Location, location, location couldn’t have been any better or closer to the ocean. Nothing better than seeing and hearing the beautiful ocean right outside your patio door. We enjoyed and loved every minute of our stay. The condo was nice, but it definitely is in need of some TLC. The ‘wear n’ tear’ shows and a ‘refresh’ would be nice. We we’re grateful for the AC.

This property has everything you'll need for a great Hawaii vacation stay. Everything was as advertised. The unit could use some updating, but overall, we loved the unit. Grocery shopping just a short five-minute drive away and an awesome farmers market near the grocery store on Saturday mornings. The complex grounds were beautiful, and we would book this unit for any future stays in Kona.

Walk out the sliding glass door and you can see beautiful sunsets every night. Another great thing that this rental has is air conditioning in every room. There are a few things that do need upgrades which I included to management when they asked.

We stayed here Jan 10 - Mar 13. This property is all about the view. The condo itself is dated, but that is why its an affordable ocean front condo. Management was very helpful and had repairs done quickly. Its a small condo, two guest are comfortable, and four would be the max. Some newer more comfy furniture would help a lot. Due to high surf warnings, we boarded up 15 days on and off the first 4 weeks. Air conditioning, new floors and fresh paint were appreciated. Could use new pots and pans. Needs a loveseat or chair and ottoman to go with the one couch to provide more seating area. Great private beach 5 minute walk next door. Shopping center about 1/4 mile away has everything you need. Only 5 miles to downtown Kona. Overall enjoyed are stay, mainly because of the closeness and great view of the ocean.

We generally enjoyed our stay at this condo. It had very attractive grounds with nice maintenance of everything. The unit itself had plenty of dishes and silverware, which was different from some of the other units in the complex.
We found the staff responsive to our requests, and the oceanfront location was really nice. The inside was a bit dated, but we didn’t really mind. It was good for the price.
Having AC is extremely helpful and it worked really well. It was very nice to have beach towels provided and have a washing machine at the unit. We enjoyed the complex and played drop-in pickleball with other visitors from 8 to 9:30 AM every morning.
We also used the tennis courts in the pool extensively. You could walk to a private beach which was really nice.
The only downside that we found was there wasn’t enough toilet paper provided. I would think at the price point they would provide more toilet paper and not be stingy on this resource. You might want to bring some of your own if you book here.
Also, we were absolutely stunned that the company that handles the booking of this unit was not able to provide a map of the compound before our stay. I got the sense that they manage thousands of units in dozens of states and they don’t even know what state you’re in. If they had any true connection to this unit, they would easily be able to provide a map of the compound (showing where this unit is located) which is located in the binder in the unit itself.

When looking for this place what sold us was the twin beds for our twins in second bedroom as most have a queen. It was right on ocean amazing sunsets and our daughter used the hideabed. The complex has a great pool and is a 10 minute walk to a great snorkeling beach and we did surfing lessons on the same beach. White sandy beautiful beaches are 30 min to an hour drive away. It's like 7 minutes to town and 15 minutes to Costco. There is also a grocery store a minute away. The condo was well equipped in kitchen and had cooler, Boogie boards chairs and snorkeling equipment for beach which was an awesome bonus. Check in was easy. Would definitely stay again

This end unit location has beautiful ocean views from several rooms. There is no beach but a gorgeous lava rock wall. There is a pool, tennis and pickle ball courts. The grounds are very well maintained. There is a small shopping center within walking distance with a grocery store and a couple of restaurants. The condo was well equipped, plenty of dishes, pots, pans, and appliances. The washer and dryer are located outside in an attached locked shed. The master bedroom bed was perfect. The other room had two beds that were ok, the kids said they were a little soft and bouncy. We completely enjoyed our stay but if you are the type to prefer that everything is brand new and perfect, you might not. The upstairs bathroom could use a little refresh. It wasn’t anything that stopped us from having great stay. It reminded me of staying at a friend’s place, that happens to be in the middle of paradise.

The view is very beautiful and the sound of the ocean all day and night we loved. We were as happy about the inside of condo. When we arrived and walked in it was a disappointment for the price we paid. The size was definately small and the condo reminded us of the 1980's because of the old look of it and some of the furnishings as well were old looking. Kitchen was to small for even 2 people to be together cooking. The cleanliness could have been better , maybe it was because the condo is old and needs alot of updating into the modern world. I would not recommend this condo to anyone unless updated and some things get fixed. I may have paid to stay at #176 but dpent most of our time at other condo there that my family rented which were beautiful and same price. I was disapointed to see what others got in my family for same price and I got and old, 80's small semi clean condo. There were 6 other condos rented by my siblings and they definately got there money's worth.

The location of this property is the best in our opinion. Kahalu’u Beach Park Has excellent snorkeling and it’s only a 10min walk. The area is among the nicest we saw on the big island. Not far from all the beautiful beachfront shops either. The unit is a little dated in some areas and the metal is starting to rust on things given it’s proximity to the ocean. There were other minor issues with the property but nothing I wanted needed fixed while we were here. The texting with management is the best I’m sure they also respond to calls but I prefer text and they were prompt and attentive and assured the minor repairs I mentioned would be attended to after I checked out. Kitchen had everything we needed. The bad: the master bedroom bed is way to firm in my opinion and the chairs in the livingroom are uncomfortable(Great sofa though). The lanai has decent table and chairs but some comfy seating for wave watching and cute decore would be nice. Some redecorating inside could go a long way in this unit too. Overall very happy and would rent here again.

