We have stayed in this complex before, but first time in 402. The management company is top notch, from the welcome basket to communication, all nice touches. The unit itself is a little outdated, but everything worked and it had everything we needed. Access is via an electronic key pad on the door and it has a keyed security door. The view is better from the 4th floor. The location of this plaza is perfect, which is the best part of staying here. The parking garage is under construction, but we never had an issue finding a parking spot. The parking garage is only accessible via the elevator which requires a key to get to that level. We spent a LOT of time on the patio because the view was amazing. Bed was very comfy. Central location. We were able to walk to most restaurants and bars. Parking was great.
Only thing is we were told NOT to use the concierge for anything but "reservations". When we went to other hotels we were able to use the concierge for questions and suggestions for local things to do so we asked the people at the restaurants or other visitors for info about the area. Kind of disappointed in the limitations for using concierge.
We had to save over a year to be able to go to Hawaii so we really can't thank you enough for making our vacation special.

We loved this property and its location. We had a wonderful stay and enjoyed ourselves very much. The management company was very professional and responsive when needed. The only draw back is that the pictures advertising this apartment are long out of date. The changes in the apartment are minimal and can be understood however the degraded tarps on the businesses across the street are quite the eye sore. This is no fault of the owner of this apartment rental property but surely takes away from their lovely view from the balcony.

The condo was better than the building it was in. It was close to the main street with all the restaurants and gift shops however, it’s still required climbing stairs to get up to the first floor in order to take the elevator. The elevator to the basement has a fire door that you cannot come back in. This was an issue because my spouse cannot climb stairs . You can take the elevator to the garage in the basement and go out the fire door right onto the main street, but you can’t come back in that way. In addition, the ocean view was there, but only by looking over the top of some really dilapidated roofs. Overall, the condo was acceptable at the price charged, and the inside of the condo was well maintained

Great location. Pictures are accurate. Close to all the amenities in Kona. Staying here, you do not need a car unless you are going to tour around the island. Grocery stores (2 on Palani), Walmart (straight up Henry Street), and local shopping are all within a mile of the condo. There is an ABC Store directly across the street if needed that is open 7:30 am to 10:00 pm 7 days a week. Beaches are close (Kailua Pier being one of them) or several along Ali'i Drive or the old Kona Airport that is 1.5 miles away from the condo. There is an E-bike rental shop on the main floor of the building and a brand new coffee shop that has 15% discount for those who staying in Kona Plaza (great coffee and treats). Bike rental shop was amazing. Farmers Market is a 3 minute walk away for all your fresh fruit and veggies. We had no issues with the property. Property manager was amazing and has options available for mail and parcel pick up, which was greatly appreciated! We would stay here again.

The location of this complex makes walking to restaurants and shops very convenient. Alii Dr is a busy street, but downtown Kona gets quiet around 8pm. The size of the balcony is great, and if you look over the shopping center roof that is need of repair, you have a nice view of the ocean. This is an older unit, but does have all the necessary kitchen appliances, as well as a washer and dryer. We appreciated the beach chairs that were in the closet, and the paperbacks for reading.

We rented this place for the Ironman Championship for 7 days. Location was our number one priority and this place was perfect. Very close to the swim start/finish line, restaurants, coffee shops, and stores. Location and view was unbeatable! The overall cleanliness of the unit was good, with zero bugs. However the tile grout lines, which were at one time white, were dark brown and in need of serious cleaning. The bedroom carpet was very old, wrinkly, and needs to be replaced. The kitchen was well stocked with equipment and utensils, but all are old and very used. The appliances were functional but they are of the lowest grade and very old. The fridge has rust on the outside. The dishwasher was extremely loud so we made sure to run it while we were out. The large patio is awesome and makes the unit feel larger than it really is. BUT..if you close the patio door behind you, you're locked out. A new lock would be a simple fix. A/C and ceiling fans worked well, king bed was comfortable

I was a great place to stay. Apt was central to "Downtown Kona" and easy to navigate to. Check-in: The App was a great tool and contained all the information needed. A word of advise to those that have never used a lock box, pull hard to open to access the key pad. Unfortunately I had a hard time figuring it out and called the number provided in the App for help. Help was immediate and directions clear. The managing company sent reminders during checkin and while preparing to check out that were helpful. Overall, my wife and I enjoyed our time there.

