Friend and I stayed 3 nights here after staying in a little old house in Hanalei bay for 3 nights. We absolutely loved this villa for it's breathtaking views, balconies, gorgeous bedrooms, jungle noises, and location across from the ocean bluff with wonderful sunsets. It was roomy, especially for the two of us, clean, and nicely appointed. True, no a/c which would have been great, but for us the fans were fine. You have to make your way though a golf course and other lodgings, but this one feels very private and safe. I would book this place again and stay longer. Thank you managers and owners, please send me a discount code and I'm coming back next year for at least a week!!! 100 percent recommend.

This property is ideally located for north island visits to Hanalei and the Napali coast. Although we had a good deal of rain during our April stay, we trekked to the south side of Kauia for sun, beach time, and a Waimea Canyon visit. This cottage was ideal for our party of four with space for privacy, cooking our own meals, and enjoying time on the lanai.

Loved our stay at HBV. The location was perfect - gorgeous mountain and waterfall views off the primary bedroom and living room balconies (with tropical bird visitors every morning), ocean views from the breakfast nook, and across the street from a lookout to Makana. Hideaways Beach and the 1 Hotel Hanalei beach were close too. We were appreciative of the liquid hand soaps in every bathroom, generous samples of shampoo, conditioner, lotion and shower gel too. Having a washer and dryer in the unit was key - extra bonus for the detergent pods in the unit for us to use. We also made use of the beach chair with backpack straps and took it to the beach with us several times. Unit was clean but could use a deeper cleaning (floor while swept needs a good scrub as do the stair rails, curtains need a freshen up). We know to expect bugs in Hawaii, so we kept the kitchen clean and everything in the fridge, but ants were frequently in and around the sink whenever we returned. Just something for future tenants to be aware of. We found the unit perfect for our needs and couldn’t get over the location - we’ve been to Princeville/Hanalei many times before and think this is our favorite property yet! Mahalo!

Just concluded a six night stay in this condo. White glove clean. Bravo. For those that know the North Shore this condo is perfectly located in Princeville just east of Hanalei. Easy access to beaches and trails with gorgeous morning and evening ocean and rainbow panoramas a few short steps across the road. Lovely lush views from both decks. Tropical birds and early rising roosters abound (I miss the natural alarm clocks). Hanalei beach is 10 minutes away and we spent most late afternoons in the water there. If you're headed to Key Beach and then Nepali trails you'll need reservations. Those are available 30 days in advance and go quickly whether using the shuttle and particularly if you want to drive your own car. Just a heads up. Thank you to the hosts.

This is a great place to stay up in Princeville with absolutely great views from all sides. The unit is very comfortable and stays nice and cool if the breezes are blowing :-). It’s located right across one of the most popular Sunset and ocean viewing spots in Princeville and walking distance to the new 1 Hotel Hanalei. Also, walking distance to beaches and the Queen’s Bath.
The unit is a bit dated, but very functional and comfortable. Some of the beach equipment needs upgrading as there’s really only one usable beach chair, and no umbrella. We ended up renting an umbrella down in Honolulu for $2.50 a day from Hanalei Surf

We had a lovely time exploring the north side of the island. The house was in a perfect location to get everywhere we wanted to go. It was a beautiful time here and the house was clean and the kitchen had all the stuff needed to cook at home.

The property has not been updated since it was built or so it looks like it hasn’t. EVERYTHING besides the dishwasher is super old. The appliances are rusted (pics). Unable to use the microwave because it didn’t get hot, major rust inside of it. In addition when I opened the microwave door the turntable spins on its own. I reported it but nothing was done and there was no compensation considering we were unable to heat up our leftovers for 6 days. In addition the walls need to be repainted, the handrails are dirty (pics). The curtains are dirty (pics). In addition there is a note stating that the washer will be fixed soon but in the meantime do small loads. The washer was so loud that you could hear in on the lanai. There was a previous review about the washer not working at all. Apparently a minor fix was done. It needs to be replaced!!!!! Our clothes came out dingy and some with spots! The OLD original floor linoleum had pieces missing (pics). The dining chairs paint was peeling off. The pictures advertising the property will draw you to choose it- beware! Good thing we were gone early morning to late night otherwise it would have been depressing staying there. I’m sure that I am forgetting something. There are so many things wrong with this property!!!! The housekeepers can only do so much. Same on Vacasa and the owner for not updating or having a working microwave.
On the plus side the forest behind the property was gorgeous and so were the birds!

