The Pros: The 3rd floor unit itself was quiet and decorated nicely with high end upgrades, had a lovely big kitchen, had comfortable furnishings (loved the couch), was located right across from Queens Marketplace, had an elevator, and included a wonderful balcony/lanai with outdoor grill overlooking the golf course.The Cons: The unit was not near either pool (long walk) and we never could figure out if there was a workout room in the complex (no map was give, we could not locate one, and staff onsite did not seem to know). On-site staff was not friendly and overly rigid. We parked our car and were taking our luggage to the unit (literally had been there 5 minutes) and when we returned to the car w/ the parking pass and to get the rest of our bags, there was a"ticket" on our windshield giving us a warning for not having a parking pass displayed.But I think that turned me off of the unit completely was that the unit had a Nest thermostat that was locked at 74 by the owner. This would not have been an issue except the Nest thermostat was located in the kitchen/dining room area which stayed cool, the bedrooms are located at the far ends of the unit. It was considerably hot in the bedrooms. My husband, who runs cold and typically sleeps with blankets and his socks, even complained about the heat. I have an autoimmune condition which is exacerbated by being too hot, not to mention I'm in that period of my life where I also get hot flashes, so I felt like I was being boiled alive at night there. I texted the property manager to inquire if it could be lowered a degree or two at night. I was advised they needed to check with the owner. I never heard back, which to me indicates the owner probably never responded to the property manager's inquiry.I understand that owners of condos try to save on costs where they can but this should have been clearly disclosed in their listing. The unit was exactly as pictured an described. Michelle was responsive and professional. The kitchen had more than enough of everything! My only complaint, if you could call it that, were the people who checked the pool and hot tubs each day. They were not family friendly. I understand when renting there are rules to follow. The disappointment was the rules do not easily allow families to have fun at the pool. Zero pool “toys” allowed and both employees made this clear to everyone in the pool. The one woman kept asking me if it was my son in the hot tub even after I said he was not. And the parents were right there as he was grabbing his toy out of the hot tub that had fallen in. I think there is a much more professional way to speak to parents and children. Otherwise a fantastic rental and would stay here again!!

This was our second long stay at J32 and it still exceeds our expectations. The cleaning crew leaves it not only spotless, but also with candles flickering and beautiful Hawaiian music playing. Convenient! It had all you need with zero need to tent beach stuff. Easy to get in and out of and suer high end. Closest swimming pool was closed and the pictures make the pools look bigger than they are. However, you are in Hawaii and the beach is better!

This property is absolutely beautiful. Just as pictured on site. All information was provided to make check-in very simple. The only thing we needed to determine was where garbage went. Sent an email and got a very quick response to the question. The location is great. We walked to both Queen's and King's shopping centers. Enjoyed a great dinner at Foster's Kitchen at King's. Starbucks is just across the street and there is a market at Queen's Marketplace too - however a bit pricey so probably not where you'd want to stock up for a week. First time on this island (although we've been to Hawaii a dozen times) so we were out exploring most days and didn't use the pool or golf course, so can't comment on those. Took a helicopter tour with Blue Hawaiian and it is literally one mile down the road! Already recommended the location to friends coming in the fall. Thanks for a great home base for our first Big Island adventure.

This two bedroom condo in the Waikoloa beach villas was exactly what was needed. We were walking distance close to resorts and the beach. There was a couple of outdoor shopping malls just across the street along with a grocery store. The condo fits our needs with two bedrooms and a homey living room/kitchen. We are looking forward to our next stay!

We couldn’t have found a better condo. Great location with great amenities. Well stocked and lovely surroundings. Only downside is the second bedroom and bathroom are a little small so our second couple drew the short straw. If we visit again we would stay here again.

This was our first visit to Island of Hawaii. We love the Kona/Soutgh Kohala coast area. The Waikoloa Resort area has everything you need close at hand. Waikoloa Beach Villa complex was well maintained and this particular unit was one of the best places we have ever rented. It was very clean, had every convenience and was beautifully decorated. We loved it and would stay again for sure. We had an issue with the air conditioner not working when we arrived so that was uncomfortable However, the property manager was very responsive and it was repaired the next morning. Very comfortable the rest of our 10 day stay. We are hoping to book another stay next year.

