We are a family of four with two small kids. It was perfect for our family stay. Everything was clean everything functioned nice pool area real close walk to the coast. We enjoyed every minute and the air conditioning was clutch.

Leading up to our stay, the communication with the host was extensive and they were also responsive. The property was clean and spacious and had everything you would need to eat in or go to the beach. The A/C in the living area was great, although it got a little stuffy during the day in the bedroom (the fans made sleeping comfortable). The patio was a good space to sit in. The short walk to watch the sunset on the complex grounds each night was excellent. The 2+ km walk into town was ok for us.

Images were accurate. Would recommend this property. Excellent location with easy access and parking. We did have some issues with the 'neighbours' noise (fighting) but appeared to be immediately reconciled by the property manager - thank you.

We stayed in the unit and explored Kona. We found the condo as advertised. Liked the lanai in the morning to have our breakfast. We were impressed by the grounds, plants and birds all around. Communication with host was excellent. Received promptly all of the information

The blinds in the bedroom did not open and close except by hand.
The washing machine stunk and leaked on the floor.
The floors looked clean but were not.
There were no sheets for the hide a bed.
The bed was ok but not good.
The fans just don't cut the heat especially at night.
There was nothing in the kitchen, not even salt and pepper.
I won't stay there again.
The pool was excrellent and the free parking was nice.

The apartment was in a great location! We felt like we were in our home while we were there. The only thing we wish could have been tended to slightly better was the cleanliness of the apartment. We walked in and all of the counters felt slimy or grimy and the toilet had pubic hairs on it. We couldn’t sleep without first ensuring everything was clean. We arrived in the evening and couldn’t wait until the following day to get in touch with the property management company. We went to the store, bought some cleaning supplies, and cleaned the apartment ourselves. Other than that, the experience was very nice.

The unit was lovely. Internet connection was spotty, and in the evening the TV was very difficult to use. I had to shut it off between every program to get it to change channels. Sleeping was actually fairly uncomfortable, the bed was great, the bedroom would’ve benefited from an air conditioning split. I really appreciate having a dishwasher. It makes all the difference in the world knowing you have clean dishes and cups. All the furniture was clean and comfortable and laundry in the unit was also a bonus as I will be traveling another three weeks throughout the islands. Because I was here for work I did not have the opportunity to take it vantage of any of the property amenities like the pool.

This fully accessible 1 bedroom ground floor suite has an open plan kitchen/dining room/living room and a beautiful lanai. No AC but lots of fans and plenty of shade. The pool is wonderful, the shared bbq/picnic area is great, and the viewpoint area is just lovely with benches to sit and watch the waves, sunsets, moonrises and views of Kailua-Kona only a mile north. We just loved our stay here and hope to return.

Good location, lush grounds and patio very private.. Convenient parking. Roomy suite. Nice pool and BBQ, Ocean view from the pool. Older complex and suite needs updating. Grime on cabinets and suite needed a good deep cleaning. It was cleaner when we left than how be found it.. Noise was an issue as the sound travels and you can hear everything, but not much they can do about that. The bed is a king size and very comfortable.

This place was sweltering. We could only be there after the sun had gone down. I do not recommend staying here unless it is winter on the island. I will not be returning to this location.

As usual the condo was in great shape clean and ready for our arrival. We also utilized the concierge service and they booked our 3 tours which went on without a hitch. On this visit we didn't need to contact the property management company but last year they were very helpful.

Very comfortable condo with everything we needed for our 3-day stay. Included beach chairs, snorkels & masks & more fun beach items. Nice pool & adjoining area with tables & gas BBQs. No A/C, however overhead & standing fans were all that were needed for January in Kona. Busy traffic area as Alii Ave. is 2-lane with lots of condo complexes & hotels. "Old-town Kona" is about a mile north, and is a hub-bub of restaurants, cafes and lots of shops. No view of the ocean from the condo unit.

Because of how the open windows are situated the unit was not very sound proof. Was very disturbing each night and early morning with crying baby and coughing senior close by and above us. Pool closed for 2 of our days for disinfecting.

Upon arrival we thought our room was nice and clean. It was well equipped with everything we needed to make our stay comfortable. All around we had a great trip and I would recommend Alii Vllas to anyone who wants to be close to everything. Was only a 5 minute drive to a strip of restaurants shops ad markets. The only thing I could say was the unit could use air conditioning !! Not used to that kind of heat but still was beautiful.

