Our team stayed at the house instead of the Marriott. The house is a short walk down the street on a golf course and very affordable. The pool area is across the street and very well kept. The house is extremely well furnished with everything you need to cook your meals and feel right at home.

This was an amazing property and absolutely delivered as advertised. This was our first time to the Big Island and we were so happy that we stayed here. We found this to be an ideal location to be on the island as it is close to top beaches, golf courses, and shopping. This property more than comfortably accommodated our party of 5 adults. Property and location as advertised. Would definitely consider this place again. Being able to walk to the grocery store and shops was fantastic. You could even walk to some restaurants as well. Lava lava beach club was a family favorite and being so close to it made it hard to choose anything else. Sunset dinners on the beach? Yes please!

Enjoyed the area, pool, beach, shopping. House was clean and inviting. We (grandparents) stayed in the main floor bedroom. The bed is not comfortable. It creeks every time you turn over or get in and out of bed. It would be ok for kids. Also, I asked 5 months ago when I was booking 2 properties in the Villa to accommodate our family of 13, if it was ok to occasionally gather together at the house. You did not respond, only the day before checkin when i wanted to be transparent and asked again, then you said no. I would have booked elsewhere.

We had an amazing stay! Upon entry, the condo was immaculately clean. There even was Hawaiian music playing from the TV. The condo was spacious and perfect for our family of 4 (2 adults, 2 teens). It was so nice to have the beach towels, beach chairs, cooler available for use; the kitchen was also stocked (though we don’t cook on vacation). Communication was great from the owners.
After staying on the Big Island for 9 days, we feel like this was one of the best locations on the island to stay. Having Queens Marketplace and Kings Shops walkable with plenty of restaurants and shopping was super convenient. The weather was 80 and sunny every day. A Bay and Lava Lava Beach Club are also walkable, though we tended to drive to those. A Bay is gorgeous; loved the beach and we rented stand up paddle boards easily there. We ate at Lava Lava for breakfast or dinner a few times. Downtown Kona is cute but more crowded and that’s where the cruise ships come in. We stopped in Hilo on our way back from Volcanoes National Park and there were homeless people everywhere so we were very glad we didn’t stay on that side of the island.
We walked to Island Java for coffee every morning. Loved it there! We also utilized the pool and fitness center in the neighborhood which was nice. If you are planning a trip to the Big Island, don’t hesitate to stay at this amazing condo.

This condo has a beautiful view of the golf course and tropical plants and trees on the property. Great back patio with furniture and a grill. Inside was a perfect fit for us with 3 bedrooms, so 2 couples and one child each had their own bedroom and bath. Loft area was used as an office for one person who could work as needed. Thankful for a washer/dryer and detergent! Kitchen was well stocked and condiments left so we could start cooking right away. Loved being close to the pool and 2 shopping areas and beaches. Watch for goats, birds, kitties and mongoose. We so appreciate the opportunity to stay here! 💕

We enjoyed our stay here! Good location with lots of extras. Beds we’re comfortable which is a must. Not much bad to say about this place.
Not regarding this unit but felt I should comment on is the grounds keeper/manager of the whole community. She was pretty uptight about the pool area and the play while in the pool area. We had a small water ball the kids were playing with and she came out to tell us that balls were not allowed in the pool area and that the kids were getting too loud. So with kids going to the pool area was sometimes tough. Again this has nothing to do with this unit but felt it worth mentioning.

We loved staying at this unit! Our party had a family of 4, plus two grandparents and it was the perfect amount of space. The bedrooms are comfortable and the tastefully decorated home had everything we needed to enjoy two weeks on the big island. One of the best parts of this unit was the location. Right across the street from Kings Shops & Queens marketplace. Walking distance to A-Bay beach, restaurants, and golfing. The complex itself is stunning. Our family loved using the pool & hot tub, which is right across from the unit. The garage had everything we needed to enjoy a day at the beach, including snorkel gear, beach chairs, cold bag, and umbrella. We will miss sitting out on the lanai each morning. We booked this ground floor townhouse for 17 days; our 2nd stay at a condo in the Waikoloa Beach Villas. Everything was accurately described and we totally enjoyed our time (which is never long enough). Very quiet with a lovely view of the golf course, having lounge chairs as well as other seating on the lanai truly suited our group. The array of beach chairs was terrific as we spent nearly every day at A Beach. The rooms were spacious and nicely appointed; everyone was very comfortable. As mentioned in scores of other reviews; the close proximity to Queens and Kings shopping areas make this the best location to stay. Having traveled to the Big Island many times over the past several years, Waikoloa Beach Villas is ideal and will be the place we stay ongoing.

