The complex is right on the beach. This is a penthouse unit with a view to die for. The beach is an elevator away. Literally a few steps to the sand and a few more to the water.
The condo was so comfortable. The kitchen has everything you need if you want to cook. The ice maker worked great so we had plenty for the day. The shower had great water pressure and lots of hot water.
Everything you need for the beach or pool was provided, except you suit and sunscreen. There were chairs in the unit, but the condo had many lounge chairs setup in the grass.

We absolutely love this perfect little condo. Removed from the hustle but 15 minutes from anything and minutes from the water. Nothing better than sitting on the lanai with a beautiful view of Paradise, well except wandering downstairs and putting my toes in the water. The condo was super clean and had everything to make the stay feel like home. Can't wait to stay here again.

Sugar Beach has a great location, being in the middle of the island, and the beach is simply fabulous and uncrowded. This unit (PH28) had absolutely everything needed for a comfortable stay. I have stayed at Sugar Beach 4 times now, and the thing that sets this unit apart for me was the owner. From immediate response when I booked, to thorough and timely information before check in, to super responsiveness when I had a question (on a Sunday morning, even!) knowing that the owner was available and had my back as a guest gave me total peace of mind to relax and enjoy vacation.

Amaaaazing location, both ocean view and central to the island. Not isolated but away from the resort crowds. I wondered if the waves could be heard at night in the bedroom, and yes! They can!
Host and local property manager responded quickly to any questions. It was fun to watch the long boat paddlers race from our lanai.
We would have paid 3xs this amount at a resort for a lesser view. Very happy that we chose to stay here.

We enjoyed our stay very much. The view from the balcony is wonderful and is just as it appeared in the photos. We appreciated the modern, yet calm vibe of the space. The updated kitchen was fully equipped with, and we prepared a number of meals in it. The bed was comfortable. We were pleased to find beach chairs and coolers available for our use. The location was central for all of our day trips. We would definitely stay here again. The owner was helpful, flexible, and quick to respond to inquiries.

Where to begin? First of all, this property is ON the water, no need to cross a street or anything! The beach is pristine, the pool and jacuzzi were great. The unit itself is just as in the photos. King size bed was comfortable and nice linens. Everything you need in one spot, beach chairs, umbrella, boogie boards, beach towels.. everything new or very lightly used.
We saved money by using the FULL kitchen to cook some meals. We also loved having a laundry facility in our condo.
The only downside is it is very bright in the bedroom window, no screens. ( Pro Tip: some folded up tin foil inside the shutters made it nice and dark for sleeping purposes) .
Host was fantastic. We can't wait to stay here again! Mahalo!

We love the Island of Maui but had not previously stayed in Kihei. We found this unit the perfect introduction for us to the area. Located conveniently with quick and direct access to Highway 311, S. Kihei Road, or Highway 310, providing quick and simple navigation to anywhere we needed to go. There are many great restaurants, stores and other amenities right off S. Kihei Road, but of course you can travel to other areas easily for additional options.
The view from the 6th floor penthouse was spectacular; not only did we have an unimpeded view of Maalaea Bay, but we were also treated to some whale activity. The resort sits on and has direct access to the beach; a great pool and hot tub that are maintained daily. There were several nights we both walked up and down the beach enjoying the sounds of the waves and seeing all the stars in the sky.
Our unit was comfortable, well cared for, and clearly had been updated somewhat recently. We loved sitting out on the lanai in the evening; enjoying the evening sky and sounds of the waves below.
Kevin was great to work with and very communicative. He worked to ensure our stay was enjoyable. We also found the businesses we frequented clearly grateful for the return of tourism and business.
We would certainly stay in this unit again.

The location of this condo is amazing. Overlooking the water, you could not get any closer. From the balcony, with the provided binoculars, we could see the whales breaching out in the bay. It is also centrally located for driving to Kaanapali, Hana and Haleakala.
The bathroom/bedroom setup is a little wonky as you have to go through the bath to get to the bedroom, but not a huge issue.
We would love to return sometime soon!

