Location great. Accommodations were just okay. Maintenance person just walked in one day without knocking or inquiring if anyone was in the unit. Caught our grandaughter off guard. Had to call maint several times to remedy slow draining of tub in upper level. Same with toilet. We ended up having to take a plunger to it several times. Stairwell going up to the unit was not clean when we arrived and stayed that way until we left. Great unit with good amenities but the cleanliness of the area left something to be desired.

Our spacious rental was perfect for our family and walking distance to the beach. The location was convenient to many activities on the island, shopping and restaurants. We would love to stay here again in the future. Aloha and mahalo for the memories!

We thoroughly enjoyed everything about this amazing condo. We were a group of 8 adults, there was room for everyone to spread out and enjoy the 9 nights that we stayed. Communication with the property manager was excellent, they were quick to respond to all of our questions.
The condo is located on the Greenbelt, a short walk to several wonderful beaches. There is also a great pool and hot tub available for guests use. There is a grill located right downstairs from the condo, we used it for several dinners. The grill is cleaned/serviced daily by the condo association's maintenance crew.
We will definitely plan to stay in this condo again the next time we plan a trip to Kauai.

Great location! We enjoyed our stay! Having the barbecue at the bottom of the staircase was so nice, we grilled many dinners. Access to the pool was fabulous and needed for those that don't really enjoy the sandy beaches. It was great to have beach chairs and a couple of boogie boards provided during the stay. For future guests who are bringing young children, I might suggest providing a fold-up wagon for ease of transporting beach chairs, boards and other necessities for the walk to the beach. I imagine this would be SO appreciated by your guests. We would definitely rent again. Mahalo!

We have stayed in the Poipu Kai area many times. We love the location to the beach. There is a long green belt with a path which makes the morning walk to the beach very pleasant. We will continue to stay in this area whenever we visit the "Garden Island".

We loved every second of our stay! The location was perfect. We loved being able to walk down to the beach to snorkel, boogie board, visit the turtles who came up to rest on the sand, and we loved the seal who was sleeping on the beach too! The condo had everything we could need and more. We enjoyed cooking and eating the fresh tuna from out fishing excursion with Apex Charters. The kitchen had everything we needed (except maybe a non stick frying pan). The beds were comfortable and the lanai was so relaxing. We would highly recommend this condo and plan to come back again!

We stayed a week in August with our older children aged 18,20,22. We all had plenty of space. The unit was clean and as advertised. I will say the 4th bedroom was 2 twin beds in the loft over the living space which might not work for families putting little ones in that area. The layout would be perfect for a larger family group or 2 smaller families. The location was great, an easy walk to Shipwreck, Brennecke's and poipu beach park. It was an easy drive to shops, coffee shops and restaurants. The condo was well equipped, the kitchen had everything we needed and it was so convenient to have beach towels, beach chairs, boogie boards and other beach equipment. I would rent this unit or in this community again.

We enjoyed this lovely property and all the considerations that went into making this a comfortable stay. The kitchen had everything we needed to prepare meals at home. The beach toy cabinet had plenty of chairs and items for the beach. Everything was in great condition and that is not often the case in a rental. We enjoyed our time together as a family and can’t wait to return!

We had three generations stay here (2 kids and 5 adults) and it was perfect. We all had enough room, the beds were comfortable, the AC and fans kept a perfect temperature, and the dining table with the bench perfectly fit everyone.
The location is amazing: a short walk through green space to the beach, the pool, and restaurants. From the main lanai, all you see is lush greenery and you get an amazing breeze. They had plenty of beach gear and we really appreciated the wagon and water wings for the kids, and the snorkel gear for the adults. There were salt, pepper, and spices available in the unit as well.
There is only one parking spot and it is very narrow. I think a second car would be tricky in terms of finding another spot close by, but we only had the one van.
We would definitely stay here again!

We loved the property. Four adults wanting their own rooms and this was prefect.
Some of the beach gear needs to be removed as they are breaking.
I had the master and loved the room and shower.
The shower heads in all bathrooms need a good soak and cleaning.
Beware the parking stalls are small and some tenants like to park very tight so thank god I’m tiny and could squeeze in. Then back out to let everyone else get in.
The local beach is a nice short walk and the turtles like to come in there to rest. 🥰

We really enjoyed our time at this condo. We were a family of 6 adults and having 4 bedrooms and 3 bathrooms worked out great. Place was clean, spacious, well appointed, and nicely decorated and comfortably furnished. Great location just a short 10 minute walk to the best beaches. Watch a sunset as the turtles come to rest on Poipu beach, then look up and enjoy the most incredible star show you’ll ever see.