This condo is in a great area. With different ages, there was something for everyone. The pool is fabulous, especially for our grandchild. We really enjoyed your bikes, thank you for having them! Our children liked going down the street for happy hour. Very clean and spacious. Peaceful area. We adore Hapuna beach and spent three afternoons there. Also Puako where we saw so many turtles. We decided to go to a luau, which we don't do very often as we come to the Big Island every other year. We went to the Marriott. It was so much fun, great food, great show, and great bar. As my husband said, very professional. A lovely vacation.

This home exceeded our expectations. Upon arrival the first thing I noticed was a clean smell. The place was so clean and tidy. The garage was well kept and convenient as well. The view of the golf course was amazing and the pool across the street was so convenient, clean, and secure. The place had everything you needed from laundry, cleaning supplies, towels, all applicances, spices, cookbooks, and beach gear (even snorkels and water shoes). And not to mention comfortable beds and air conditioning! Shopping and close beach access was icing on the cake. Wonderful stay and fabulous hosts! Thanks again!

First time bringing our kids to our favorite island and this house made it very easy. Had everything you needed, from kitchenware to beach beach, it had it all. Very, very close to the shops and restaurants (walking distance). Pool is 100ft from the front door, golf course and Mountain View’s await and it looked just like the pictures. Way better than a hotel stay and no need to pay a ridiculous valet fee because the house has a garage to keep the car out of the sun. Already looking to plan out next trip and this will be, if available, the house we stay in again.

We had a great stay with my parents, husband, and our 2 year old. The house was super comfortable and very well stocked with everything we needed. Short walk to the pool, coffee, food, a great beach, everything we wanted! Would absolutely stay here again. The only small drawback is that the garage is very small (which the owners were very clear about in the listing), it was too stressful trying to park our mini van in there each time but luckily there was always an unreserved parking space available within a short walk so it wasn't a problem.

This was a perfect rental for our group of three adults. We each had our own well-appointed bedroom and bathroom, and the common areas were spacious and comfortable. The lanai is fabulous, perfect for coffee in the morning and cocktails in the afternoon, and the grill and blender both saw plenty of use. There's a fabulous beach within easy walking distance (and a pool within a stone's throw of the front door), a convenient market and gas station basically next door, and easy access to the highway, restaurants, and bars. This is the perfect basecamp for a trip to the big island, especially for a group of people.

From the moment we stepped into this unit, we felt comfortable. It was the perfect place for us to all be together! My husband and myself and my daughter’s family of five enjoyed ourselves immensely! Everyone had plenty of room.

We just loved our stay. 3 couples in the 3 bedroom, 3 bathroom spacious condo. Breakfasts on the lanai/patio overlooking the golf course, drinks watching the sky turn pink, fully equipped kitchen, shops across the street, beach and restaurants within a mile. We loved every minute especially local black and white cat we named "Roger" who came to visit each morning, wild turkey, geckos and mongoose. Very relaxing and everything worked perfectly. Our family loved staying here December 2021. We were 2 grandparents, 3 adult children, one teen and a preteen. Bedroom and bathroom on the first floor was great for the elders. Loved the high ceiling and open floor plan. The home is very comfortable, tastefully decorated and extremely clean. Housekeeping thoughtfully left hand sanitizer and extra cleaning products and paper towels for our use during Covid.
The photos are accurate, the beds comfortable, the kitchen well-stocked (best rice cooker ever. Used every day!) and even had BBQ tools. Plenty of beach towels and towels in the house, as well as sand chairs, a beach wagon, beach umbrella, snorkel gear, beach bags and more, including 2 bikes, in the garage.
The location is excellent! A one minute walk to the smaller pool in the gated complex, and right across the street from the Queen’s Marketplace which includes a food court, restaurants, interesting shops and a grocery with a great selection with prepared food as well. Also within walking distance to the King’s Market, A-Beach, and the Lava Lava Beach Club open air restaurant/bar right next to the beach.
The back patio with comfy furniture, overlooks the golf course. It was lovely to look out and a great place to BBQ and gather outside, even when raining!
The owner answered my question immediately- good communication. All agreed that we would like to stay here again!

Perfect in every way. Right across from the pool. Garage is a bit tight, but still fit the minivan. Giant fridge to hold all the Costco food we over-bought. Proximity to shops and A-Bay is great. This home has been ideal for our annual vacations to the Kohala Coast. Situated on Waikaloa’s Ocean Golf Course, Queen’s and King’s markets close by...no need to drive. We had such a wonderful time staying in this condo. It was perfect for our group of 7 (us, our 3 children and grandparents) and gave everyone plenty of room to spread out and not get in each other's way. The unit had everything we needed for our stay, and the resort was so beautiful and safe. It really was the perfect base for being able to explore the rest of the Big Island, but also to have days to hang out by the beach and just relax. Would definitely stay here again.

