So we have stayed in Waikoloa Beach area several times over the last 4 years. All locations we have stayed at have been nice and convenient for shops, beach, eating etc, the whole area is beautiful!
This condo had great sunset, water, and golf courses views!
The only draw back was that it sits near a small intersection(stop sign). So sleeping with the doors/windows open you would hear cars every once in a while. It’s only a 25 mph road and a stop sign.
The restaurant Tropics Ale House was about a 3-5 minute walk from the front door of the condo, the food and service was amazing! We ate here for convenience several times! But there are several other great restaurants we ate at in the community and they were all very good also!
Someone in another comment said there was no elevator, which is funny because it was literally straight out from the front door only 12 steps away, I counted them, lol. We only used it for moving in and out.
This unit has one of the best parting spots in the area, in the shade under a tree and right next to the sidewalk to the stairs!
The actual ocean is maybe a 7-10 minute walk. Down the stairs, out the condo community gate, walk to the intersection, cross the street walk about a block and down the trail through the fish ponds and you are at the ocean. You can see the path from the lanai of this unit. We raced down there one evening with only about 5 mins before sunset and got to waters edge just after it had set, was still amazing!

We thoroughly enjoyed our stay. Our son and his family live in Hawi and we were there for our grandson's first birthday! The living area was very clean and spacious as was the lanai. We would love to stay there again on our next trip. The beds were very comfortable as was the living room furniture. My only suggestion would be that there might be a few more dish towels in the kitchen. We also never could figure out how to turn on the light over the table, however we did not call to ask for help either so that's not a criticism. As usual the grounds were beautiful and we really enjoyed the hot tub and pool!

loveley spacious unit- good ac (cannot go below 74 degress but that was plenty cold- along with shutters to keep up sun mid afternoon and fans)

con- for me - not necessarily others- vehicular traffic noise from two roads and the luau sounds from the Hilton (music etc) most evenings.
pool- it is only one depth- 3.5 feet the entire pool- good for laps and colling off but it is quite shallow

Two couples stayed here and it was wonderful! Great central location and stores close by. Each morning we walked 5 min down to the beach and there is a scenic path along the shore that takes you to a long sandy beach with lawn chairs, good snorkeling, and even the Lava Lava Beach club for dinners. Incredible sunsets from here. The patio closet was well stocked with beach chairs, snorkeling gear, cooler, and umbrella. Only downside was that the bedroom on the deck didn't have blinds that closed. The sheer curtains let in light in the morning and was a little exposing at nighttime. With new blinds, this home would be perfect.

Property was dirty and dated. AC very noisy as it is in a closet across from 2nd bedroom. TV’S in bedrooms didn’t work properly and there was no guide. Elevator was out of service for almost two days and we had no advance notice. Elevator was dirty and had food spill. Took two days to get it cleaned. Ceiling had leak thru the ceiling fixture.
The property needs new furniture and cushions as they were old and soiled. Not worth what we paid.

When inside elevator, doors don't open unless button is pressed when floor is reached. No drainage in area between elevator and unit front door resulting in large puddle of water that is dangerous and was not swept up. Used hand wipes in elevator not picked up regularly (COVID concern) Could've been more responsive on the status of follow up in light of the urgent situation we reported regarding the leak in the ceiling.

We enjoyed our stay at this lovely apartment in the Waikaloa resort area. On the whole, the Waikaloa resort area is our favorite place in Hawaii, and we recommend this location as a place to base while on the Big Island. It is a nice area with multiple developments
The property itself looks very much like the photos. It is spacious, was clean, well-located, and the kitchen is very well-stocked. There is also a lot of beach equipment available in the patio closet. It was also a fairly quiet building. Beds were comfortable, and it is well set up for 2 couples with 2 bedrooms, each with a king bed, and their own bathrooms. It is located within walking distance to the Queen and King shops, as well as the Hilton Waikaloa Village. The dedicated parking spot is super convenient to both the stairs and the elevator.
As far as drawbacks, the biggest issue was the blinds in the master bedroom. It is not possible to close the blinds, so light streams in early in the morning (like 5am). I called Resortica, the company that manages this property, and they said someone would come to look at it. As far as I know, no one ever came, but we were busy traveling during the days so I didn't have it in me to keep calling them. It wasn't a huge deal for us because we are early risers, but for those who are not you might want to consider another property. I'm also not keen on the doors that have slats, such as bathroom and bedroom doors. They feel less private to me, but given that I was traveling with family it was not a problem for us. There is definitely some wear and tear visible on the furniture, which is understandable for a rental, but nothing that would cause problems for our visit. For what it's worth, I would recommend renting directly through Resortica rather than through VRBO. Once I booked it went into the Resortica system, and making changes to the travel date wound up being a whole ordeal because it wasn't available in the VRBO system.
Overall, this is a great option in Waikaloa, and I would recommend.