Condo was clean, pictures matched the listing. Kitchen only had salt, pepper and oil. If you plan on cooking, get sugar, spices ect. We were only there for a quick 4 day wedding, and being on west coast time, we were exhausted and turned in early on Hawaii time 8:00 (11:00 our time). The neighbor was hammering, but because it wasn’t quiet time, we had to endure it til 10:00. Also the bedroom borders on the parking lot, so it was impossible to block out the bright lights. Lastly, the gate to the underground parking was non functional til the last night, then suddenly we were locked out. Too many rules, we were afraid to enjoy anything.

This property was exactly what we were looking for as a finale for our stay on the Big Island. We had already been camping around the island in a camper van for a week, and wanted to treat ourselves to a relaxing stay in town. The apartment was much more spacious than we were expecting. The bed was super comfortable, the kitchen had everything we needed for cooking, and the A/C was fantastic at the end of a long day of sunshine. The true star of the show however was the absolutely perfect lanai. It's spacious, gets a lovely breeze off the water, and has a beautiful view of the water and palm trees. We were a bit disappointed that the pool was under construction during our stay, but in hindsight I don't think we would have had much time to use it anyway. The location was super convenient, with yoga classes, acai bowls, restaurants and ocean access within walking distance. Both harbours offering boat tours were within a 10 min drive. One night we even got to enjoy some fantastic live music sitting on the lanai. Would definitely recommend this booking!

Beware that this property is within a complex that is VERY particular about its rules, particularly about parking, and isn't afraid of fining.
This particular unit is managed by Knutson & Associates. They did make sure we knew all the rules and the resulting fines beforehand, which meant we had a pages long contract to go through. DO read the fine print.
We avoided any fines, but the whole process, particularly check-in, was extremely stressful. Make sure you park in the correct place and have all your forms turned in correctly. The lock box was difficult to get into. Some rentals are as easy to get into as getting a key from under a mat. This isn't one of those.
Check-in time is 4pm. We requested an earlier check-in three times, including on the phone the day before, and were told we would receive a call or text when the property was ready, but on the day of we ended up hearing nothing: no call, text, or email. We ended up not needing early check-in after all so we didn't bothering following up on this.
As for the property itself, it is outdated to the point of being borderline dilapidated. The couch is old and actually hurt to sit upon. Mold/mildew in the closets. The complex looks as though it was built/furnished in the 70's or 80's, and neither the furnishings nor the carpet in the bedroom appeared to have been changed since.
The photos from the balcony have been color enhanced. This property overlooks a busy street, and make no mistake, it is NOISY. Be prepared to hear loud cars, music, and voices. Even in the early morning the only thing we could hear from the balcony was the air conditioner from the shopping complex across the street. No ocean sounds for sure. There's been some damage to that building so the roof was covered with tarps, marring the view.
The entire area appears to be a bit down on it's luck, and a little sad. There are shops and restaurants, but a lot of empty complexes too. When you walk around you will see a lot of homeless people. No one ever approached us, however, and it felt safe.
We could hear the TV from the unit next door. The bedroom was quiet, but lights directly outside the bedroom mean that it is bright. You could almost read with the lights off. If ever there was call for black-out curtains... The mattress is foam instead of box springs. It's new at this point but, and I imagine it will wear out fairly quickly.
While some might be satisfied here, personally I would pay more money for better.

A great and convenient location. Garage parking and the elevator were a big plus! The unit is walking distance from many galleries and restaurants. The lanai is a big bonus. The traffic from the outside can be a little noisy but we really couldn't hear anything from the bedroom.
We never needed the AC, ceiling fans and tropical breezes made it really comfortable for us.
The kitchen was well-equipped. The unit had everything we needed, but it has been well-used and seemed like it might be due for a deep cleaning, especially the carpeting and the flooring in general.
We enjoyed our stay.

