Check-in process was easy and location was excellent. However the furniture and fixtures and mattresses were dated. It was stated that the unit had a new A/C but the thermostats indicated over 80 degrees when we checked-in at 4PM. By 10PM it was still at 76-78 degrees. The bedroom ceiling fans helped but was not enough that we even had to add a desk fan. 2 of the 3 tower/floor fans provided did not work.

We enjoyed our stay. The only issues were that the AC broke down several times, and one night we went to sleep sweating with 81+ temp inside. The AC is a community AC, and won't cool to below 76. The WiFi also sometimes cuts out. It looks like that was a building issue as well. The washing machine smelled like mold, and we reported it. Someone came to sanitize it, but it still smelled of mold afterward. But, fortunately, our clothing still smelled okay after washing. The last issue is that the master bathroom appears to be breeding fruit flies. I killed a dozen in that bathroom. I think they are aware of the issue, as there were fruit fly sticky pads in that room. Otherwise, it's a very nice unit. The complex is aging, but nice. It does appear that they try to keep it up. The condo itself has great views. The wrap around balcony is very nice. The double bedroom is great too. We slept only 3 there and it was very comfortable.

Overall a great stay. There were AC issues but I still gave 5 stars. The unit was amazingly stocked. Communication was always extremely quick. You can't beat the views and the coffee and water available downstairs were a bonus. Four 50 something year old women had a great time!!

We stayed here with our three teen boys and we all had a fantastic time. Mike provided great advice and instructions. The condo was well equipped and had beautiful views - morning coffee on the balcony watching the sea turtles was relaxing. We could access the beach from a small walkway beside the pool. We stopped at Costco on the way down - the Royal Kahana has 5 large bbqs out back and we used them ! The Beach House, Dollie’s Pub (pizza) and China Boat are all great places within walking distance to eat. Hot complimentary coffee was served downstairs every morning. All staff were very pleasant. The condo has snorkel gear and beach chairs and towels, and after time at the beach, we were in the pool before heading back up to our room. We’d definitely stay here again. This condo was amazing! The view from the wraparound lanai is jaw dropping. We saw great sunsets and turtles on the beach, and you can hear the peaceful sound of the waves since you’re right on the beach. Plus, the condo is so spacious we had room to spread out. With a trip to Costco it had everything we needed to make some meals there.
I wasn’t familiar with the location but we were so glad we chose Kahana. Not as isolated as and more walkable than Wailea, and close enough to everything without being crowded. Beautiful homes all around particularly to the north. Check in was a breeze.

We absolutely enjoyed our stay. The view off the lanai was spectacular. The whale activity was exceptional. We saw lots of breach’s and calves with their mothers. The time by the pool was very relaxing and gave us as a family lots of interaction time. We enjoyed our walks in the morning, and the activities we went to were a short distance. We created some lifetime memories together as a family. Thank you very much Mike for letting us be able to stay in your condo. It was very comfortable and clean. This place was perfect for our family of 5! It was plenty spacious for my husband and myself and our 17,16 and 15 year old.
We began every morning sitting on the Lanai watching the whales breach in the distance and the sea turtles play below. The condo was stocked with everything we needed - both for the outdoors and inside. Most places where we have stayed before are very stingy on items in the house (ie: paper towels, shampoo, dish soap, laundry detergent, etc. but Mike was very generous with everything left in their place. They had snorkel gear for all sizes, beach chairs, boogie boards. coolers, sand toys, etc. The location was perfect - close to all the good beaches and snorkeling spots, but not in the middle of all the hustle and bustle. Mike was super easy to work with and very accommodating. I definitely recommend this place to anyone and we will definitely be booking again in the future!

I rented this condo with my daughter to celebrate her 40th birthday. We were there for 11 nights and loved every minute of it!
When we first walked in, our jaws dropped! There it was. The big, blue Pacific seen through floor-to-ceiling windows. There were snacks left for us on the coffee table. Nice touch! We enjoyed the balcony with the 5-star view of the ocean and the pool each morning and evening. Honestly, I could have rented the balcony!
The condo is large with two large bedrooms that both have ensuite full baths. The beds were comfortable. The kitchen had everything that we needed, and the air conditioning worked well.
The pool area was resort-like with direct access to the beach.
Mike and Jennifer (property manager) were informative, responsive and friendly. The front desk staff was also great with a friendly Aloha for everyone.
Would I go back there? You bet!!

This was an amazing place to stay. The owners had absolutely everything we needed and more. The view was beautiful which we enjoyed daily while watching for turtles and watching the sunset in the wrap around balcony. The condo has a fantastic view and we loved the proximity to Kapalua, Lahaina etc. Our stay was comfortable other than some very loud guests at the pool and on the beach at night requiring us to keep the windows closed. Some communication difficulties with the property manager but otherwise a nice stay. We’ve stayed at the Royal Kahana 3 times previously and have always had a great vacation.

Plenty of room for our family and a very well equipped kitchen. Cooking breakfast each morning was a pleasure because the cookware was actually in excellent condition (very rare for rentals)

The property is in an excellent location with a beautiful view. The condo could use a good deep cleaning. We had issue with the TV and internet from the beginning and failed to get a response from the property manager after 4 telephone a calls/text. My emails to the owner (Mike) resulted in his doubting that his manager was not responsive. When I asked him to contact the WiFi provider he was not responsive We missed the final of the Australian Open.