I thought the place was pretty nice, except for going up and down the stars to the bedrooms a lot. With my 81-year old metal I'll get a place on one story next time. But for a younger person with better knees it's good. Very nice to sleep with windows open and the noise of the waves against the shore. My wife like it less than I but warmed to it. Well maintained--recent new windows, tile-work, cabinets. We both give the swimming pool high marks. Problems: 1. 2nd bedroom needs cover on outlet--it's child dangerous at present. 5-minute fix. One living room black chair has arm coming apart--needs to be re-cemembed. But both are so uncomfortable that I'd replace them. Well-equipped kitchen, but all except one cooking pan are teflon--poison leaching into the food. My wife would replace them all with stainless steel. As for Knutson that handled payment -- unexpected last minute $200 charge was very poor show. And the man on phone when we asked about possible early check-in gets 1 out of 5 stars from me--borderline discourteous and almost snotty.

The unit was clean, and the main floor was more than adequate. The upstairs however left a lot to be desired. The carpets are past their prime and have substantial bulges that pose a tripping hazard. The upstairs bathroom could certainly benefit from a makeover. Although the bathtub was clean, the discolouration made it unattractive to use, so we only used the shower on the main floor which was fine. The lanai also was disappointing. The carpet outside the patio doors was very old and in bad repair. A screen had come off the patio door at some point in the past and was lying on the ground in the corner of the lanai, along with the table umbrella. The location of this unit is superb (just yards from the ocean) but the condition of the lanai detracted from the enjoyment.

This is a great location in the Kona area. It's close to everything; shopping, beaches, restaurants, sightseeing. The condo has everything you need for a comfortable stay. We were 2 couples and it was just right for us. The corner location offers privacy. The waves were crashing outside our door/window. Assigned parking, quiet complex, nice pool and grounds. We would book again.

The accomodations were just perfect for my daughter and I. Everything we needed was in the condo. Our unit was right on the coast and our lanai and my bedroom faced the water. I started my day with a cup (or two) of coffee on the lanai and ended my day with the sound of the waves drifting me off to sleep. The location is also perfect. Far enough away from town so it's peaceful and quiet but close enough to get anywhere or anything you need in 15 minutes or less. I would return to the property if I came back to the Kona area.

A lovely compact unit, plenty of space for 5 of us. The sofa bed in the living room was comfy and the unit had air conditioning for the one day that was pretty hot and muggy. The kitchen had a new coffee maker and rice maker . The lanai was lovely (after the storm barrier was removed! We happened to be there right after the crazy big waves). The location is so nice and quiet, great pool and close to an easy snorkeling spot at Kahalu’u Bay. We loved being close to town but away from the crowds. Shopping nearby and convenient.

Pictures of location and condo are very accurate, actually somewhat less impressive than in person. Condo was very well equipped, had more kitchen cookware, etc. and extra towels, sheets, etc. than other condos we have stayed in. Can't say enough nice things about the beautiful view. Fell asleep listening to the ocean each night.

The property needs updating and I was assured that is in the making. We were not able to have internet or cable during our stay because of a wiring problem. Another problem out of control of anyone except mother nature is that the surf was very high and the HOA boarded up the front of the property meaning we could not see the ocean except from the second floor. We also could not use the lanai. This happens about 10 days a year we were told and it happened to all but one day of our stay. That was a huge downfall. If owner does some upgrading and decluttering, the townhouse would be a nice place to stay in a beautiful complex.

Clear and simple instructions in a timely manner.The unit: Clean and satisfactory, but overall not as pristine and fresh looking as the images look. King Room: Bed is on the firm side. A/C only cools downstairs.Washer and dryer: Work great, but hard to find (clue look outside). (The salt water is harsh on the outside appearance but inside great!)Overall the unit probably won't exceed your expectations but is generally fine.

It’s all about location and price. I gave the property a 5 based on those factors. The unit needs some updating but for the location and oceanfront experience the site delivered. The a/c on the first level provided much relief our first day as the winds were non existent making for a sticky night of sleep on the second floor. But we knew that was a risk when we booked it. Property Management was great responded within an hour to some minor issues. I would recommend this property as long as you understand the lack of a/c on the second may prove uncomfortable as the winds change.

This was our absolute favourite unit of the 3 places we stayed on the island.
We loved the layout, the view, the pool area. All the holiday lights around the complex were so fun to look at.
It was very quiet and we enjoyed the path to the waterfront too.
When we book this trip again we will for sure stay the entire time at this particular unit.

We stayed 2 nights to extend our Kona trip. The place itself is adequate, even for 4 people. Sure, it could use some updates and there is a little rust places…but that is because it is a stones throw from the ocean! If you like to sleep to the sound of the waves, this is the place to be. Kitchen had a great blender but no ice maker…just bring a bag for the freezer. I would stay here again. Thanks

What an amazing location! This vacation rental is very close to the water, just a quick walk to a beach, and shopping nearby. With a mid morning arrival we had no where to store our luggage so I called property manager and asked for possibilities. Our condo was being cleaned so we were told that we could enter when they were done. That was a relief in that we didn’t have to worry about the car being broken into.
The apartment was as described but is showing signs of wear. The ocean are and many rentals can do that. We reported needed repairs and irregularities to the management who said they would address them. The AC is only in the living room. All rooms have ceiling fans and additional floor fans but these do little for humidity.
Best feature is the location- easy access to roads in Kona,super market, bars, gas stations and other conveniences.
The pool is great bc you can’t do ocean swimming here. You are on cliffs. At the end of the day you can sit on the lanai and have an unobstructed view of the worlds most beautiful sunset.

We rented 2 townhouses in the same location. Both were oceanfront. This townhouse was not updated and was shabbier than the other (#187).