The best views from the lanai in the heart of Kona right next to the Kona Marketplace that hosts the best shops in town. We were greeted with a exceptionally clean apartment with a welcome kit that pampered us during our stay. Fully equipped with all amenities, we enjoyed our stay here. The entire floors of the building were under construction. Grinding, loud noises. Started at 730 and we were not informed. We were not informed. So I let the property manager Knutson know and I was told it is in the fine print. The site manager was not available during the hours stated. Instead we got notices of this and that, that was not correct. The parking garage was never locked and we did not have any instructions on the pass required, so we did our best and wrote the room number on the paper. The rental company emailed us the wrong registration form that we were instructed the put in a drop box, if the site manager was not available. The minute we checked in they started asking us to tell them what time we are leaving. The hotel is very old and the room is dated for the Price. We come every year, so I could not really recommend based on other better places we have stayed. Also the key thing was not explained. You will know what I mean. Every time we parked our car even yo load we were asked how long have you been there….

This is in a great location. We arrived after the manager had left for the weekend so didn't meet her until Monday; management there is very hands-off. We got help getting into the unit from a neighbor. The request for maintenance on the app was easy to use. We had to shop for paper products for the unit. We had thought that the housekeeper would do the laundry (towels/sheets) after our stay; the Rules said we would be charged extra if housekeeping had to do more than 1 or 2 loads so we ended up washing and drying. We have not stayed in a location so close to the main street of a busy village with night life. The air conditioning worked well, and appreciated the instructions. Nice wide doors onto the lanai with wonderful view onto the bay and Alii Drive below. Pancho and Lefty's restaurant was next door and very good. The pool was very nice, and the tables had umbrellas. Would recommend a new mattress in the bedroom, and new sheets that fit.

Wonderful view of the ocean, the perfect location, nestled in the middle of a Hawaiian village. We made it every evening the easy stroll to the beach for the sunset and visiting the local shops and restaurants. The most memorable part was enjoying the Hawaiian décor and relaxing on the lanai with the gentle sounds of Hawaiian music floating in the air, while watching out over the ocean activities. This property is great for its central location which makes walking to dinner or drinks or shopping very easy. The lanai is a great size and the view is wonderful. We spent a lot of time on the lanai. Though you can get some noise from the street in the living room, the bedroom is located on the other side of the condo and was very quiet. The place was clean and comfortable with everything you need for a great stay. We stayed 2 weeks and felt like we had everything we needed. Great value for location, comfort and views. The units furnishings are older as other reviewers mention, but they are in good condition and worked well.

I spent 2 weeks in Kona working remotely, and this place had everything I needed.
Positives:
- Flawless wifi, more stable connection than I have at home, and my work requires a very fast connection
- The balcony (lanai) is huge, the view is stunning, and there's a table that is a perfect workspace
- The location is right in the center of town, perfect for a quick walk to restaurants, coffee, shops (when open) and plenty of activities. Also a 5 minute drive to Walmart, Target, and Safeway if you need things for an extended stay.
- Plenty of parking in a secure garage
- Great value for the price
Negatives:
- Some confusion upon check-in about parking passes, but the agent was very responsive and there was no issue
- As many reviewers stated, this is not a brand new place. It could use a refresh in many areas. If you are looking for a pristine luxury condo look elsewhere. But for the price and for my needs, it was perfect.

We have been staying at Kona Plaza since 2002. This unit is our favorite unit that we have stayed in! Great view, location and owners. The property is extremly well managed and is always clean upon check-in. From the moment that we book, the day that we get there up to the day that we check-out we feel and are treat like we are family. If you are able to book this unit DO IT!

Our experience was been amazing! So much so we have booked and paid for three weeks next year! Love #402!!! The rental is in a great location, right in the middle of Kona and all the restaurants. The snorkeling beach in only a few steps away and we walked to it daily. (So many different fish to see!)The unit itself was in great shape and the view is perfect. Being on the top floor you have an unobscured view on some of the best sunsets ever! The pool was nice too! Very refreshing.Employees at the property were great and always willing to be helpful. Great location in town close to everything. This condo has a great ocean view. My husband and I enjoyed breakfast on the lanai every morning watching the boats and swimmers in the bay. While the condo is a little dated it had everything we needed for a great stay. The condo was clean and our arrival smooth.
