- Please note, occupancy in excess of six guests requires using rental bedding at extra rental cost. There are only four beds provided in the villa.
- Only guests registered as staying in a villa and villa owners are permitted to use the common areas and amenities on property, including the Fitness Center, Beach Services and the pools at Wailea Beach Villas.
- You will be a guest in a villa/apartment residential resort with a mix of permanent residents, part-time owner visitors, and vacationing visitors. The villas are fee simple condominiums with individual private owners. The on-site services are not intended to fully duplicate those of a luxury hotel. Valet parking and luggage service may be available only during limited hours in keeping with the residential character of the property.
- Please expect ambient audible living noises including but not limited to children playing, person-to-person conversations, public space music, any on-site food and beverage service, on-site or adjacent luaus, and on-site or adjacent parties, group conventions, sunset horns, and fireworks celebrations.
- Supervision of children when using outdoor balcony/veranda "lanai" areas within the resort is required.
- The plunge pool at D102 is not heated. It is a cold splash plunge pool only. On-site maintenance for the cold splash plunge pool is performed weekly.
- Parking is provided on property for one vehicle on a complimentary basis. Additional vehicle parking may be limited and costs may apply.
- On-site maintenance for interior plant care is performed weekly.
Notice: Wailea Beach Villas Lower Lobby Improvements Project continues with the completion date extended to Dec. 23, 2024.
The resort's lower lobby lanai, located adjacent to the "family pool" and beneath the penthouse tower residences, is being renovated. There will be No Work taking place the week of U.S. Thanksgiving, Nov. 23rd - Dec. 1st. Intermittent tile cutting noise may heard near the site when new tile is set from approximately Dec. 2 - 16th. Dec. 17 - 23 is the project's expected punchlist review and site demobilization timeframe. Work hours are Monday to Friday, 8:00 a.m. to 5:00 p.m. Noisy work is permitted only after 9:00 a.m.
Wailea Beach Villas is a private gated community for registered guests only. Each of our luxury villas has a stated maximum occupancy, detailed on PrivateParadiseVillas.com and in your Agreement. Friends and family staying elsewhere on island during your visit are not a part of your Agreement and the guest list, and therefore are absolutely prohibited from entering Wailea Beach Villas and using the common element facilities such as the pools and fitness center. In order to have your friends or family members enjoy vacationing with you, please inquire with us regarding the availability of any other additional Wailea Beach Villas to rent. All gatherings must be planned for locations other than within Wailea Beach Villas community property. Extra charges for excess occupancy and excess departure cleaning fees will be charged, if applicable, following any over-occupancy event. Resort management reserves the right to ask non-registered guests to depart the pool and property grounds immediately.
The accommodation you are renting has flexible bedding options in at least one sleeping room/bedroom. Our staff will ask you in advance of arrival how you would like the beds made up in those spaces. Kindly let us know prior to arrival so we can have the sleeping arrangements pre-made for you. If you are unable to give us your bedding request in advance, or if you change your bedding request after arrival, a $150 change fee will be applied.

This is a nice property and the condo itself was nearly perfect.
However, the property is wedged in between the Grand Wailea and a Marriott. Unit D102 is very close to the Marriott property. On our second night there were back to back Luau’s at the Marriott and 4 hours of drumming, chanting, and the music was pretty invasive.
That happened again the next night. Back to back performances, feeling more and more invasive to us. Happened again Monday night, this time we went inside and closed the doors to escape the noise.
The final straw was Tuesday night when there was a corporate event on the Marriott property. Following an hour or so of talks from the podium, they started playing dance music with a DJ. It was so loud that we couldn’t talk inside our unit with closed doors. It was so loud it woke up our infant granddaughter. The DJ screamed on multiple occasions, “How loud can you get”.
I went down to the property to try to talk to someone and was rudely escorted off the Marriott property after explaining the impact their party was having on us. Their explanation was that they were not violating the “Noise ordinances” and that if I had a problem I should complain to the Wailea Beach Villas.
So I did. I was told that my contract told me to expect “Ambient Noise”, and the property manager of our unit sent me the contract and pointed out the language as though this would somehow make me feel better. In a series of back and forth conversations they said in all the years that they have rented units here, they have had few complaints.
Not believing that, I talked to resort employees all over the property the next couple of days, and was told by many of them that the noise has been a problem, everyone is aware of it, and there is nothing they can do.
I get that the resort next door has their own rights. What’s not OK is when the Company you rent from (Private Paradise Villas) doesn’t properly disclose an issue of this significance, and when called on it uses their misleading disclosure to somehow get out of their lie, and then points it back to me as the one with the problem as “no-one else ever complains.”
I left feeling totally violated and taken advantage of. Not by the property, but by Private Paradise Villas (the vacation rental Company the owner of the unit uses), their misleading disclosures and complete lack of empathy when I brought this to their attention.

Such a great question lace to spend 5 days with family. Close to pool and beaches and all the shops. Easy to dine in or go out. Only suggestion is that some of the beds where hard to get in and out of for our parents due to the platform edges.

This is an ideal place for a family vacation on Maui. D102 is very spacious and well-furnished. It's an especially good deal when you compare it to the cost of rooms and suites in the nearby resorts. Highly recommended.

3 couples enjoyed this amazing villa for 10 spectacular days! A well-appointed home situated in a way which allows amazing views but privacy all around- we played cornhole in the side yard every day! The entire property is a paradise and the proximity to the beach and wonderful snorkeling was a huge plus! We saw several turtles right at the area closest to our gate. The concierge at the property (Jesse) was amazing and always ready and able to assist! From the amazing beds/linens to the beach chairs and towels, there was nothing we didn't have for our adventures! We used the local Maui Market Delivery and it was perfect! Thank you for sharing this amazing home. I gave it 5 stars with very minor caveats- please fix the lanai door handle (lol) and the screens are a mess :) We would absolutely return again !! LOVED IT!!
