The property is nice overall. The house is clean. The neighborhood is quiet. The road to and from it to the main road is extremely steep. At night time the heat was unbearable in the bedrooms. The property manager was thoughtful. The noisy frogs and bird was overwhelmed.

The views from the Lanai were absolutely gorgeous. Black Pebble Beach was just down the road to enjoy the sunsets and the sound of the ocean. It was about 45 minutes from Kailua Kona. The drive didn’t bother us as we drove all over the Island anyway. It was nice to go back to a peaceful community after a long day. Kitchen was fully stocked, beach towels, beach chairs, and boogie boards. The house did get hot with no air conditioning but we did open windows and doors after coming back and it seemed to help. Thank you for allowing us to stay in your home, We would definitely stay again

Beautiful home and very well appointed. Well stocked kitchen. Comfortable furniture, cozy and comfortable beds. Enjoyed whale watching from the lanai. It is steep coming and going but certainly manageable, glad we had 4 wheel drive. Description says “ steps from the beach” a bit misleading but doable. We loved our stay, were there for a month and would return in a heartbeat! Both the owner and on island manager were available and responsive.

Awesome place, with everything you need!! They had all the amenities of home. Blow dryer, curling iron, kitchen had all kinds of spices to cook with. Loved the enclosed patio. View is breath taking. Driveway is very steep and you need to back out downhill, but the SUV helped. Truly an Awesome place to stay. We are ready to come back!! Loved it here!!

We rented a car and toured most of the island. Plenty of room for the two of us. We really enjoyed the screened in porch and the sound of birds in the evening.
The location is a bit out of the way from any tourist attractions, stores, etc. but we knew that ahead of time.

We had a great time at the house. I would recommend 4wheel drive if you rent a car because the roads are quite steep. This is the price of great views. The house geckos are adorable and we got a lot of good pics. The manager was also kind and responsive.

We enjoyed our stay at this lovely house. The location was perfect, just a very short walk to a beautiful black rock beach and good snorkeling. The house is well-equipped and comfortable. The neighborhood roads are quite steep so we were glad to have a 4wd car. We visited many wonderful parts of the Big Island and even got to see the eruption of a volcano. Each day we were happy to return to the house, sit on the porch and watch glorious sunsets.

Enjoyed the well equipped kitchen! Location to beach is perfect. Having a full kitchen and laundry when away for weeks is super helpful. This felt like our home for the week! We enjoyed morning and evenings on the lanai. We Can tell the house was empty for a few weeks, it was dusty and could have used a clean prior to our arrival.

We’ve returned for seven years and hope to do so again. Perfect for families and friends who prefer a lovely, cozy home rather than hotels. Close to 5 of our favorite snorkeling beaches. It’s a steep, beautiful drive down to the property.

This home is amazing. My husband and I stayed for 7 nights and it was not long enough. There was plenty of room for another couple. You will definitely benefit from a 4x4 staying here as it is right down by the beach and the drive in is steep. The driveway as well. Worth the drive South. This home has everything you could need and more.

We so enjoyed our stay at this home in Kona! Great location for us as we don’t love being in crowded areas/beaches, epic snorkeling at the various beaches near the house, all amenities were present, fantastic view, and a lovely home. We were stoked to be here and soak up with island vines and stunning ocean views.

My overall impression of the property is that it is in a great location and the owner is easy to contact and work with. He was quite accommodating in our departure based on a late flight. The house is in dire need of cleaning. It is also in need of new window coverings and some basic TLC. While we definitely enjoyed our stay there are other options in the same sub-division that we have used previously that are maintained better. The cleaning fee was steep for the amount of cleaning we did when we arrived and the house was dirty and needed a deep cleaning.

Home exactly as described - great amenities, location, beach access, and views. Spacious with a well stocked kitchen. We spent evenings on the lanai enjoying beautiful sunsets. Outdoor shower was perfect after a day at Pebbles. Can’t wait to come back!

