The unit was spacious and convenient location to the pool. The Hilton Pool passes were a huge benefit with the kids. The unit was stocked well. The carpet was worn and needs replaced. Beds were comfortable. Plenty of beach towels. The garage had beach chairs and umbrellas which was a huge benefit on beach day!
We would definitely stay again if we come back to Hawaii.

The property was very nice. My son enjoyed having a pool right outside the back door. We all really enjoyed the access to the Hilton pool and lagoon. The pool there was great and the boy loved the water slide. The lagoon was a nice easy place to snorkel; we saw lots of fish, a large group of sea turtles, and even a ray. The bed in the master bedroom was not the most comfortable bed ever, but it was fine. The TV was nice and huge. Would recommend.

We were celebrating my sister-in-law's 50th birthday and had been on the Big Island traveling around for the last week and a half. Our final destination was at Waikoloa Beach Villas. It was perfect for both our families. The unit was very clean and welcoming. Our kids had a blast swimming in the pool. We easily walked to Wikoloa Beach and found all our cooking supplies at the market in the Queen's Shops. Our day at the Hilton was an extra special event for all of us. We weren't expecting all the fun things to do and it ended up being such a treat! What a wonderful way to end our journey in Hawaii!

The property is beautiful, the grounds & pool are great! The condo itself was roomy & perfect for our 3 family vacation. They were very clear on what was available in the kitchen and bathrooms. The host was also very responsive, and helpful to our contacts with them. The sliding glass door to the lanai, was so very hard to open & close and we couldn’t get 2 of the TV’s to work at all. We contacted the management company, and they sounded very accommodating, but never actually resolved the issues.

My family and I had such a wonderful stay at this beautiful home. It was appointed beautifully and was located so conveniently to shops and the pool and beach. There were so many helpful things at the house for us to use such as high chair, booster seat, portacrib and so many beach items. The lawn area just behind the house was so fun for my grandkids to run around in and it was such a short walk to the condo's pool. We could not have had a better time. Lastly, The Resortica staff was friendly, helpful, available and very accomodating. I would definitely bring my family here again.

My family loved the Condo. We had other family come to visit from the Hilton Resort & they didn’t want to leave. They enjoyed the Condo & its amenities as well. It will perfectly sleep up to 6 adults in bed & 3 (young adults/teens on sofas. It’s closely located across from a shopping center. The Hilton Pool Passes were a great experience but expect to pay close to for parking. Everything was what I expected it to be BUT there was an issue with the patio door. It needs servicing. I’m sure it doesn’t seem like a big deal to have to manipulate the door to get it to lock, however that shouldn’t be an issue. Otherwise, My family & I had a great experience & would definitely recommend it.

I can’t say one bad thing about this house! It was very comfortable for my family of 6. Easy access to the pool area. The beach was less than a 5 minute drive away. Nice shops right across the street that we can walk to for food, including a grocery store. The house was very clean and actually has more updated furniture than shown in the pictures. We enjoyed our stay in this beautiful fully equipped townhouse. It’s located close to the gym and pool, with added bonus of the Hilton pool passes. Parking is free at the Hilton with validation at the valet using the passes. Central location you can walk to Lava Lava Club and even see some turtles! Hosts were great and quick to respond. Mahalo

Although we never did figure out the hilton pool pass. it appeared that hilton has a problem with outside guests using its facilities. There was a pool right by the condo, but we were never told if we were free to use it or not or the procedures to eneter the locked gates.

Overall, great experience! Love the location, lots of amenities, and plenty of room for the entire family! Only critiques are on cleanliness of the place when we checked in, which is directed towards the management company hired to care for the place, and not the hosts themselves. The upstairs master bathroom floor was not cleaned (long strands of hair from previous occupants all over the floor), place could use a good dusting (cobwebs all over dining room chandelier), coffee pot still had a batch of old coffee in it, went to change sheets and several sets were stained/ruined and should be retired, washing machine smelled badly and would benefit from a cleaning cycle with cleaner. One small improvement that would help kids with families is to install detachable shower heads in all the showers. Helps bathe the little ones, but also useful in cleaning and rinsing down the showers. Hopefully the cleaning comments get relayed to the management company!