This property was very centrally located, with view of golf course off the balcony deck. Nicely decorated and EXTREMELY clean and nicely stocked. The master bed was very comfortable. We appreciated the beach chairs, umbrella, and cooler which made trips to the beach so easy and enjoyable. We also used the golf clubs and discount green fees. So nice not to pack our own clubs thru the airport. ( the men’s clubs were a bit older so if you are a great golfer, you might be disappointed with these, but the ladies were nice. )
This property made our first time to the big island great and we will definitely return and hope to rent this unit again.

We have stayed in the Waikoloa Beach Villas in the past and, do so because of the beauty of the area, the perfect location and wonderful properties. This unit was very comfortable, had everything you could possibly need including well stocked kitchen, comfortable bed and linens and, lots of beach equipment. This was our first trip to the Big Island but not to Hawaii. The condo is very well appointed, it had everything you could possibly need. Perfect location with shops, restaurants, even a beach within walking distance. One of the pools was closed for maintenance during our stay, which wasn’t a big deal since we spent most our days at different beaches or exploring the island. We really enjoyed our trip. Highly recommend this condo and we will be back!

The condo was clean, comfortable and in a great location. The kitchen had everything that we needed. The garage was a little small for a rental pick up truck but parking was within a few steps. It was super convenient to have beach chairs, umbrellas and a cooler too! The pool was close and having access to shops and restaurants also within walking distance was a bonus. It was very easy to communicate with the property manager as well. They offered quick responses and recommendations!

My husband and I came on our postponed honeymoon. We have only stayed in the downtown Kona area, so being in Waikaola was a new and exciting experience! In a word, this property is beautiful. Well appointed cupboards filled with every need to make delicious meals, a hot grill on the quaint lanai, soft, comfy beds. The location cannot be beat. You are steps away from the Queen and Kings shops with tons of shopping, restaurants, and my favorite, the Island Market. The community was quiet, and we enjoyed mornings sipping coffee and watching golfers play through our "backyard". There are lots of shaded lanes for exercise, that give you that laid back, spirit of aloha.

It is a beautifully furnished and well appointed unit on the 3rd fairway of the Beach Course.The owners are generous with small details down to robes. This unit exceeded my expectations. The pics provided are exactly what you see when you open the door. No surprises, well stocked. Golf at a reduced rate provided when renting this unit is a plus. Went to "Da Fish House" for fresh caught fish and grilled a few times. Will definitely come back & rent this condo the next time on the Big Island.

My wife and I stayed for 7 nights in this very nice condo. The location is perfect. We have stayed in the Waikoloa beach resort area a couple of other times, and this was the nicest unit we have had to date. The fact that we had all necessary appliances and even condiments, made it easy to prepare our own meals. We loved the BBQ on the lanai. Overall , a great week. We plan on visiting again next year.

Everything advertised and much more. There would not be enough words to describe the fabulous interior of this unit or how welcoming Jonathan and Natasha were to us on our 15 days there. Upgrades is an understatement when it comes to what the Stirlings did to this place. Lighting system with Lutron dimming switches throughput was fun just adjusting the many lamps, wall art and sculptures was a techies dream. Matching Lenox dishes and cups and stocked with with things guests tend to not have like paper towels, dish and laundry detergent, scour pads, coffee, tea and even butter.

The furnishings are first class and very comfortable. The kitchen with the working island is a chefs dream. We have stayed at other condos here at the Beach Villas but this one is by far the best. We will be back!

We recently spent two weeks at this lovely upper floor Big Island Penthouse. The pictures on line show the condo quite accurately. The condo location is great and has a lovely view from the lanai. The owners Jonathan and Natasha are very helpful and kind with answering any questions or offering excellent dining suggestions. No matter what your outdoor interests are, the Big Island of Hawaii is a magical place to explore. I have recommended this property to some of my family and closest friends. I know that they will enjoy it as much as we did.

