The Kona Alii is situated in one of the best locations on Alii drive, directly across the street from the water's edge. This vacation rental is perfect for a small family or group of friends as it can house up to 4 guests with 1 bedroom and 2 bathrooms. The home features ocean views and easy access to town. Great restaurants and shops are all within walking distance. Hale Halawai Park (this is maybe a 5-minute walk away, but not an actual park someone would hang out at, this is where the homeless hang out during the day) or Kona Brewing for a cold one.

The condo unveils into a bright and open living room. Plush seating arrangements are circled in front of a mounted flat screen TV. A DVD player, telephone for local calls (there is no phone listed for this property), a work desk, and WIFI are provided to ensure your comfort. The couch functions as a Queen-sized Murphy bed for additional sleeping (The couch is not the murphy bed, this is a separate bed that is pull down from the wall and is shown in the photos). A shared guest bath can be accessed from here.

Across from the living room is a well-equipped kitchen. All appliances needed are ready to help a chef whip up delicious snacks and meals. Call your guests over to the formal dining table with seating for 4 to have a home cooked meal together. Step outside onto the private lanai and enjoy a cold drink watching the sunsets over the ocean.

Down the hall is the master bedroom. The bedroom is furnished with a luxurious King-sized bed and has an attached private bathroom. The bathroom has a shower/tub combo and a separate vanity to make getting ready easy. The vacation home is prepared with a washer and dryer combo, convenient for any wet bathing suits.

Kona Alii Condominiums also has a parking space for this unit labeled #204 and a secured building entry. There are BBQ stations and an outdoor swimming pool for guests to use.

This unit is right in the heart of Kona town where street noise, bar and loud music is very obvious especially with the doors open.

PLEASE NOTE THERE IS NO AC IN THE UNIT.

The views from the second story unit are nice. 10 power lines block some though. The ocean sound is wonderful but hard to hear most of the time from the constant street noise. Loud trucks with massive speaker systems cruising into the AM hours and jolting you awake. If the unit had AC you can close the deck doors and not hear very much. We had to have all windows open to get cross ventilation. We had some issues with how clean the unit was when we arrived. It took 3 days to get cleaners out to clean the vents duct dust, floors and mold in the shower. The cleaners were super nice people and did a great job. We had three texts from quality control about a sensor going off inside the unit they had to check on while we were out. This was pretty annoying and r ally didn’t give us much privacy. The worst part of the stay was dealing with Grand Welcome. After we booked they sent us a two Page document to sign. We disnt want to sign it and didn’t have no choice since we already paid. We also had problems with ants and cockroaches. There were roach and ant trap disks everywhere in the property. We couldn’t leave food out and ended up throwing many things away as they got into Everything. We tried to cancel the remainder of stay because of issues but Grand Welcome wasn’t so welcoming to that idea. We called VRBO over 35 times sent 42 emails. 4 days later they offered us Pennie’s on what we paid to cancel. Grand Welcome holds money and control everything leaving VRBO with no way to help

My wife and I are frequent visitors to Kona and love this location, right on Ali'i Dr in the heart of downtown near many of our favorite restaurants and shops. We've stayed in this particular unit before and appreciate the Murphy bed - my wife and I sleep just fine on it while our child sleeps in the master bedroom. The check-in process is very clear and easy, you have assigned parking, and there is an elevator to make getting your luggage up to the room super easy. While staying here, keep in mind that Ali'i Dr can be quite loud from around 8pm to 10pm and this is not the fault of the property, it just comes with the territory as cars and people make their way home after a night out or from their jobs. As city people, we quite enjoy it and will sit on the lanai overlooking all the action and play cards while people-watching. The noise quiets down and when you wake up, you can hear the waves crashing across the street, which is just magical. With this as your base while in Kona, you're in easy walking distance to the farmer's market, the Coconut Grove area for coffee, shave ice, and all your meals along with beach volleyball, and the Kona Pier the other direction. Such a fun spot and we already can't wait until our next visit.

The location was great and for the most part things were as advertised. There were some issues with the sliding door to the laundry room / bathroom and the glasses in the kitchen were not really usable do to age, they actually affected the taste of what was in them. We would stay again however as the positives out weighed the negatives.

We stayed here with friends from the mainland. Everything you need is nearby. Keep in mind it is on Alii Drive so there isnstreet noise and traffic in the evening (but also great people watching).

The location was perfect! You could walk to restaurants, bars, coffee shops, shopping, whale watch from lanai. Beautiful view .NO AC, very loud street traffic if you keep doors open to try and cool room down. Two beds the master bed is very firm and the Murphy bed soft. Room has washer/dryer combo nice to have. The room could use spring cleaning. The walls had grease splatter / stains and the bedding needed cleaned there were stains on both comforters. Overall the location and view 5 stars the room comforter and cleanliness 3 stars. We had a great 10 days. Thank you!