The rental is located close to the shops, which came in handy multiple days. We were able to walk over and purchase what we needed. The rental has a beautiful view from the downstairs family room. I was a little disappointed in the upstairs balcony's view from the master bedroom, you see the road and hear the cars, but the downstairs view is lovely. The check-in process was straight forward and clear. Communication with the owner was also very responsive and prompt. I did have a few concerns and suggestions. First of all, the master sheets had some sort of oil stain of them. That was pretty gross. The cleaning crew should have seen those when making the bed and written the owner to let him know. The pack and play also had a gigantic stain on the bottom. Luckily, it wasn't on the mat part and we were able to cover it with a sheet. The carpet was also not very clean. It looked like it needed a good vacuuming and cleaning. We did see a few roaches inside the condo. The outside front patio and walkway was covered in spider webs, it looked like no one had been there for several weeks. It would be an easy thing to have whoever is cleaning and getting ready for the next tenants, to swipe down those webs with a broom. We came at night and it was creepy, trying to avoid all of the webs. Cleanliness was definitely an issue for me. Otherwise, everything was well stocked, looked great and was in a convenient location. We loved having the pool right behind us!

We loved staying at this property. The proximity to the pool was great for our kiddos. We have a 7 year old and a 2 year old. We also came with my parents and my mother in law. There was plenty of room in the house for us and the beds were really comfortable. The only negative part was the mosquitoes in the back yard and lanai area. We’ve been visiting the area for about 10 years and this property didn’t disappoint! I’ll just remember the bug spray next time!

The condo is spacious and comfortable. We loved being so close to the pool, which was never crowded! Everything we needed was provided. The furniture is different than online photos, which should be updated. There is a pull out couch in the loft, not 2 full sized futons. Living room has more sofas, not chairs, which we all loved!
We loved being able to walk to the shopping centers for dinner and shopping. I would highly recommend this condo!

We loved our stay here! My parents plus my family (including 2 and 5 year old boys) stayed here end of September and never wanted to leave! Really appreciated the extra beach goods in the garage for all to use. The dishwasher was extremely glitchy and we never heard back from maintenance about the fridge water/ice not working…but other than that, the place is extremely spacious and luxurious. The condo village feels private and quiet. Great to have your own small pool with the addition of the Hilton pass to explore resort light for a day or two. We were a short drive from exquisite beaches: Hapuna, 69, Kukio “keiki,” Mau’umae…every day a new adventure on this gorgeous side of the island. Thank you!

The house was perfect! Steps to a beautiful pool, with some green lawn for the kiddos to run around on. The house had everything we needed and then some. The beds were super comfortable, and there was plenty of room for everyone to have their own space or hang out together. We used the Hilton pool passes that we’re provided and had a great time on the slides and the lagoon. Couldn’t ask for a better place to stay. This condo is a beautiful place to stay while in Hawaii.
It is very nicely decorated with a Hawaiian theme and large comfortable furniture. The kitchen is adequately stocked with dishes, pans and kitchen supplies.
It is very spacious and had plenty of room for seven of us. The landscaping is beautiful and this condo is just across the yard from a very nicely done swimming pool area.
The location is just across the street from the Queens Mall which is very convenient. The single car garage was very well stocked with beach toys, chairs and umbrellas and is just large enough for a minivan.
The only issues we had were the partially working shower heads in all three bathrooms and we could not find the controls for the AC, which was too cold for some of us.
Overall, we had an excellent time at our Waikoloa stay!

Tim his property was perfect for our family of 6 adults. Plenty of room to hangout in when we weren’t out checking the beaches, surfing and snorkeling. It was great to just lounge by the pool (just steps away) on those rather lazy days. The kitchen had everything we needed to cook our own breakfasts and suppers. This property was clean, spacious and beautiful! We travelled with my almost 80-year-old parents and our three younger kids. The set up was perfect. We were able to put my parents in the downstairs bedroom and the rest of the family upstairs in the two bedrooms and futons. We also really enjoyed and used the washer and dryer. The property is beautiful, and in a very safe neighborhood. Also right across the street from the shopping mall which was a great place to get food at the market. I would definitely stay here again.

