It was a great condo for my family of 4. My two young daughters shared a queen(twin beds would have been better). It was so nice being on the ground level and walking up to walk on the beach at sunrise. (Beach was not swimmable for young ones). Being on the bike trail was great too. It was nice to go for a jog or walking to restaurants, food trucks, coffee. It was centrally located which made exploring the island easier. Snorkel rentals on site. The only negative was not having a washer and dryer in the unit(from a mother's perspective, it makes the trip more difficult). There is a laundry mat, but we didn't use it.

Super clean, air conditioned unit. No in-unit laundry, but the building laundry room is just steps away. Only downsides were that the upstairs neighbors fed the chickens (which led to a gross lanai) and seemed to hold square dancing competitions at odd hours.

The place was perfect for what we were needing. The beds and pillows were very comfortable, even the pull out couch was super comfortable. Nice amount of space for the 5 of us. We had a perfect view and access to the beach with a gorgeous sunrise. The walkway made for a gorgeous morning run along the beach. We were close to everything we needed and felt very central to the entire island. Perfect location! A few suggestions for the owner but definitely not complaints as we would stay again…We felt the kitchen was lacking and could use some updates and an inventory refill. The bathrooms could use exhaust fans. The gym was SUPER tiny which was a bummer but the outdoor path made up for where that lacked. We didn’t realize (probably because we assumed) but the laundry was shared within the facility and each wash and dry load was $1.50 each in quarters.

We loved this location- cute town- and right in the middle of everything. Loved waking up and watching the sunrise. Right on the boardwalk- and beach- although we drove to other beaches for the day- it was nice having the option of it right here. Would definitely stay again!

We were very happy with our choice to stay at Pono Kai C101. Property was clean, well decorated and furnished with about everything you could think of you might need. We didn't really cook much but everything was there if we had wanted to. Amazing sunrises and a bike path just in front of the condo. Easy walk to restaurants and shopping. Book this with confidence.

We booked a condo that showed pictures of it having a loft bedroom. However, the condo we got was a ground floor unit. It was still very nice and we enjoyed our stay. The dishwasher in our unit didn't work, as we had to wash the dishes afterwards. Also, the slider door was VERY hard to open and close and we felt like we were going to rip the handle off the door.
The entire resort was beautiful and very clean. You can walk to shops and for dining. It was on a beautiful beach and on the walking path which took you both North & South from the condo. We were surprised as to the amount of homeless people in the area compared to when we were there 10 years ago. However, they mind their own business and are very friendly and say "hi" when you walk by.

The condo is a bit dated, but was clean and comfortable. My family had a good time and were happy with the condo. The location right on the ocean was fabulous. And, it is just a block and a half from most of Kapa'a town, which was super convenient.
Do note, the reference to three beds includes a sofa bed in the living room.

Although you see the pictures on the website beforehand, let’s just say the pictures did not tell the truth. First, the kitchen window near the front door had no full curtain or blinds; therefore, privacy was an issue. To solve this problem we used a brown paper bag and taped it to the window. Next, the Master bathroom did not flush properly, very sluggish flush and we had to hold the lever down for at least 15 seconds for it to go down. Third, the front door takes about 30 seconds to close behind you and it cannot be forced closed. Additionally, the hooks in the Master bathroom were ineffective, the towels kept falling on the floor. Fourth, there was obvious rust throughout the condo, including the shutters, windowsills, and ceiling fans. Fifth, it rained heavily on 1/30/23, and water leaked from the Master bedroom window frame all over the floor into my luggage, wetting everything. Called Garden Island Properties and spoke with Kailani and she sent over maintenance and extra towels. The previous night there were severe winds and the window rattled all night. Sixth, the Master ceiling fan makes a clicking noise, so we turned that off because it was so annoying. Last, they ask you to sweep up before you leave, but they only provide a broom, no dust pan. So we used a piece of paper to get up the trash, but that doesn’t work as well as a dust pan. Besides all that, the beds were comfortable and we enjoyed the close proximity to the beach. I would recommend some serious repairs and upgrades to this place.

There were four of us (two couples) and there was plenty of room to have our own space. The view was spectacular the short distance to the beach was the best. We could walk to town to eat or bring food back to our room. The barbecue was close to our back door for the night and we decided to bbq ribs. The grounds are beautiful and kept up nicely. You could check out what is needed to play many games croquet, ping pong, and shuffleboard to name a few. Also, you could rent snorkeling, boogie boards, everything and anything you could ask for was there. Next time no car will be needed because I want to stay and not do any sightseeing just kick back and relax.

Beautiful place. Great location.I will say we were disappointed to find there was no air conditioning. Many of the other units in our building/complex had A/C but not C-101. That said, the owner did have many ceiling and floor fans available and the cross-breezes were strong during our stay ... AND since we were out and about most days, we did fine. Also, I knew this going in and want to mention as is done in other reviews, Pono Kai is an older resort. Our unit C-101 appeared to be recently painted and was well maintained but it is older. For us, this was not a problem. It's a matter of value. We feel we got a beautiful 2 bedroom 2 bath condo ON THE WATERFRONT for a great price. We rented through Garden Island Properties who were great to work with. Excellent communication etc. AND we checked in and out of the unit with staff from Pono Kai who we also friendly and easy to work with. In short, a great experience and we will be back!