We have never done one of these vacations before but were pleasantly surprised. The condo was easy to find, lovely, nicely furnished and comfortable. We weren't familiar with the workings of the wi-fi and a couple of other small technical things but we called the # provided and although it was a weekend we got top-notch assistance AND they called back the next day to make sure we'd been helped. It was wonderful to have such a nice place to come home to after a day of exploring, snorkelling, ATVing or geo-caching. It was so homey to be able to sit out on our lanai in the evening... so quiet, we could hear the waves and it was so nice and warm. We also went to a luau just down the road one evening and that was wonderful... the food... the entertainment. It was a great vacation altogether and we will do it again.

This condo was very easy to find, I arrived late and had no problem getting in with the key code. I stayed for three weeks and all was quite. I never had any problems with anything. The condo is pretty close to being fully stocked, I added a cookie sheet for baking. I would probably come back again although I would prefer air conditioning. I do think the furniture needs to be updated but it does keep to the Hawaiian theme.

We originally book for 17 days and extended our stay in Alii Villa's (107) for a further 7. The complex is very well kept. The gardens, pool and BBQ areas were immaculate. The condo was very comfortable. It is on the ground floor, with a nice lanai overlooking the grounds. The assigned parking space is very close by. We found everything in the condo satisfactory. The furniture is a little dated but still serviceable and for the price is was very good value. The location is great 20 minute walk to Kona Village or Magic Sands beach, just a few minutes drive. We would definitely return.

This unit and it's amenities need updating. Cutlery is stained and appears to be rusty. Same old rusty beach chairs as last year and one of them completely collapsed on the first day out. Furniture upholstery is looking a bit shabby. Patio doors are very noisy. Bathroom and fixtures are in need of much replacement; sink, cabinet, mirrors, etc. Alii Villa grounds and pool area are immaculate and beautifully maintained every day. Parking is excellent and convenient. We felt very safe there.

I enjoyed my stay at Alii Villas 107. The main thing that would improve the experience is the addition of wifi/internet capability. Also, a note as to where to take the trash would be helpful. This 1 bedroom garden condo was very clean and comfortable. The little extras that the owners make available for guests allows you to enjoy the pool and the beach - toys, towels, cooler, etc. I would definitely stay here again.

The surface areas were clean, but the rugs in the bathroom were filthy as was the pantry closet in the kitchen. The top of the dryer was covered in dust as well, and the pillows on the bed were absolutely disgusting. I felt we left the property more clean then when we arrived, and I think it's rediculous that we were charge $130.00 for a cleaning fee when it wasn't very clean to begin with. I would suggest new pillows and perhaps a new cleaning person.

Furniture uncomfortable, too expensive for what you get, bare essentials, no extra's just what your basic are. Dishwasher does not work and Kona Coast called repair man and he fixed and still did not work to wash dishes and I paid for those amenties. Dishes from dishwasher when we arrive we're dirty put away in cupboard. Had to re wash all dishes before I could use them and unit was not cleaned well at all. Toaster, coffe pot and dishrags all had to be replaced with new due to not working or unsafe as far as fire goes. I too also paid for those amenties. Kona Coast was great with replacing them after I'd been there a week just wish I'd called sooner and also wish dishwasher had worked so I didn't have to do dishes on my vacation. Allii Villas complex is grat it's just the unit needs some talc. Sheets had balls on them old and bed not very comfortable made hips and shoulders a he and didn't get very much good sleep.

Let me start by saying that the condo and location were ok. As for the residents in the condo, the man that lives in the condo directly next to you, as in you open your door and block his door, was very rude. I only met him once, but heard him and his guests all the time. We weren't there much, but when we were, they were always playing music and had his door open, so you couldn't help but hear everything. The one time we did meet him was when he was banging on our door at 7:30 in the morning. I came to the door thinking someone was hurt or something was terribly wrong and he proceeded to lecture me on the noise coming from our condo. I immediately apologized about the news on the TV being too loud (that's what I was assuming it was) and said it wouldn't happen again. He stood there and proceeded to lecture me like he was threatening to kick us out! It was just my mom and I in the condo, we were never there, and when we were it was to make dinner and we were asleep ever night by 9. No partying or anything and he was complaining about our TV at 7:30 in the morning? That was our 1st and only interaction with that jerk. He made me feel extremely uncomfortable because he wouldn't leave and I was standing there in my pajamas. I ended up just shutting the door on him. Extremely inappropriate. Our other interaction with the residents was at the pool. My mom brought a salad in to eat, she got the royal biotch treatment from one of the residents. She came over to my mom and started barking the "rules of the pool" at her. My mom apologized for bringing food into the pool and said she wouldn't do it again. The lady just stood there staring my mom down, like she was going to kick us out!! Are you kidding me? We felt very unwelcome and left not too long after that. We only went back to the pool 2 other times and found babies and toddlers in the pool. So it's ok for babies to pee in the pool, but it's not ok for my mom to eat a few pieces of lettuce?