We had a wonderful week. This is a beautiful home in a nice location off the beaten path. Wonderful views, great beach down the hill from the home, and easy access to many destinations on the island. The property is perfect for those who want to be away from the tourists and artificiality of resorts. It delivers gorgeous ocean views from the spacious lanai and a home atmosphere that is comfortable and laid back. The property could use a good scrubbing (grimy doors, pillows that need replacing, and kitchen drawers that need cleaning and decluttering.) It involves a lot of driving to get to places like groceries, restaurants, good beaches, cultural sites, and most hiking trails. We were very happy we chose this property, as the experience was what we wanted….the feel of living in Hawaii. Once we embraced that we must drive everywhere, fill jugs of water up the road for drinking and cooking, and we’re responsible to take our garbage to a transfer station, we settled into Hawaiian living quite well. What a beautiful rental & spot! But be prepared you do have steep drive in/out to get that breathtaking view. Location is pretty isolated with lots of curvy roads which makes it a quiet spot. The big island requires lots of driving both directions to get around to all the cool places so it was convienent enough for us. Loved all the supplies, outdoor/porch space & the beds were actually comfy. It can get a little buggy if you leave lights on & don't shut the screen door well. Also, drinking water is refillable jugs & you haul your own trash to a dump site 10min away. I think these are pretty standard for the area tho. Grocery stores in the area are not great, prob needed to get groceries closer to Kona.

If you are looking for a place to stay outside of the city, this is a lovely option. Host is always quick to respond. The house is well equipped for beach outing supplies. However, be prepared to drive to everything and bring earplugs for the invasive coqui frogs are incredibly loud from 6PM until about midnight.

The house is well-equipped with everything you could need in the kitchen, a closet full of movies and board games, and lots of gear for your beach days (chairs, umbrella, cooler, snorkel gear). The location is quite remote and on a steep hill, you need a good car. You cannot walk to anything on foot from the house. The sunsets on the lanai were absolutely stunning. The place was very clean but furnishings and linens are older. Eric was excellent at communicating and was very helpful when we had questions. Mahalo!

If you are wanting to be away from the crowds and in a neighborhood setting, this VRBO is the best. Eric, the owner, responds quickly to your needs and questions and the house is clean and simple. The ocean is visible from the lanai. We snorkel everyday and our favorite beaches are near by. Pebble Beach is a short walk from the house. You do need to be willing to drive up a safe but VERY steep and long hill to go in and out. We are thankful that we have been able to stay four different years!!!

This property truly lived up to it's description, and then some. The pictures are 100% accurate!! The house was spotless, roomy and comfortable. The big pay off is the amazing view and the screened in lanai. Waking up to the amazing birdsong and the smell of plumeria reminded you that you were in paradise. The house is about 40 minutes from Kailua, but there are stores along the way, so pick up essentials, on your drive to the house. The only thing we could have wished for was a sand beach, but the available pebble beach was beautiful none the less.
Eric the owner was so accommodating and helpful as we all tried to negotiate our way through this horrible pandemic.
Would we stay at this house again? YES, YES, YES!

We loved staying in this house! The whole experience, this house, the neighborhood and the big island of Hawaii gave us the true island experience-which is what we were looking for. We met very friendly locals and felt right at home. We never would have had this experience in a resort. We will always remember this island fondly.

This is a neat property! It is on a very steep road and driveway and about 15-20 minutes away from any store, restaurant or gas station. Pebbles Beach at the end of the road is a nice beach that isn’t crowded. Just a warning, you need to haul all trash out with you, bring all laundry to the laundry room and start a load of towels before you leave. Not sure if I missed this somewhere, but I was taken by surprise.

My family loved staying at this house. From the beautiful view of the ocean and sunrises/sunsets, to the cute green geckos running around outside and tropical birds chirping, to the lush tropical surroundings, this location is perfect if you want a true Hawaiian experience.
All of the windows, fans and two sets of large double doors that open up to the huge, screened-in lanai allow nice airflow through the house and the hotter days. There is a really neat outdoor shower that everyone really enjoyed using and added to the interest of the house!
There is plenty of beach gear that we used every day to drive to the multiple beaches up and down the coastline. There is a beach right down the hill, however we did find it a bit too choppy for our two young children. Still worth a visit though for sure as the black pebbles are super unique. The drive to and from Kona is very interesting with new things to see each time we did the drive. There are lots of neat shops, good food (the coffee shack and shaka tacos) and sight-seeing (unreal views, painted church). There's also a very good grocery store between the house and Kona.
We are giving this house 5 stars as we absolutely loved it and the owner is fantastic at returning messages very quickly.

This was a great place to stay. We were two couples and there was enough privacy for both (2 bed, 2 bath). There was also a large area, living room/kitchen that was an open floor plan with french doors open to the lanai, where we spent most of our time. We would definitely stay there again.