Condo's location and amenities are the only thing we were happy about. The condo was old and dirty. Mattresses were old, noisy (this is a theme for the whole condo) and uncomfortable. AC units in bedroom were noisy and were vented to windows. This caused more noise because the window is literally open to noises from outside. Dishwasher didn't work. Management did get people to come in and "repair" the dishwasher, plain and simple just needs to be replaced with a new one. Bugs in condo, I realize when you are in a tropical environment this happens but these bugs were due to the dirty condo. All windows and window sills were filthy! Beautiful view to the water but the sliding doors were so gross and dirty it took away from the beautiful view. Drapes were filthy! Glass cutting board had mold on it, needs to be replaced. Dishes were old and probably never cleaned properly. Dresser drawers made clothes stink. The dressers were old and dirty. 1/2" dust on dressers. Carving knifes were so dull you couldn't use them. Pillows were gross. This condo was a huge disappointment to all four of us staying. Not worth the extraordinarily expensive nightly rate. The owners are racking in the cash and haven't put anything into this condo for at least a decade, or more!

Cons: Check in was problematic as code was not texted to me as stated in email; condition of property was marginal: ceiling in living room was 1/3 exposed sheetrock, 1 stove burner did not work; window and door latches were decrepit from salt and sand and marginally functional, we were instucted to sweep sand off floor before check out but no broom, dustpan or vacuum was provided.

We stayed here for a week in January 2022. This property is in a great location, just steps away from Kapaa beach, in a well-maintained community right on the coastal bike and walking path. Kapaa is a nice town with many food options. It is centrally located between the north shore and south so every drive is manageable. If you want to see the entire island of Kauai, you can't pick a better location to start and end each day.Unit C-101 is also very well maintained and clean. The beds were excellent, kitchen was well stocked with dishes and utensils, and all appliances were functional. Decor is typical Hawaiian island, but you aren't coming to Kauai for the decorations, right? A/C was appreciated even in January! Best part is the view out of the sliding door in living area and windows in the master bedroom. Guaranteed best sunrises you will ever see. We also spotted several whales right from the lanai as we ate dinner!The only small issue noted was that the unit above had apparently had a water leak and the ceiling in our unit was not fully repaired prior to our visit. It was only an aesthetic issue, however, as the dry wall had been replaced but was only roughed in. The Pono Kai community has a great pool area, lots of activities for the family, and plenty of barbecue grills so you don't have to dine out every meal. Many of our neighbors were returning guests.The management company, Garden Island, was very easy to deal with from booking and then throughout our stay. They checked with us via email frequently and made check in and check out very easy. We had no issues during our week, but I have no doubt they would be quick to respond. I would easily recommend both Garden Island and Pono Kai C-101.

We had a great stay at this property and it served as a terrific home base for exploring all over the island. It is a very short walk to the shops and restaurants in Kapa’a. It is an easy drive to the north or south shores. It is right on the bike path for walking, running, or biking. Perfect for what we needed!

One of the most well equipped condos of Pono Kai Resort, easy access to beach, local attractions, grocery stores etc. The management is extremely prompt with answers to questions, and willing to go over and beyond to assist. We ran short on plates and cups ( was a long stay and party of 6) and they dropped off the utensils within a day. Would highly recommend this place for all those visiting Kauai.

Only complaint was “musty” smell, which is common in Hawaii but this condo seemed worse than others we’ve stayed in. We had to run a/c or keep all windows and sliding door open in order to get fresh air. Some repairs to ceiling started but not complete, may have contributed to small? Other than that, clean and well stocked. Would stay here again.

Pono Kai C101 is located right on the ocean, with a breathtaking morning sunrise from the master bed room. The kitchen is well-appointed with previous guests/owner leaving all kinds of spices, storage containers, plastic wraps, and dish soaps. There are plenty of plates, pots, pans, silverware. The stove burner was disconnected but that was an easy enough fix.
The beds could use mattress toppers but they were clean and comfortable, and the rooms were spacious and clean. We loved having 2 sofas in the living room and stepping out on the lanai and right onto a small beach. The walking path is wonderful.
We used the BBQ grills and they were easy to use and clean.
Overall, the place is perfectly located on the center of the west side of the island and we will 100% try to stay here again.

We loved everything about this property. It is truly as beautifully set as it shows in the pictures. The unit is well equipped with just about everything you need on a vacation.
The kitchen is compact and fantastic. We cooked all our meals there.
One cupboard was stocked with board games and books, especially many on Kauai.
The bedrooms were spacious and incredibly comfortable and well set. One of them looks out into the green grass and the blue sea.
There is a swimming pool, tennis and basketball court which we used often.
Property management's communication with us was prompt and very helpful.
I would highly recommend this place to anyone looking for a comfortable, quiet and relaxing Hawaiin vacation.