Overall we had a great time. It was a long overdue vacation for our family. The unit comfortably accommodated the 8 of us (6 adults and 2 children) for a week. The grandparents slept on the queen bed downstairs. One couple slept on the queen bed upstairs. The other couple slept on the king bed upstairs and their 2 children split time between the king bed and the futons upstairs. Each bedroom has a bathroom that gave us plenty of space for washing up after all those trips to the pool.
We would totally come back again assuming documented maintenance items are resolved.
Pros:
-A beautiful and private pool located across the lawn on the back patio (favorite for the whole family). We often had the pool to ourselves.
-Location and complex are nice. A coffee shop, market and other shops are within walking distance.
-Close to a couple really nice beaches.
-Beach supplies in garage are handy (snorkels, life vests, water shoes, umbrellas, beach chairs, etc).
-Check-in and check-out were easy with the instructions provided.
-Puzzles and games in the closet
Cons:
-Washing machine didn't work. They offered to wash clothes for us and we did that once, but admittedly it wasn't very convenient.
-Never received a call back from the maintenance number included in the unit when a couple things weren't working.
-It took a couple days to get a response for items that needed to be fixed (outdoor grill and washer).
-Unit needs some maintenance (I'm including full list here because I don't see a better place to put the information for the owner).
*Patio screen has large whole at the bottom
*Dresser drawers in the 1st floor bedroom do not appear to have guides and so are frustratingly awkward to slide in and out
*Dishwasher is poorly attaches to the cabinet (1 screw missing and the other is barely hanging on)
*Pantry doors bind when being opened or closed
*Tub faucet in upstairs small bathroom leaks
*Washing machine broke, but repair part was ordered during our stay
We did use the Hilton Pool Passes one day. It was a fun day trip to snorkel on the reef, see the dolphins, take a dip in the 3 different pools and eat at the pool side bar.

The property is even more beautiful thank pictures convey. Very spacious living space and bedrooms and a very well equipped kitchen. The garage had everything we needed for beach trips including chairs, body boards and snorkel gear.

This condo was exactly as advertised but actually better. It was spacious enough for our family of 8, plenty of room and it was well stocked with needed items. The pool is nice and right in the backyard. The landscaping is amazing and tropical, even a full lemon tree right out front. The stores nearby are a plus with Starbucks and several great name brand shops as well. Many eating establishments. We would definitely stay again!!

This property was as near perfect as I could have hoped for. It was roomy for our party of 4, and each person had their own space and more for lounging around after a beach or pool day. The location was so convenient to great beaches, shops and food. The furniture was comfortable and the decor was soothing.
Pre-arrival - we got all of the information we needed from the property management company and from the owner. I really appreciated the owner's recommendations. They were really helpful, and we did many of the things recommended.
Check-in - we arrived to the Big Island early so we had time to kill before we checked in at 4:00 pm. Since we landed in Kona-Kailua, we went to Costco to pick up some water and hurricane popcorn.
Location - The property location is everything. It is across the street from Queens, Marketplace where we went almost every day, whether to eat at a restaurant or pick up food at the grocery/convenience store or to shop. We ate at Sansei sushi (good), Ippy's Hawaiian fast food (get the kalbi), and the rum shack whose name escapes me (good mai-tai). Kings Marketplace is just down the street, but we didn't have time to go there, and it has a Roy's and shave ice shop. The property is super close to A-Bay, which has great views and calm waters for swimming. The property is a quick drive to Hapuna Beach, Kauna-oa Beach (Mauna Kea Resort), and Beach 69 (good snorkeling).
Amenities - The amenities were great for this unit. Even though the pool closest to the unit was closed for maintenance, it is only a short walk to the other pool in the complex. We spent a pool day there, and had a lovely, relaxing day. The Hilton Pool Passes were a plus, and we spent a fun pool day there as well. The Hilton has a waterslide and a lagoon as well as a dolphin encounter. Lots to do there. I also loved that every room had a TV, and you could sign on to Netflix or Hulu or whatever. In addition to the loft upstairs between the Master bedroom and second bedroom, there is a living room and another area with big chairs for lounging. I napped in every location, including on a lounger on the balcony of the master bedroom. We sat outside with food our first night but the mosquitoes made a meal of our ankles.
Checkout was a breeze. I appreciated that they made the experience so easy. Just empty the trash.
Tip: Go see the eruption at Volcanoes NP at 5:00 am. We woke up at 3:00 am to get there by 5:20. We saw the lava glow and eruption with no crowds.