Great Princeville location! Back porches overlook the Bay & out the front door across the road is the Lookout to Sunsets!! & Sunrises!! Walk to multiple beaches, bike path to town. Rainshowers this trip made rainbows, more rainbows!!

I would definitely take back the 5 star rating of cleaniness when we checked in. After the initial joy of moving in we noticed a lot of things that were not 5 star worthy.
* bugs (ants, small flies?) in all the sinks
* broken toilet seat in 2nd bathroom
* dirty fan blades
* lizard roommates

Overall we really enjoyed our time here, but we would not return.

Right across from this villa was a beautiful lookout of the sunset. In the rear of the home was a gorgeous view of the mountains.
The home needs new screens. In the evening the lights attracted bugs into the home in certain areas which also lead to a mess when the bugs died. The half bath sink area got full of dead bugs, etc. Although kinda cute we saw many geckos of various sizes throughout the interior of the home. Also, the dishwasher seems to be leaking as we noticed a spongy mat underneath it that got a little wet after we used it. The home needs major tlc. This rental does NOT have air conditioning like many places in Kauai.
I would not rent this place again. The other couple with us felt the same way.

This property is truly a gem, where it’s patio has lush green Mountains as backdrop and Front window offers ocean view.
Property was clean and well taken care of. Also rental company had good initial communication for check-in process
Only reason I would give 4.5 stars because
Kitchen and Bathrooms are dated and it can take upgrades. There was dead lizard and it was smelled bad at bottom patio. Rental company acknowledged my complaint but never sent anyone to take care.
I would visit this place over and over again.

We had a wonderful stay. The place had everything we could have needed for a 5 day stay. It had incredible views. AMAZING location - close to a useful town center, beaches, and other shops. My only complaint is that the washing machine didn’t work, and we didn’t find out until the day before we left, which is when we planned to do the laundry before heading to our next stay. The on-staff maintenance team was great and came right away; however, we really needed a new washer and a different resolution to help with laundry which we never got. I’m waiting to hear how we will be compensated.

We spent a lovely week in Princeville at the Hanalei Bay Villas. The area is the perfect vantage point for nightly sunset viewing and is walkable to beautiful beaches for relaxing and snorkeling. The house is comfortable with upstairs living/kitchen/half bath and downstairs bedrooms/full baths. The space could use some updating but it was very clean and the bathrooms were well-stocked.
We were very comfortable and would definitely stay here again...

The location and views are excellent. And with a little help the villa could be too. The screens on the windows have broken clips, so they are not secured in place and there are holes in the screens letting lots of bugs in. I do not have a problem with bugs, but this was excessive and I was getting bit constantly. It was like camping inside. We have stayed in other HBV's over the past several years and have never experienced this. The kitchen was not as well supplied for cooking as other locations either. No cupboard space for storing our dry food. No containers for storing left overs, no corkscrew, or garlic press and the grill did not work, which was disappointing as this was part of why we chose this location. There were no paper towels, napkins, tin foil, saran wrap, toothpicks, etc. The hall closet was jam packed with beach chairs and snorkeling gear, but it was just thrown in wet & sandy. The chairs were corroded and difficult to open because of rust and salt.
There was also no drawer space to unpack our clothes. We had some space to hang clothes, but there is no dresser for items you do not hang.
It wasn't terrible, but certainly not as homey feeling as other locations we have stayed in, and I do not feel it was worth the price. This could be a great place with some care and a few improvements..