Our family of 7 stayed here for part of our trip on the Big Islsnd. The property was gorgeous and pool was a favorite for the kids. The condo itself was amazing. It was beautiful inside with plenty of space. We loved sitting on the lanai watching the golfers right on the green in front of us. There were plenty of beach toys and chairs to take with us to the beach. It was so nice to be able to park in the garage near the condo. The shops were fun to be near at night for their entertainment. We loved our time here and would stay there again.

My family and friends (6 of us) had a great stay at James and Stacey Lynn's condo. The unit was very comfortable, well laid out and nicely decorated. We thoroughly enjoyed our stay . . . spending time on the patio, cooking and eating meals, walking to shops and the local beach. We also enjoyed using the condo as our base for exploring the island and would definitely stay here again. The only enhancement I can suggest is having an outdoor table and chair set for dining. . . the seating areas outside were nice but we would have utilized an outdoor table for dining and playing card games every night. Terrific property! We spent a week here at Thanksgiving. We had seven people -- two couples and three kids in total -- there were comfy beds for all, three full bathrooms, new towels for kitchen, bath, and beach. Appliances all in great condition; everything clean. The kitchen had a few condiments and spices from previous guests; these came in handy as we cooked, so we contributed to the house collection with our own purchases of olive oil, jam, etc. We spent every morning and evening on the quiet lanai, facing the golf course. The kids loved exploring on the empty golf course in the evening. The pool was chilly, but it's literally just across the complex's private 'street', and we usually had it to ourselves. We cooked up burgers on the pool-adjacent grill, and served them to the swim-suited kids at the communal tables & chairs just next to the pool. The garage had tons of gear we could borrow (beach chairs, snorkels, fins, water shoes, boogie boards, sand toys, coolers, beach bags, pool noodles). Plenty of parking for our second car just beyond the private garage. The shopping complex just outside of the property was a great walkable resource for groceries, Starbucks, etc. Only thing I wish it had would be more towel bars & hooks for all our drying swim gear (property rules ask that nothing's hung outside), and a few spare paper & soap products. We'd stay here again, happily!

This home was PERFECT for our group, we each had our own space-3 bedrooms, 3 baths for our 3 couples. It was located close to the Queens & Kings Marketplaces, close to several beautiful beaches and not too far from Kona. We loved happy hour at Lava Lava Beach Club. I have to send a review concerning this condominium, because it is beautiful . The location couldn't be any better, facing a wide expanse of green covered with beautiful flowering trees and palms wafting in the breeze. The golf course at the end of the property adds a spark of interest as the golfers wend their way by. I was pleasantly surprised by the interior of the property. The furnishings were really nice and very fitting for the Hawaiian location. Three comfortable well decorated bedrooms, each with a bathroom. and also a loft with a trundle bed. The master bedroom and ensuite bathroom was a private haven where one could sip coffee on the lanai. I particularly liked the artwork that was displayed around, all very Hawaiian and quite lovely. The downstairs was really nice. There was a nice counter with bar stools and the dining set was large and would easily accommodate a family. The kitchen contained all the requirements to cook and serve meals in an efficient manner. All of the appliances were running well and the cupboards were stocked with everything we needed and then some. There was an outside kitchen but we didn't use it but it looked quite nice and modern. Location wise it is across from two shopping centers which contain everything from a food court, to high end restaurants and all the shopping sundries you can imagine. I cannot imagine a more perfect place to stay and I will return as many times as I can. I forgot to mention the garage is stacked with many of the beach things that one uses to play or just sit on the sand A nice gesture by the owners I thought. All in all I recommend this home away from home to anyone who would like to experience Hawaii in all it beauty. Mahala.

some TV with cable network, very nice. The patio area is just so lovely & enjoyed the wonderful outdoor grill. It was located close to shops, groceries and many restaurants. Also very easy to walk or drive to all the nearby beaches.