We had a fantastic time on the Big Island. This home is exactly as listed. It was very clean with comfortable beds. There were plenty of kitchen products for us to use to cook our own meals. There is a grocery store within walking distance which was nice. There is also a nice little beach you can walk to. The owners sent us a list of their favorite things to do on the island and it was so nice to have since this was our first time here! We took their advice and saw things we would have otherwise not known about! The AC was so nice and worked well. The grounds are beautiful and very well maintained. The garage is stocked with everything you need for the beach!
The only negative I would say is the 2 futons are quite uncomfortable. We were planning on having our teenage boys sleep on them, but even they didn't like them! They ended up sleeping on the couches which wasn't great either. Maybe consider adding a couple blow up mattresses or replacing the futon mattresses since this is listed to sleep 8 people.
Overall though this was a wonderful place to stay and we would stay again if we ever get the chance to come back. The property owners were prompt to reply and very kind. We had booked this house for the summer of 2020. Since we couldn't go because of the pandemic, the owners held onto our deposit and applied it for the following year. We had other family members that didn't even get their deposits back when that happened to them. So we were very grateful they were so kind about it! We also had an issue with one of the showers and the rental agency was there within 15 minutes to look at it. Great service!

Beautiful condo with stunning pool right out the back door. Shops across the street are convenient. Unfortunately the shuttle wasn’t working due to Covid so using the Hilton passes was difficult with only one car for 7 people. Bedrooms are nicely kept and comfortable beds. Bar stools were one of the first things we saw which are tattered and need to be replaced but didn’t impact a wonderful stay, just a note for the owner to replace. Management company was extremely responsive when internet went down due to power outage. Would highly recommend this property.

We absolutely loved this property! Great location and very spacious and clean! We loved having TVs in every bedroom (even the loft) and we loved having the washer and dryer! The pool was super close and the younger kids loved it. Also, Hapuna beach is less then 10 minutes away and it was our favorite! The resort pass was nice but we only used it once. This rental was perfect for our group of 6. The condominium is clean and is a private end unit that is located close to the pool. It well stocked and had more than what I expected, as well as pool and pool/beach chairs and toys in the garage. The pool pass to the Hilton Waikoloa was the icing on the cake! We will be back!!!! Tropical Heaven was a wonderful townhouse for our trip with our son, daughter in law and their 10 month old. The corner unit was quiet, spacious, and well supplied. Finding the storage under the stairs with the high chair and pack n play was very helpful. There were plenty of beach towels and a nice washer and dryer. The pool and fitness rooms were very convenient. The location of the complex was perfect as it was a short walk to Queens and Kings shopping centers, and Lava Lava Beach Club and Hilton were both within a 30 minute walk.
Due to Covid and both daughter and daughter in law’s pregnancies, we needed to reschedule several times and the owners were so wonderful and understanding. We would love to return.

