had everything we needed for our week there. The location was perfect. Even though we had neighbors on both sides of us we never heard a thing. The only sounds we heard were the waves crashing on the rocks. We slept with the sliders open every night. The view was amazing. We enjoyed being able to watch the surfers from the lanai. The pool and jacuzzi were well maintained and we loved having a BBQ available. The owners had great communication with us when needed. We would not hesitate going back to this condo. So much better than a hotel room! Mahalo!

This ocean front, end unit condo was perfect for our active party of 4. The property is in a stellar location - Just down the road a mile or two from Kahalu'u Bay where we got some fabulous snorkeling time in over several days. Watching the surfers directly out in front of our patio at breakfast time and during happy hour while being lulled to the sounds of the waves was magical and mesmerizing. Dawn, the owner is very responsive and the condo was equipped with everything we needed including beach towels and water toys. The property and decor are a bit dated but we still considered it a perfect home base while we explored the island.

This was our first time on The Big Island and we had a good balance of sightseeing, shopping, beach and relaxing at your place and the wonderful pool area. There is still more to see and do for next time.
This condo is super great, beds comfy, nice furniture and decor, good kitchen layout and appliances, the blender was nice to have for smoothies and margaritas. We liked all the plastic glasses and the coffee maker worked good. Having the beach gear and cooler was great. The bath towels are really nice and there is enough of them. We loved the big patio and patio furniture too. All the storage in the front entry area was super handy. The complex is in great shape and really well cared for. The pool and area, BBQ's and location of the condo were awesome. With the complex only having 20 units it was quiet and not busy. The people we did meet were all nice and did not mind our active kids and us playing at the pool. We had dinner at Original Thai twice, the food was delicious! It sure was easy to prepare good meals in your kitchen with the tools provided. Having the laundry was a bonus. It was magical being so close to the ocean and hearing the waves and watching the surfers. The air conditioning was lovely for the extra hot and muggy nights.