We had a wonderful time at this condo with our family, there was plenty of space for all 6 of us to spread out. My only concern is the condo is not really "fully stocked" We needed to buy toilet paper, paper towels, foil, not to mention salt/pepper plus other spices. Propane for the BBQ is not included either. This made it difficult for us and we ended up not using the BBQ. The condo has been "well loved" by guests and upon arrival first glance was very nice, now it is very nice and spacious but like I said it has been "well loved" and is in need of some clean up/repairs. The carpet is stained, the downstairs living couches, dinning chairs, and patio furniture have signs of lots of love. Quite a few of the bath towels were very used and in need of retirement. It was very humid during our stay and ceiling fans on the patio would have been fabulous....we saw that other units do have fans. Stacy was very attentive to issues with appliances and the garage door key pad when we arrived explaining those are due to be replaced soon. The key pad was replaced during our stay and the garage was wonderful to park in as the parking situation is limited if you have more than one car. The garage of full of beach toys, chairs, and an umbrella. Other than those issues our family had a wonderful time on the Big Island. The condo is in the perfect area with the pool right across the parking lot, within walking distance to the Queens, Kings Shops, the Hotels and the beach. We found Beach 69 10 min north to the left at mile marker 69. Great little spot for snorkeling!

Thank you Stacy for allowing us to stay at your condo. I found it stocked with linens, kitchen utensils and appliances that met every need. It is a perfect location to Queens & Kings Shopping Centers. With Starbucks right across the street, you couldn't ask for a better spot to stay. Even with these amenities, you still have peace and quiet in the condo and complex. The grounds are well maintained and the two pools and work out facility were used daily!
I enjoyed the furnishings as you have put a very personal touch to your unit. The garage use and beach equipment was an added bonus. Should I travel to Waikoloa/Kona area again with family, I will definitely give you a call again.

This house was amazing! It had everything we needed. It is modern, beautiful, and very nicely decorated. The beds were supper comfy. The pool, spa, and grounds were very nice and clean. A bay/beach is close and Queens market across the street has many choices of restaurants including a good food court and the grocery store has all the necessities. . The owner, Stacy Lynn, is great. She promptly and enthusiastically answered all my questions. I would recommend this house.

Fantastic holiday in Hawaii ... This townhouse was the best location in waikoloa ..everything is easy to walk to ... We walked every morning got a Starbucks coffee and enjoyed the sunrise .. Restaurants shops and beaches are very close .. This is our 4 th visit to the big island and in waikoloa and by far this was the nicest place ... Bbq cooking kitchen right on the deck which is very convenent , lots of room , well stocked , comfortable , just felt like home ! Master bed room was huge and the other two rooms are very spacious with on suite attached ..we loved this place ... Sitting on your deck enjoying the peacefulness of the golf course but still having your privacy as well .. The owners are very responsive to any of your needs and just want you too enjoy there place as much as they do ...we will be back .. Muhalo !

We loved staying at this condo. It is so comfortable and inviting. The location is great! Near beaches and hiking and away from crowds and traffic! We shared it with friends and family for 2 weeks. Everyone had a great time. We will be back!

Loved our time at this 5 star condo. So comfortable, had everything we needed for a great family experience. Great beds, fully equipped kitchen with plenty of everything we needed to cook terrific fresh island cuisine. We enjoyed having movies and toys,to entertain the kiddos, an assortment of beach toys, snorkels, boogie boards, and the rubber water shoes were a huge plus! We loved the pool, made some nice friends, and the day trips to local beaches and attractions were so much fun. This condo is definitely on our "come back again and again" list! Didn't make it to the golf course this trip, but it looks like a great course. The owners were super nice, extremely responsive, and made our stay easy and fun.

We had our family of seven there and were very comfortable. I would recommend this condo to anyone. It is lovely and the pool is right across the drive. The beach is within walking distance. The owners were very helpful and responded quickly to all questions.

We had a party of seven adults and everyone thoroughly enjoyed our stay. Only problem, it was too short!!!! The condo is comfortable and well stocked with most everything you would need. The extra beach equipment was so nice to have, as we spent most of our time at various beaches, snorkeling and swimming. Mornings on the patio with a cup of coffee, a good book and golfers to watch was a daily tradition. The location is great for quick shopping trips within an easy walk. We also like this area as it is more centrally located to Kona, Kohala Coast and Waimea.
We would definitely return for our next visit to the Waikoloa area. Mahalo to Stacy Lynn and James.

There were 7 of us. My husband, my 2 young boys, my sister in law, my parents in law, and myself. Plenty of room for everyone. The condo was beautifully furnished, with plenty of linens. Kitchen was well stocked, including plastic dinnerware that kids could use. Everything was as described. It met our expectations. Very clean, well maintained. It is hot and humid (August) when we stayed at the resort, and the A/C worked very well and quickly. There was also beach equipment that came in handy, like body boards for the kids, beach chairs, umbrellas, beach mats, etc. Short walk to the pool. Would stay here again, but probably would come in the spring next time or early June because of the intense heat and humidity in August.
Only problem we had was with the cable box in the downstairs living room. It didn't work after the first night, so could not watch TV for the remainder of our stay.