Overall the condo was fine. It was updated, it was clean and the host was very responsive. The location of the unit has a very isolated feel because it's on the front of the building and you do not see the other building or other amenities (pool, hot tub, etc.). It's personal preference!
I gave it 4 stars because of the shower- a new shower head is needed so it doesn't spray all over and add to the problem. The shower tile's are a bit moldy and it feels gross using the shower. Not sure if this can be resolved with a deeper cleaning / treatment or if the shower needs to have tiles replaced.
One thing that cannot be helped and I didn't bring into consideration is the overall smell that the beach has. It just stinks constantly because of the preserve to the north. It really is a bummer because you cant be outside enjoying the view because it is so off-putting. However, that isn't something that the host can control so I'm really rating my experience based on the unit itself.

Beautiful beach and central to everything we wanted to do in Maui.The Resort was beautifully maintained and loved our hangout in the evenings enjoying Mai Tai’s at Dina’s Sandwitch which is conveniently located steps away from the beach itself . Kevin and property manager Marco were very responsive with our needs and questions during our stay .We can’t thank you enough . This is now our go to place for all our future Maui visits .

This penthouse condo was amazing! It had everything we needed, the kitchen was fully stocked, along with beach chairs and a cooler bag for the beach. The view from the balcony was outstanding, with the ocean and beach just below. Both the host Kevin and the property manager Marco were extremely helpful and very responsive. The only addition I can think of would be blackout curtains for the bedroom, our sleep was off with the time change, that may have helped. This was our first trip to Hawaii and we cannot wait to return. Will definitely stay here again!!

We have been coming to Maui for several years, but never stayed on this side of the island.
The condo was beautiful and well equipped! The kitchen was fully stocked, they provided umbrella's, chairs and beach towels. I think the only item we were not aware of was there are no curtains/blinds on the living room glass patio doors. So our son who slept on the fold out couch was greeted very early every morning with sunshine. Other than this minor item, this was a great place to stay and we would stay here again.
We recommend taking a day drive up Haleakala and checking out the volcano, the winery & lavender farm.
Hana road is always a must! Just make note there is minimal parking at certain waterfall stops so be prepared to wait.
Makena beach is gorgeous! It is about a 20 minute drive from the condo. Not a snorkeling beach due to the wave break. But definitely worth checking out.

The views and breeze were wonderful, and the unit was comfortable. The bathroom and bedroom layout is a bit odd, but not a real issue - you’ll be spending your time on the lanai, or on the grounds watching the waves or relaxing near the pool. Great base camp to visit all parts of Maui!

We stayed for a week in April 2023. Check in process was seamless and host graciously allowed us to check in around 1.5 hr early. We were a bit disappointed with first impressions of the unit and overall state and cleanliness. The door to the unit is stained and smeared. The unit needs a deep clean. Couch and chair fabric were tired and stained. The motion sensor in the corner by the windows had spider webs. Overall the unit just seemed grubby. Good points were the view, appliances were newer and clean, resort pool and hot tub were very nice and the beach was very nice as well. We overlooked most of the issues but when we pulled out the sofa bed it was a bare mattress with a couple small urine stains and a brownish stain that looked like food. I contacted the manager who was very kind and got there very fast to replace the mattress. We really appreciated that and were surprised how quickly the issue was resolved.

This property provides a great beachfront experience. Easy access to the water/pool with 3.5 miles of beach. Beautiful sunset views from the private lanai. Lots of toys provided (chairs/beach towels) as well as a fully furnished condo. One recommendation would be blackout shades on the windows facing the parking lot. There are louver blinds but they do not block out the abundant light. Overall...a wonderful location in Kihei in a full feature property.

Will definitely return to this property.. the pictures were accurate and the location can’t be beat! Short drive to Wailea and Kihei for dinners. Walk to Sugar Beach Bake Shop (mango muffins and malasadas!) along the beach! Kitchen was well stocked, the king size bed was super comfy and the view … just incredible!! Morning coffee on the lanai was beautiful and quiet. Marco was super helpful and friendly also. Thank you!!!!

We spent 9 nights at this condo and it was absolutely lovely. You cannot beat the view! The condo was in great shape and had everything we needed. The only thing I would note is that you have to go through the bathroom to get to the bedroom - just something to be aware of for access issues.