If you enjoy going to bed hearing the ocean waves, and who doesn't then this is for you. A short but steep walk to the ocean. Amazing pebble beach that sounds so different than a sand beach. The home is really stocked with everything you need. A beautiful overlook of the ocean on the outdoor screened in porch. Would love to return again.

What a beautiful stay! We absolutely loved everything. The view is incredible and you can enjoy it from the terrace, the living room and the bedroom. The house is very comfortable and very well equipped. There is plenty of snorkeling equipment and beach toys for kids. One of our best stay ever. Highly recommended!

House was perfect, had everything one needed. The wonderful lanai was the icing on the cake, that's where we spent most of our time while in the house. Having to transport the trash was a bit of a surprise but luckily there was transfer station 9 min away. The road down to the house was scary steep, even for us coming from Switzerland! Felt like we were hanging on the road by sheer will of God. Other than that we enjoyed our stay very much.

We have spend a wonderful week in Eric’s house. Everything was perfect and the Lanai is quite remarquable.
Waking up there is some kind of an experience; the view and the sound of the birds surrending is something we won’t forget.
Be sure to have a 4x4 Or a car with good brakes! The road from the main road to the house is very very steep.

Great location. Allowed us to get a more authentic Hawaii feel away from the resorts in Kona and nice starting point each day to explore the island. Like many Hawaii homes they do not have A/C and it was pretty hot. Even with all the windows open. One day we had to come back to get ready around Noon because we lined up to have family pictures taken and it was so hot we ended up all changing and doing makeup in the car just to get some air. I think installing at least a window unit in each upstairs bedroom would do wonders for us mainlanders not used to the heat. Also maybe a refresh on the bedding/pillows. They are getting pretty thin. Other than that though it really was a beautiful home!

We had a great time on Big Island, and our accommodations were a big part of it!
We loved the house and spend most evenings enjoying the sunset and dinner on the "screened porch".
The kitchen is a dream, we cooked/BBQ often, and after some asking around, figured out how to refill the propane gas, which had been empty.
We believe the house had been closed off for a few days prior to our arrival and was super hot the evening of our arrival (we did to get to the house until after 10pm), which made the first night like sleeping in a sauna, but the remainder of the nights were good.
Our morning walks to the beach for a first swim/ snorkel were a great way to start the day!
We very much appreciated the variety of beach accessories for everybody to use, it made our beach trips so much more enjoyable and the outdoor shower is a dream!
In summary, we can only recommend this very well organized and equiped house for anybody who visits Big Island and does not want to stay in the midst of Kona activities. Would absolutely return for another stay!

Our family had such an amazing vacation!! The weather was perfect (although very hot!) so we had the best days for swimming and snorkeling! Besides having a great location, this house has everything you need for your stay. Snorkel gear, coolers, beach chairs and umbrellas, plenty of towels, books, movies and games. The open floor plan was perfect for our family of 6 to cook, dine and relax on the porch while watching the Hawaiian sunset. The neighborhood is quiet and friendly, we enjoyed chatting with them on our morning walk to Pebble beach. I would definitely stay here again recommend this house 100%, you would not be disappointed!!!

Overall a great house and price cheap for Hawaii.
PROs:
Lots of room, clean, with all essentials, nice kitchen/living + porch area with beautiful sunset views. Was very relaxing and no crowds. Very reasonably priced for Hawaii. Great snorkeling at Two Steps + located near Pu'uhonua O Honaunau. Nice drive to Kona & Green or Black sands Beach. Sunset Manta Ray Snorkeling is a must. Driveway and road steep but just go slow and it's fine. Volcano park is also close but was closed during our stay.
CONs:
Little far from Hilo doable in a day.... but plan on an overnight stay in Hilo (to see Falls, Zip-lining, Tropical Botanical Gardens, Waimea, & Waipio Lookout).
House is hot at night in August, despite all the fans provided by the owner (no AC in Hawaii is common ... but even us Texans were warm in the house). But temps were above normal for Hawaii during our stay there. 3rd bedroom is separate (downstairs off the garage) with the washer + dryer.
Owner Instructions were simple and informative so didn't need to contact them but had plenty of contacts if we needed to do so.
We had a wonderful time in Hawaii, having a relaxing place to stay really made it great.