We have stayed in this unit many times and it never fails to impress. All the pictures you see at the web site are exactly what you will find in the unit. We always look forward to this little slice of heaven in Waikoloa. The décor is amazing and every detail has been well thought out. The owners Jonathan and Natasha are so helpful and kind. They go out of their way to make sure you will have a good time. The unit itself is on the top floor, which makes it very serene and quiet. The view from the veranda is amazing, the beach to your left, Mauna Kea to your right and the golf course in front. What a special place to have your breakfast in the morning. The kitchen is perfect with stainless steel appliances and a wonderful large island for preparing meals. It is truly a gourmet experience. All the things you need for a day at the beach are also available including beach chairs, towels, coolers and boogie boards. The location of Waikoloa Beach Villas is perfect as well, right across the street from the Queens Shops. Everything you could need from groceries and wine to restaurants is available and handy. The walk to the beach at A Bay is only 5 minutes. Try the Lava Lava Club for happy hour – the mai tais are amazing. We have a great time walking along the beach trails both to the north and south. Turtles are common sites along the beach to the south. The trail to the north ends up at the Hilton Waikoloa which is a great place to wander through and stop for a drink, to whale watch or see the sunset. We like to relax and take it easy while we are in Hawaii. This 5 star unit makes that so easy. It has everything you could want in a condo and the location is perfect. Highly recommended.

We recently spent two weeks at this lovely upper floor Big Island Penthouse. This was our fourth visit to Waikoloa Beach Villas and our third time renting from this owner. Jonathan values his guests and works to make the experience excellent. We have nothing but praise for this gentleman. Despite living many time zones from Hawaii, he is always available by text, email or phone.
The condo is in a development of about 10 buildings, each with 4 or 6 units. The grounds are stunning and kept up beautifully. The complex has two pools, each with an outdoor hot tub. Outdoor lighting was very well designed, so at night there is very little light pollution and you can enjoy a night sky full of stars. The fairway off the lanai gives the feel of being in the middle of a park. Each visit we are amazed at how quiet it is, despite being fairly close to stores and other condos. At night, you fall asleep to the sound of the breeze blowing in the palm trees and awaken to the sound of doves cooing.
The condo itself is clean, spacious and beautifully decorated with lovely island artifacts and object d’art. The couch and bed are very comfortable. There are two very large flat screen TV’s and high speed internet allowing easy access to the web. The penthouse has a large lanai with a cooking counter, sink and BBQ, a table that easily seats four, and couch for lounging. We loved our mornings - drinking coffee on the lanai, watching the birds, clouds, and the occasional golfer. The kitchen is spacious, with a large island. No kitchen utensil or appliance was lacking. We did most of our real cooking on the outdoor BBQ. Don’t forget to pick up the black and blue burgers to grill from the Island Gourmet grocery - the best!
We also enjoy the location. Queen's Marketplace is across the street with nice shops, restaurants and the Island Gourmet Grocery. Also, A Bay for sunsets, turtles, and whale watching. We particularly loved Lava Lava Beach Club, just to the south of A Bay. They have outdoor dining and drinks right in the sand.
Jonathan supplies wonderful information on day trips, restaurants and local beaches. The condo has all your beach necessities including beach chairs, a beach umbrella, boogie boards and even a cooler.
We most definitely plan to return.
Nothing was forgotten…from spotless appearance to authentic Hawaiian style…this place was 5 stars!!

We enjoyed our stay in this unit at Waikoloa Beach Villas. It was by far the best accommodations we've encountered in all of Hawaii. Very clean and comfortable. We enjoyed the lanai and the comfortable bed. The beaches are amazing in this area and being here during humpback season is wonderful. They jump right out of the water. It is an amazing sight to see. This was my partner's 2nd trip and my 4th trip to the big island. We've stayed in Kona once and I've stayed in Waikoloa village twice but never in Waikoloa by the ocean. This is by far our favorite spot and accommodation on the Big Island. We have already recommended this condo unit to our family and friends. We are already planning our return. Better book your spot while you can :-)