Kevin reached out weeks before our stay in Maui for our honeymoon to make sure we were going to be happy with the condo. We checked in hassle free and were very happy with the coolers, beach towels, chairs, and overall clean feel of the condo. We walked to coffee in the morning along the beach and used the pool and beach during our stay. Would happily stay here again if we find ourselves in Maui.

This space is absolutely perfect if you want something a bit less crowded from the bigger beaches and resorts. The views are spectacular and the place is very clean. We realized we wish we were a bit closer to wailea as driving back and forth was a bit much. Great stay if you are planning on checking out Haleakalā and road to Hana.

We had a fantastic stay at this property. The view is more beautiful than the pictures could capture. You just can't get tired of sitting, eating, and drinking up there. We loved watching sunsets on the lanai and sunrises from the hallway. The unit itself was nicely renovated and had a terrific central location on the island. Another bonus is the fact that Ululani's is a short walk away on the beach. Last thing I will rave about is the thoughtful amenities. Not having to worry about beach chairs and towels, snorkels, boogie boards was clutch. We also especially loved the coolers and insulated tumblers. Can't go wrong here.

Thank you for sharing your lovely condo with us. Walking in was amazing as Hawaiian music was playing and the ocean was right in front of us. The condo has been updated and was clean. The kitchen was well stocked with utensils, dishes and pots.
People left water and seltzer’s which was appreciated. There were various spices and sauces also. I think it is nice to leave things not used as things are costly here.
Between 3:30 and 6:30pm it is difficult to sit on couch as you are in direct sunlight. I would suggest putting sun shades inside the unit to block some of the sun. This would also decrease use of air conditioning.

To start off I would say the best impression we experienced was the worry-free booking and how quick Kevin was able to set us up for our stay. The ease to get in and out is hotel-like as it should be. Other travelers hyped up the property a little bit too much for our liking and there were some pros and cons but overall it did not affect our trip or gave us any heartache. Pros are the location. The beach access is great and there is plenty of space on the beach for a walk or a spot to catch the sunset. There was ample parking. The views from the balcony and living room is great but you have the beach front only steps away why not just go there to enjoy the view. The proximity and access to Kihei is great and we enjoyed a quick drive to get a delicious dinner since there isn't much around the immediate area other than the Sandwich shop. Overall, as a place to stay and explore the southern side of Maui and have some relaxing beach access this place is golden. The cons were mostly with the unit itself. Overall it is a clean and fairly recent updated unit. The shower grout seemed like it could use more upkeep and small minor details that I notice as an architect that most people wouldn't so I won't really nitpick those things. You have to walk through the bathroom to get to the bedroom which isn't terrible but it can cause some privacy and use challenges if someone needed the bathroom but someone needed access to the bedroom. We had a few moths flying around in the unit. If you're a couple trying to get a nice getaway don't expect any real ambience at the pool or hot tub as those were always full of family and kids - no knock on either. Great to have a few beach items like chairs and cooler. The grills are a nice touch if you were staying long-term and needed to cook out. Those were solidly in use while we were there. Finally, one thing that would have been really great is a water filter for drinking water. It's an older building with older pipes and everyone needs clean water. We brought drinking water with us. As mentioned minor things but these were our observations. We enjoyed our stay and are travelers who appreciate cleanliness, attention to detail, and a carefree check-in and out process.

