Epic Realty was very difficult to reach. Office hours on answering machine 10-5 m-f but voice message system was 11-5 and office closed weekends. Did not receive check-in instructions till I asked via email/texts at least 2 times. No one answered the office phone when called. Units air conditioner was extremely loud and located in master bedroom. It didn't cool well. Was told could have looked at the next day. We were only staying for 3 days so no sense of urgency Unit was old and well used.

Nice location, food and grocery walking distance. Swimmable beach is a 2 min walk. Place is on the older side but completely functional. Watched turtle’s from the balcony all day everyday.

Condo was very clean and maintained. The couch really needs to be replaced. You do sink into the couch when sitting on it. Everything else was absolutely awesome.

It’s was ok. The beach has washed away and there are large sandbags in its place but you don’t have to walk far for a decent beach. The people are friendly.

Good facility for the money. Our only complaint was with the property manager. There was VERY LOUD construction work being done right outside our unit for more than one day. When we called to complain we were told that there was a statement on the VRBO site, telling us to expect construction work. Therefore they would not relocate us to another unit. We did not see a statement to that effect and our belief is that although the statement may be on the site now, it wasn't there three months before our trip, which was when we made the booking. Never did the property manager indicate that perhaps it was their failing. We were simply told we were at fault.

The Royal Kahana is my go to when I’m in Maui. The location is perfect as it is close to beaches, shopping centers, restaurants, grocery stores with a local vibe. The room itself was well kept and clean. Although the building was going through construction noise did not seem to bother as most of the time I was outdoors at the beach in front of the island. Unfortunately I arrived to no hot water for 3 nights. I sent the host a message and she responded right away unaware of the problem with little that she can do. The staff in the condominium were pleasant but also had no info on when the repair would occur given that the part was ordered from the main. I had to keep reminding myself that it is an island which can have limited resources on parts needed for the repairs. Overall I still love this building and would stay here again.

I absolutely would not recommend staying here while it's under construction. When I booked the listing didn't mention anything about it yet but from the hours of 10ish am-330ish pm it literally sounded like they were sanding the floor above us or jack hammering through the ceiling. We have a 1.5 year old who needed to nap and there were days during our stay that he wouldn't because it was so unbearably loud. I could barely have a conversation with my husband it was so loud.
The location is very central and it's nice having a private Lanai to enjoy the view. The property was pretty empty so the pool only ever had a few other people there. The beach access is not at the property so if that's necessary to you, find somewhere else. You can see the water and technically walk over the sandbag barricades to put your feet in the sand but it is not a safe area for kids to play or just enjoy the beach because the water comes up so high.
If we hadn't been there during construction I think my review would have been mostly positive but the construction really put a big damper on it. The only way I'd recommend this place right now is if you plan on never being in the room during the day. Mornings and evenings only, you would be fine because the construction was pretty consistently only for a few hours during the heart of the day (it just happened to be right at our kid's nap time).

Major construction was taking place on this building during our stay. In fact the construction had been going on for several months yet we were not notified ahead of time. The noise at times was unbearable with jackhammering of concrete right outside our entrance door. When confronted the property management company we used claimed they were unaware and blamed it on the owner for not notifying them. They acted like the victim. They did not offer us another location and suggested we find one on our own or accept a refund of $700. We spent over $7000 to stay there! Buyer beware!

We loved our stay and wished we could have stayed longer. Beautiful views of the ocean from the patio and bedroom. We even spotted some whales while sitting outside on the patio. Condo is part of a beautiful building and in close proximity to beaches. Condo is well decorated, comfy, and clean. Highly recommend staying here for your vacation!

We had a good time. PROS: Location, AC (rusted), View, Close to ocean and some stores and parks. Enough towels and beach towels. Beach chairs and icebox, shampoo, conditioner, lotion and a small amount of cleaning supplies. Good security. The wonderful people at the front desk! They are amazing!CONS: Charge for parking. COCKROACHES :( Place not completely clean. Waaaay outdated :( Furniture are very old and wearout. Uncomfortable mattress, stained old bedding. Windows and drapery all dirty, rusted and falling apart :( Kitchen: rusted kitchen utensils, bad quality cooking spoons and knives, they do not even provide the essentials! salt & pepper, olive oil, sugar and coffee would be nice. Too little laundry detergent. The place does not look like in the pictures showed online. The pool is nice but it doesn't look clean. I would recommend this place but if they to some serious TLC(tender loving care) to it.