Was the perfect location for the race.. close walk to pier and located on run course. Close to restaurants. Did have an issue with the washer/dryer but contacted management company and they were able to fix it by Wednesday of our stay. Place was very nice.. the place did not have AC but we had good ocean breeze that kept thing tolerable. Enjoyed our stay and would definitely go back

The location is great, right on Alii drive where most shops and restaurants are within walking distance. Beautiful view of the ocean as described and pictured in the listing. It’s can be a bit loud in the evening when tourists are out and about, but if you fully close the glass sliding doors it will block out the sound. Parking spot was a bit hard to find at first, but overall a fairly accessible location from the main highway or from alii drive. Condo was super clean and the rules were completely reasonable. Would recommend to anyone staying in Kona. Mahalo

Clean condo, easy to get in and out. Wake up to the ocean every morning. BEAUTIFUL SUNSETS. Cons: check in instructions confused my husband (couldn’t locate lock boxes at first, asked for help from a very rude older tenant who said my husband should already know where everything is already) other than that an amazing stay at this place. Traffic noise from street was expected. But I’d rather listen to the ocean waves and cars driving by than the frogs up in the mountain haha!

1) best view ever 2) convenience perfect 3) main bedroom too much light from outside lighting. Management brought eye mask. They were so handson. Early check in was spent with cable people after paying 30 dollars for early check in. Irritation but still loved the stay. Been here many years in a row first time doing all arraingements myself with out travel agent and this trip was better than them all put together.

Wonderful central location, walk to great restaurants. View of ocean fantastic, watched porpoises and flying fish and sunsets from the lanai. Bedroom is brightly lit all the time. Waves breaking on the shore were soothing. Check in was difficult because we weren’t told that the elevator key was in the bank of 63 unorganized lockboxes downstairs and that the spare was at the end of the upstairs bar, but once that was figured out, we had a great time. We will definitely recommend to our friends and would stay again.

We loved staying here, it was so close to all the shops and restaurants and had a great view. This place is loud for those looking for a quiet getaway, but if you're into watching the action while overlooking the lanai then this is a great place to stay. Hawaii is known for having some bugs at most properties, you will find them here also. You just need to be real clean in the kitchen and keep everything in a sealed bag or in the fridge. Looking forward to booking this place again.

The condo was perfect! View was breathtaking! Beds were comfy. Plenty of dishes for 4. Easy access to everything. My only hesitation was a few cockroaches. I know that they are a Hawaii thing so it is what it is and I would absolutely stay again.

The location is a gem--waterfront view! The location was within walking distance of the restaurants and stores. There was no A/C which on certain days it was warmer than usual. As far as cleaniness goes, the property was clean except for a few things that I know future guests would appreciate the attention. 1. The fan in the bedroom was dirty--full of dust. I did not appreciate breathing that in. 2. The shower curtain was spotted with mold. That grossed me out every time I took a shower. 3. When a guest is staying there for more than 5 days, additional washing pods would be appreciated (since not all family members like to wash their clothes together). 4. This is a suggestion: Since a kitchenette is provided, the basics like oil, salt, and pepper would be a nice gesture to provide for the guests. Overall, I would come back and stay, but I hope that the few things I pointed out would make this stay even more enjoyable. Thanks.

The condo is in a great location! It has a nice ocean view and is an easy walk to the many shops, restaurants, and bars in Kona. The only downsides were that the counter had many little bugs no matter if we kept it spotless and left the trash on the balcony. The combo washer/dryer takes 4+ hours for 4 towels and property management requires you to wash and dry all towels over one per person. If you’re there for an extended stay, you have to build laundry into your itinerary to meet their requirement.

The condo was clean, location was great and secure. The main bed was very firm. The location on ali’i drive near all food and stores made up for the no AC and hard mattress.

Everything was fantastic. Only one drawback was the traffic noise which you cannot do anything about. Can’t close the windows/patio doors because you would get too hot. Can’t even hear the TV! But who cares about that? View, and sound of waves was fantastic. Pool area was always empty and quiet. So close to everything it was worth putting up with the noise.

For anyone wanting an ideal location for main drag Kailua, this is it! We walked all over the area to restaurants, the brewery, the sea wall and the market. The place is clean and cozy and exactly as the pictures show. We fell asleep at night to the roar of the surf crashing out front. Great people watching from the lanai with the morning cup of coffee, unobstructed view of the ocean. We even saw spinner dolphins from the lanai! Perfect for a couple or maybe with a child or two (old enough for the murphy bed). We will be using this place again when we venture back!

Perfect for us. Busy street but right in the middle of everything. Walked to just about all we needed. Good for people watching yet safe and secure. Loved the view one the sound of the waves. Bedroom away from the noise. Well stocked and all our needs were met.