The location and space was 10/10. There were a couple issues that arose though that I think could have been avoided if communication had been more clear from the property manager.
The only pool that this unit has access to is the one closest to kalapaki joes. Although there is a “pool key” provided that looks as if it would fit the lock to the other pools, do not try this. The key will get stuck and you will be stranded. Additionally, parking was a challenge when the visitor spots were full. Our friends had to park all the way at poipu beach overnight a couple times. Also, be sure to put the parking pass in your car, otherwise you’ll get citations from the management company.

Comfort and cleanliness is of the utmost importance and we found this property in excellent condition and as represented in the VBRO pics (in fact, we thought they may have remodeled and up-graded from the time we booked - not sure - but it was very nice). Easy walks to the beach and the turtles that come ashore every sunset. Couch was comfortable for the whole group to relax on. Kitchen was fully stocked and the washer / dryer were great to have. I would recommend without reservation. We had opted for a lower overall price vs. ocean views but found the savings well worth in at this location.

We thoroughly enjoyed our stay at this property. It was clean, well cared for, and very convenient to most of our desired activities. The fact that each of our 3 teen/ young adult sons had their own space, made this perfect for us.

Beautiful location and beautiful townhome. Very spacious and cozy! The kids had a blast and we were able to relax.
Only complications were finding it, it says it’s building H, but we only saw a 2 on the building. Maybe I’m blind tho haha
And then parking was difficult because the spots are narrow and the person on the right of us kept parking on the line making it so we had to get all passengers out of the car before we could even park. But that is more about the terrible Parker in the other townhome than the rental. Just beware.
Townhome was perfect and we’d love to stay there again!

I was disappointed with the lack of a view from the condo. It was impossible to enjoy sitting on the balcony, which was tiny. And it was almost impossible to find the pool... which was quite a distance from the condo.

This property was more than what I expected. It had everything that we needed and much more. Only thing that I wish was that the property was on the first floor and the internet connection got disconnected on the last day we were there. Other than that it was perfect and I would definitely stay there again.

We stayed here during my brother's wedding. It was perfect for our big, crazy family. 3 bathrooms really helped! The short walk to the beach was perfect! I'm pretty sure we went to Brennecke's or Puka Dog every single day! The only thing is, with such a big place, it is a good chance you'll have more than one vehicle and there is only one reserved parking spot in the very tiny parking lot. If all the guest spots are taken, and there aren't many, you'll have to park somewhere else. And even though there aren't any signs, you cannot park on the side of Ho'ohu rd. We got a violation (not a ticket) for that because no one else knew where to tell us to park. We ended up being ok with parking a little further down that road to the right next to the other townhouses. We also got a violation for backing into our parking spot which I'm not sure how we were supposed to know that. Other than the parking situation, it was an amazing place to stay! I hope to get the chance to come back and stay again!

There were 8 adults and the sleeping and bathroom situation worked out great. They had everything for your cooking needs which was nice because we didn't get reservations in soon enough but we're able to get on a wait list and get in within 30-45 minutes each time. The bath in the lower hall didn't have a working fan which I called on and they said maintenance was going to come fix but they never came and they said there would be to and laundry soap which wasn't there but we figured we could get it since we would be buying it at home.
Overall the condo can accommodate 8 adults in the right sleeping situation without feeling like you were tripping over someone. I would stay there again.

The emailed directions were a bit confusing. It said to look for building H but we could never see a building sign. It would be better to just say "turn into the small parking lot for Regency Villas and look for spot 224, the condo is located around the right on the second floor". (we didn't know we were on the second floor, that kind of made it difficult with all our gear with kids) But overall a very nice place fully equipped with beach gear!

The location of this unit is great. Just a few steps away from a walking path that takes you to 3 beaches. Layout of the master bedroom and main floor is very nice. The second “master”has a very small bathroom that is shared with a loft that has two single beds. The entire condo was desperately in need of a thorough cleaning. Walls, doors, cupboards, light switches and floors were very dirty. Linens and towels were also in need of a upgrade as most were stained and very worn. The furnishings and appliances were well used also in need of some attention. Most of the beach supplies were none functional. Property manager was very responsive and fixed some of the smaller issues such as a very moldy shower curtain, broken toilet paper holder, continually running toilet and a front door that did not stay closed, as well as various burnt out lights. This condo is showing signs of continuous use without maintenance or proper cleaning. It is at best a 3 star property. I’ve stayed at many properties throughout the islands and unfortunately value for money spent on was not great.

What an incredible place to stay on the beautiful island of Kauai! The house is exactly as advertised. It fit my family and friends, party of 7, very comfortably. It is a short walk, about 5 minutes to 3 different beaches!! The beach toys were a very nice addition! It was so nice not to have to travel with beach towels because they were provided.
I never had any issues, but management was so quick to respond to any questions and were even able to accommodate a later check out on Christmas Eve!!
Pro-tip: Walk down to Brennecke's beach in the morning 0600-0800 and you will see dozens and dozens of sea turtles riding the waves! My husband even saw a pod of dolphins in the distance. What an incredible vacation!