PROS: Good location. Nice view. Secure. People at the front desk nice and helpful. Quiet :)
Close to stores and parks, some restaurants. Offers beach chairs, enough towels and beach towels, shampoo, conditioner, lotion. Some cleaning supplies.
CONS: COCKROACHES, expensive parking, very old and outdated furniture and mattress, very poor quality of kitchen utensils (cooking spoons, etc) getting rusted. No rags to clean the stove. Other places welcome you with a well stocked kitchen with salt and pepper, olive oil, sugar and coffee, but this one, you'll have to buy all or your very expensive necessities for a few days and then throw them away :( The counters are plastic and old.
Next time, I will look for a place that does not charge for parking. You definitely, need a car to go around, it is not like you'll be coming in a parachute and drop on top of the building. Thank you.

It’s a wonderful oceanfront property, reasonably priced, and super close to the water. We could always hear the waves. The management company was very sweet in giving us a free late checkout and extra pillows. We appreciated the mgmt’s accommodation of our special requests.

This condo was the perfect stay. Great location, beautiful view, nice beach, close to restaurants. The property was really well maintained. The pool was pristine, the grills were so clean and brand new. Highly recommend going to Miso Fat sushi across the street. Beach house next door was cool too. Also very convenient to have the liquor store right across the street. This place is worth the stay.

We love staying at the Royal Kahana resort. It is like being at home. The bed is so comfortable in RK 309 and the condo's are quiet with beautiful views of the ocean and neighboring islands. It is so nice being able to go shop at Costco and Walmart on the way in and have a full kitchen to cook meals. Jacelyn was so great and so personable.She is a beautiful reflection of Aloha! We look forward to returning to Royal Kahana!!

Nice condo. Only two issues when arriving -not enough towels and no beach chairs. Both issues were resolved promptly. Location is excellent with a great view of the ocean. We would rent this property again.

Clean- very well equipped with beach chairs , portable cooler, umbrella, boogie board. Sheets for sofa bed extra pillows and plenty of towels! Washer dryer in unit is small but super useful. Friendly staff. Teens enjoyed the ping pong and cornhole. Close to hikes and awesome snorkeling sights in west Maui - as well as Kaanapali beach and Lahaina. Amazing view of sea turtles off the balcony on this ocean front unit. We would definitely Come back! Has everything you need and the sunsets from the lanai were incredible. Yes not a big beach but the view of the ocean from the pool was awesome. You can drive to a million other beaches on the island!

Great home for our vacation! Well appointed clean quiet and had the windows open to listen the waves every night. No spatula so we bought one for future guest and left snorkel gear and spices as well. The bed is comfortable but the pillow are not. We saw turtles every day and a whale on our first day!

The views are unbeatable. We watched whales and turtles from our lanai. The swimming pool was heated. The beach was beautiful. There was even a lawn at the back where we can play ball with our baby. The staff were friendly. The room itself is a bit outdated but all worth it for what you get. The kitchen has most of what you need. If you plan to cook there, bring your spices. They have salt, pepper and paprika. We are very satisfied.

The condo was clean but definitely needed a touch up. The bedroom sliding glass door screen was missing. The tracks where you opened the windows were very dirty. The art work was amazing and the view was the absolute best. The condo was clean but the furniture needed updating. All in all we enjoyed our stay. Great location very close to a wonderful beach.

This was a very nice condo - spotlessly clean and appeared to be recently updated. No sunset view from the lanai, but that means no afternoon sun beating down so we were able to enjoy our beautiful view of the ocean and spouting whales at any time of the day! The reason we knocked off a star is that a) there was minimal beach equipment provided - we had to rent beach chairs and umbrella from the place nearby and b) the kitchen could be equipped better - there were pots and pans, but no ovenware besides a cookie sheet. No storage containers for leftovers, no hotpads or oven mitts. The ice maker is disconnected so you have to get ice from the machine in the basement .
The location is very convenient to great restaurants, beaches and snorkeling, and there was plenty of parking in the lot. And the view is magnificent, which was very important to us! We would stay here again.

RK309 has an excellent view and in located beachfront. We particularly enjoyed the deck although it was very small and lacked a lounge chair. The room itself is original furnishings and fixtures. There is no upgraded sinks or kitchen. No granite but rather Formica. The supplies were relatively nonexistent. I used napkins for coffee filters until I made it to the store where I bought dishwashing liquid, soap, washing machine soap, paper towels, trash bags, 2 beach chairs, an umbrella, bags of ice and bottled water. The fridge was not hooked up for the ice maker.