We are two sisters and our husbands. One couple used to own a time share in Maui, and for the other couple Maui was a first time experience. The location of this condo was excellent. The condo itself was comfortable and clean. Lack of floor lamps and adequate bedside or bedroom lighting was our main complaint. The secondary bedroom was impossible for reading in bed. The primary bedroom needs a hair dryer. One couple used the gym and found it a bit grungy and sticky feeling— the equipment should probably be washed more frequently. The pool was very nice. Front desk and concierge and other staff were all friendly and helpful. The wrap around lanai is fantastic. We were surprised that the kitchen didn’t have more basic staples like flour and sugar. We loved the closet full of beach toys and that rates 5*** Even though you emailed info to the person who booked, we recommend that you have a brightly colored 3 ring binder with large font printouts explaining check in and check out procedures, where to find the beach gear, etc. This is especially helpful for older guests like us that don’t necessarily feel adept at electronic communications. My family and I just had a great stay at this condo. It is exactly as advertised. The view is exceptional. The staff at the property (Outrigger) was very friendly. Always room at the pool and/or beach and we were there the week of Thanksgiving. Maui Brewing Company was great, Dolly’s Pub and Miso Phat were all wonderful and easy walk from condo. We saw turtles every time we walked out on the balcony. A great stay!

Very good experience. We will be back. The condo felt more spacious than others we have stayed at with more square footage in Kahana. The wrap around deck was expansive and so utilized with the view that will knock your socks off. We didn’t have to rent any toys as there were plenty in the unit. The beds were comfortable and I can’t say enough about having central air. Just remember to close the drapes in the afternoon as that sun is brutal on the islands and takes no time to heat a place up. The drapes did the trick. You will not be sorry if you rent 711

We truly enjoyed our stay in the Royal Kahana. We ended up cooking in the kitchen regularly and found everything we needed in good condition. The couch looked a little worn but it was spacious and comfortable. Although the building experienced A/C issues during most all of our stay, we were able to open the doors/windows to create a nice breeze that circulated through the rooms.

There were 4 of us (Mom, 2 sons & daughter-in-law) and we loved the condo. It had everything that we could want. We really enjoyed using the beach chairs, noodles, snorkelling supplies. Hard to find any more to add to previous reviews so adding a few tips. Dollie's across the street is perfect for first night. Friendly pizza and pasta restaurant. Plenty of outlets for electronics. Safe available for valuables. If you have a favorite restaurant, make reservations. Can't say enough about this property and responsiveness of owners. Only hope it is available for our next visit.

This is one of the best places we have stayed while on vacation. The condo was perfect - beach front, nicely equipped, excellent bedding, beach chairs, umbrellas, coolers,, etc.. The heated pool was wonderful for evening swimming and the gas frills were plentiful. Mike and Maria were excellent from booking through the entire vacation. Very accessible and helpful. My only regret is that it had to end. We hope that some day we can return.

The beautiful views greet you as you walk in, the floor to ceiling windows were great, the sliding glass doors, not so great. They gave a great view, but could be hard to open and close, the screen often coming off the tracks. The lanai was the best part of the condo, amazing views and felt very private.
The condo was well decorated, the wooden art was great, the silk flowers/fake plants however, could stand to be replaced or at least cleaned. The general décor was bright and airy.
The kitchen was well equipped and very clean, (though the fridge door opening on the wrong side was inconvenient) the large dining room table was a bonus.
The master bedroom was bright but could use better cleaning (visible swipes through dust on night stand).
The second bedroom was cute, but needs an overhead light. The windows open onto the the hallway for the condo complex and if open, could be quite noisy from traffic and people walking by. The beds were comfortable, lots of pillows available. The bathroom vanity area well lighted and clean.
This condo is a bargain considering its size, location and amazing views.

This property is amazing. The beds were comfortable, the kitchen was well stocked and the views from the lanai were to die for! The furniture in the living room was somewhat outdated but who really spent time in there when we were in hawaii?! There is a small beach within a short walk from the property but I would recommend driving 5-10 mins north or south to find something better. Several restaurants and a convenience store all in walking distance. Loved it!

4 adults and plenty of room. Bedrooms were spacious and bathrooms had plenty of room. 2.5 bathrooms are a plus when staying w/ another non-family couple. The Bedrooms could use a ceiling light in addition to the lamps. Wraparound lanai is the winner of this unit, woke up to a beautiful view and enjoyed all day long! Already recommended to a couple of families that are planning a trip to Maui for a wedding.

We were very impressed and happy with our stay at this condo. As soon as my family walked into the condo we were all blown away by the wrap around lanai. The view of the ocean was breathtaking and we spent much of our stay enjoying the view from the lanai. The condo was well equipped with beach supplies and kitchenware. We had a couple minor things come up and the owner was very quick to respond. We enjoyed snorkling and seeing turtles right outside the building. The pool wasn't very busy and was very relaxing.

We stayed here for 9 nights. There were 5 of us (4 adults, 1 teenager). We had plenty of room. It was great having a fully stocked kitchen - - we bought a few days of groceries so that we could eat some breakfasts & dinner at "home", and some out at restaurants. Parking for free was great! - - That's something you don't always find when looking for a place in Hawaii! The views from the 7th floor balcony were amazing - - a large turtle was always popping up just offshore from the beach! We missed this place the moment we left, and would go back in a heartbeat!!

My family stayed at this awesome condo over Christmas and what an amazing place this is. We loved waking up and seeing the sea turtles swimming along the shore and the humpback whales breaching in the distance. The condo has all the amenities we needed and much more. We have stayed at this condo twice in the last 3 years. You will not find a better oceanfront view of the channel between Maui, Molokai, and Lanai. We could see whales breeching from the wrap around balcony. There are beautiful sunsets and it is in the perfect location on Maui with shopping and beaches nearby. The condo is well decorated with original local art. We look forward to staying here again in the near future.