First things first - if we were able to review the condo separately from the property, we would give our stay 5 stars. As that is not an option, we are sticking with 2 stars. We will list the Pros and Cons of both the condo and the property separately below as we hope this will help others make an informed decision on staying here.
CONDO UNIT
Pros:
-Nicely located on the ground floor for super easy in and out access
-Beds and linens of good quality
-Nicely stocked with cookware, place settings, utensils and most of the essentials listed in the description (we did not have pepper, foil, saran wrap or cooking spray stocked upon arrival. We purchased during our stay and left behind for the next renters)
-Outdoor BBQ (although it did have a notice to light with extreme caution as it was -and did- have a tough time lighting and would light with a big burst of propane)
-Hilton Pool Pass (VERY great bonus for this unit!)
-Plenty of Beach towels, Boogie Boards, Sand toys, Beach Chairs, a Beach Umbrella and Coolers for beach days (again, VERY great bonus!)
-Outdoor lawn right out backdoor
-Pool and Jacuzzi wonderfully located on other side of lawn
-Owners were wonderful to communicate with both during and after our stay
Cons:
-Place settings/utensils/cookware needed to be washed before use
-Floors also needed cleaning
-Fridge had not been cleaned inside (even found some old cilantro in a drawer)
-Not all furniture is kid friendly (glass topped coffee tables)
-Two futon beds in loft area would be hard to sleep on as there is no privacy and the loft is very open to the living area below. So any morning noises would wake up the loft sleepers

-On site management makes you feel like you are under a microscope
-Pool is not kid friendly (rules state no toys, inflatables, snorkel gear, horseplay, or splashing)
In summary, if you are an adult or 2-3 couples (although there is only one king bed) looking for a wonderful condo, in a great location, that likes to keep things quiet, then this is absolutely a great choice to stay!
If you are traveling with a family, I would think twice before booking any unit within this complex. We would have given the complex itself a 1 star (due to its management) if not for the fabulous location.

It is a beautiful condo in a beautiful location right next to and oasis pool. It is a short drive or walk to Lava Lava for food and drinks and a beautiful beach. There are short walks through lava flows with petroglyphs and ponds. The owners had a pass to the Hilton pool facilities which we enjoyed for an afternoon. Do to Covid the food service there was extremely limited. Overall it was a nice stop over for our Big Island adventure.

We had a wonderful stay at the resort. We were there for the half ironman and the location was great for a short loop, 2.4 mile run, Hapuna beach for an ideal swim was only a 6.5 mile bike ride away. The swimming pool is quite and relaxing. Our unit had a gas grill and it was wonderful grilling out every night in the warm weather. Only small problem is the mosquitoes but a little bug spray helps.

We are family of 5 from New Zealand, and stayed here for 8 days. House was immaculate & well kitted out. Hilton Pool pass a well used bonus . So much to see & do on the Big Island would love to come back

We had a wonderful 5 nights here. The house was quite nice. Comfy beds, very clean everything. Well stocked garage of beach stuff. The patio grill was awesome, although the stove is electric which I don't like to cook on. The pool and hot tub are lovely and a stones throw from the house. I was initially drawn to this rental because I thought my kids would like to use the passes to the Hilton pools, but there are so many wonderful beaches and places to explore here that we never even used the hilton passes! All and all it was a convienent location to the Kohala coast beaches and a nice house for hanging around when we weren't outside!

We were repeat customers to a Waikoloa Beach Villas corner 3-bedroom unit with back door access to the Jacuzzi/Pool complex. Truly the only way to go. You'll love it, we did❣

We had eight people in our group with two Grandchildren....this condo has a great layout with perfect access to the pool and exercise room. Our Grandchildren loved the huge lawn to run on and to burn off energy. The unit is extremely quiet and a high quality build. Other than the pillows could be replaced with softer ones I can't think of one complaint. Without question we would come back to this Condo with it's excellent walking location to two lovely shopping malls. Grandpa Rick .

I really loved this unit. It was spacious and beautifully furnished - much nicer looking than the photos. The modern kitchen has more than I could imagine using
including a full set of dishes, coffee maker, a spice rack and cooking oils. There is a beautiful lanai that looks out onto a large landscaped grassy area and the gorgeous complex pool. The unit has lots of equipment including boogie boards and snorkle gear. The Queens shopping center is a very short walk away and has restaurants and a full-service market. The beach is only a short walk away, and so is the Lava Lava club, a great place to hang out and watch the sunset. Sherry was very helpful. I'll be back for sure!