We stayed at this condo for a week over Thanksgiving. The check-in process was easy and we appreciated the grocery cart available to help get our things to the condo. Upon checking in I was a little disappointed at the overall cleanliness, especially in the bathroom. The bath mats were stained and looked dirty, the grout in and around the shower was dirty and overall it felt unclean. The rest of the apartment was more updated and clean. The overall layout of the condo is awkward. The bathroom door also closes off the bedroom.
From the bedroom into the bathroom the door is a large slider kind of like a closet door. This may not be much of an issue with a couple staying, but it was a bit of an issue with a family of 3. For example, if someone wanted to take a shower you would have to make sure everyone was out of the bedroom or didn't need anything from the bedroom because they couldn't access it while the bathroom door is closed. Not ideal, but it worked OK for us. The kitchen was very well equipped and we were able to cook a full Thanksgiving meal. The extra items available such as the beach chairs, bogie board, beach towels, cooler were a really nice touch and we were very grateful to have them. It was also nice to have the washer and dryer; however it was quite small and just barely fit the 3 large beach towels. The beds were very comfortable and the AC was a major bonus. Our favorite part of the condo by far was the balcony. The views at all times of the day were spectacular, especially at sunset and sunrise.
In terms of the property management, we ran into a few minor issues during our stay and the property manager Marco was very quick to respond and help. The overall property/resort was on a beautiful stretch of beach. The parking was plentiful and we never had an issue finding a spot. The building itself is a bit dated and shows it's age. We only visited the pool and spa once and it was fine, nothing spectacular, but nice to have.
Overall we enjoyed our stay and appreciated the hospitality.

Everything was as stated. View is beautiful! Property grounds are very well maintained. Bed has a foam topper and is quite comfortable. Kitchen is well supplied with dishes , etc. Owner was good with information and help. Location is windy so doors were often kept open, and it was comfortable.

The location truly has a breathtaking view. With five teen boys they enjoyed the comforts of the bar & grill food, pool, hot tub, and the beach. The sound of the ocean was soothing.
We rented items for the week from Boss Frog across the street and enjoyed the Maui Brewery that is all walking distance.
The condo had 3 TVs and we could only get 1 to work. Not the biggest deal but we had 2 kids stay in one afternoon and it would have better foe them with 2 tv options. The kitchen is equipped which was super helpful for breakfast for our big family. The ice maker didn’t work so maybe ask about it if it’s important to your needs.
Overall we would stay here again and refer our family & friends.

This condo is everything you would want and more! Kevin and the Sugar Beach resort have worked so hard to make sure this is perfection.
The check in process was very easy and quick. Kevin was in constant communication with us before we arrived and ensured we had everything we needed. The office is a little hidden when you first pull up. It’s on the left hand side of the building with Dina’s Sandwitch restaurant if you’re looking from the ocean/pool area (opposite side of the condo).
Opening the door, you’re immediately treated to the glorious view that captivated us each morning!! The AC works great and cools the unit quickly after closing the lanai doors. Watch your toes when stepping out onto the patio as we each stubbed them hard….although only once!
The kitchen was well stocked and we had everything we needed. We didn’t cook many meals here but there are lots of supplies available.
The bedroom is at the front of the condo, through the bathroom. This wasn’t a problem for us but just something to keep in mind. The bed was extremely comfortable and never hurt my back. There is plenty of room in the bedroom to store your things and move around. Kevin provides 2 boogie boards, 4 beach towels, a small hard cooler, a large soft sided cooler, an umbrella and snorkel gear. We were thrilled to load up our car and head out to explore the island.
The beach access is fantastic and we loved being so close to the water. Keep in mind this beach can get very windy, however the kids loved the waves it created!
This condo is truly a gem in paradise! It’s location made it easy to move about the island. We loved that we were away from the crowds of the resorts and bigger towns. We will absolutely rent this condo again when we’re in Maui!

Glad we had a rental car as it is a little to far to walk to restaurants but easy with a car. Nice quiet area to relax. We had such a great time on our recent vacation at Sugar Beach. Kevin was so accommodating and went out of his way to make sure we had everything we needed.
The unit was brand new, very comfortable and shows exactly like the pictures. The views from the balcony were amazing. We had our kids on the pull out couch and they slept well despite the light coming in from the big windows in the morning.
We enjoyed the location and the quiet feel to the beach and the pool. We did drive into Kihei daily to try different restaurants or activities but it was a short 5-10 minute drive. We also liked that the location was quieter and less traffic than places right on the main drag of Kihei, so if you don’t mind driving than the location is great. We loved how close to the beach we were and that the property is directly beachfront.
The resort and public pool and bbq areas were well kept and everyone was very friendly and helpful.
We would definitely stay at this resort and the same penthouse again!