We loved everything about this house and its location. It was clean, spacious and comfortable. The location cannot be beat- we love the Na Pali coast and were able to explore this part of the island with ease. We loved the town of Hanalei and all of its shops, restaurants and food trucks. We would definitely recommend this home and would stay again if we are back on Kauai.

Villa just as described - walking distance to St. Regis Hotel and short drive from Hanalei Bay. Had difficulty finding the property as the street is not signed on the main Hwy but we figured out it was on the same road as the signs to St. Regis. The property was very clean and we appreciated the fresh flowers, soap and beach accessories. Only negative comment was the queen bed was very soft but otherwise everything else was very comfortable and in working order. Would certainly recommend this property to anyone wanting to stay in the Princeville area.

This villa has some of the most beautiful views of the mountains and the ocean. It has beautiful hard wood floors throughout and there is plenty of room for 2 to 4 people. Mine appliances in the kitchen are extremely outdated and need to be replaced. The oven works but the button to control temperature is broken so you have no idea what temperature you are cooking at. Even the toaster needs to be replaced. You have to use a knife to get toast out. With such a beautiful location, view, and wonderful layout, it is a shame that the kitchen appliances have not been maintained at the same level. Our stay in the unit was still wonderful but would have the highest ratings if the kitchen was upgraded.

We needed a break and had the opportunity to spend a few days in Kauai. The condo was just as described by Coldwel Banker. Very neat, clean, beautiful views of the mountains and ocean, just a short hop to St. Regis resort. The shopping cente in Princeville was only miunutes from the condo and the store had everything you could think of. We cooked several meals in the unit and enjoyed the view from the balcony. We would definitely stay here again and we would recommend the unit to friends. A couple of thing we noted in the guest book that required attention; 1). The oven was not working; 2). The circuit breaker on the deck would trip when using the Bar B Q grill 3). The Tv controls were difficult to operate and they were not user friendly. These items did not sour our trip. Just items that should be lookded at by the owner or property manager. All in all, a great condo and relaxing experience for us.

The pictures in the site don't do this house justice. It is a beautiful well appointed home overlooking lush green mountains on one side and the ocean literally across the street. There aren't many homes in the Princeville area with this type of view. There are other more expensive homes and condos in the area that don't even come close to the views and solitude you get in this home. Very tastefully decorated and plenty of room, towels, designer soaps, snorkel equipment, chairs, and a well stocked kitchen. Sitting on the deck the last morning watching a light rain quietly falling on the lush greenery below and seeing a rainbow over the mountains made it extremely difficult and depressing to leave. By far one of the best VRBO experiences I have ever had.

What a beautiful spot! A little cottage perched between the coast and the mountains. Spacious and comfortable, clean and well-equipped, separated from neighbouring cottages, this place was an absolute joy. The location is fantastic - having the conveniences of Princeville nearby, a short drive to Hanalei and other beautiful beaches for sightseeing and beach/water activities aplenty, this is the place to stay in northern Kauai.

We could not believe our luck when we drove up to the place. The location can't be beat! The greatest mountain views on one side and the ocean on the other. Directly across from the overlook the locals and visitors go to for sunset every night (which also makes it easy to find in the dark!). Good space inside. Very comfortable. A little lacking in kitchen wares - only a few bowls but an abundance of glasses. Also could not get the music system to work. Management staff was quite responsive when we made simple requests. Would stay there again in a minute!

We just got back from our stay at HBV #33 and had a wonderful time! The condo exceeded our expectations. The location was perfect, right across the street from some gorgeous sunset views and was convenient to the main highway and grocery store along with nearby restaurants. The owners also provided beach chairs for us to use while we were there which made trips to the beach more comfortable. The views from here were great, ocean is right across the street (can see from front door) and the lush greenery and mountain (and waterfalls when clear) views from our lanai were lovely (we miss them already). I would definitely recommend this villa to anyone looking for a great place to stay in Kauai.