We rented this condo around our wedding date and after to start our honeymoon before going to another island. My husband I were getting married at Lava Lava Beach Club just down the road, so this location was perfect. The morning of the wedding, my 5 bridesmaids, both of our mothers, 2 flower girls and 2 friends were all able to join us and we all had enough space and bathrooms to prepare for the ceremony and have "girl time." Needless to say, the air conditioning was much appreciated in all that prep! The condo is fully stocked with everything we could possibly need including detergent for those loads of laundry before we left for our honeymoon. My new husband and I enjoyed the quiet pool and lanai the next day and had a great time relaxing. Every one of our friends were jealous of the beautiful condo we rented and thought that the layout was open, functional, and luxurious. Working with Sherry to book this was a pleasant expereince and she was so accommodating. We enjoyed our stay so much that we are going back for our first anniversary and will be staying again this year! Overall, beautiful condo and complex. We are looking forward to return many times in the future!

This is a well maintained condo in a very convenient location. The unit is private and only steps from the pool. The upper balcony off the master bedroom is equipped with 2 very comfortable chaise lounges - loved this! The kitchen was the best equipped we've ever had in a vacation property.
This was our first trip to the Big Island and we certainly lucked out finding this property. We were 4 adults and 3 pre-teen children and never felt crowded - lots of room for everyone to have their own space. Sherry was a delight and so very helpful. The property is exactly as pictured. All the beach toys you could wish for are to be found in the private garage, another nice feature.
It's only minutes to walk to the Queens Marketplace where you can find all your daily necessities (including Starbucks). There is a beach quite close by (be sure to visit the LavaLava Club on this beach), however our favourite beaches were Hapuna and Mauna Kea - they go forever with clean white sand and warm blue water. Saw several turtles swimming by.
We would certainly stay here again.

It's difficult to explain a great vibe, but this is exactly the feeling we got as soon as we walked through the front door of this gorgeous villa. We were greeted by an impeccably decorated interior and a view of a beautifully landscaped beltway and pool. The living areas and rooms are not only spacious, but immaculate.
A special feature is the private lanai and barbecue area. The grill is large and top of the line - perfect for cooking steaks and vegetables for two or a large group. The lanai is a relaxing place to drink coffee and read the newspaper in the morning, or to have dinner in the evenings. The pool is only a short walk across the manicured lawn, but its proximity never compromised our privacy.
The surrounding areas are convenient. We like to jog in the mornings, and there is a great walking/jogging path near the property. The path is safe and tree-lined, a welcomed cover from the intense Hawaii sun. The nearby marketplaces are great for teenagers, where they can shop, get ice cream or rent a video on their own.
The villa is a short drive to two of the most beautiful beaches on the island - Mauna Kea and Hapuna. Great snorkeling is a farther drive - over an hour away to Two Steps - but it's worth it and the time goes by fast.
The only regret we have is that we didn't plan for a longer stay.

I absolutely loved this place! It's conveniently located from the airport and in the heart of many sightseeing spots. The place is beautifully decorated and fully loaded with a vast array of amenities, such as boogie boards, beach towels, snorkel gear, flat screen televisions, and everything you could possibly want in a kitchen. It was extremely clean and well-maintained. The beds were extremely comfortable and tastefully anointed with fluffy pillows and lightweight comforters. The owners thought of everything to make this rental feel like home.
I strongly recommend that everyone stays here. I emailed all my friends and family recommending for them to make this place a "must stay".
The beaches to go snorkeling are Mauna Kea and Hapuna. We got to swim with the turtles. Definitely try zip-lining with BFEA. It was so much fun and only a short car ride. I would head over to King's Village for Cafe Merriman (the best mac and cheese). There are so many things to do that is close by. I can't wait to my next visit!

Of all the condos we have stayed at, this one is by far the most beautiful. The kitchen has all the necessities of home and very good appliances. My children loved playing the Wii too! Access to the pool is perfect! We were able to make use of the snorkel equipment, and the boogie boards. We were so pleased there were beach chairs and coolers for us to use. I was very grateful for the washer and dryer. The furniture was beautiful and very high end. We had everything we needed there and then some. I loved the easy access to the shops and restaurants, we were able to walk to many of the places we wanted to go. We will absolutely stay at this condo again the next time we come to the Big Island. Mahalo.
