As other reviews have noted, this house has literally everything you need for a great trip. We’ve stayed in many rentals where there isn’t adequate dishware, beach gear, etc, and this property is the opposite; it’s stocked with items as if we lived there ourselves.
The condo is a short bike ride to Queen’s Bath which is an awesome hike. It’s also a close drive to many amazing beaches. We would definitely stay again if we travel back to Kauai.

We loved the home. It was perfect for our family of six. We’ve rented on the island three times, and this was by far our favorite rental. Clean, well stocked, and perfect location. Quick note: If you want to use bikes, you need to fill out the waiver and send to manager to receive code. This was only piece of info that was not readily available. But the manager was super responsive when we asked.

Beautiful, generally well maintained condo. Neighboring Hanalei is very nice with good beach and lovely sunsets.
Minor critiques:
Somewhat distant from airport and tourist locations on the southern end of the island.
Master bath had minor mold that could be removed.
Queen bedroom bath needs to have shower diverter valve replaced. It limited the water flow to the shower head.
But overall a very nice place.

We stayed for three nights (wished it was longer) with our kids 18 and 20 years old. The condo is spacious and beautifully decorated. We especially enjoyed the lanai for early morning coffees and leisurely afternoon lunches. The condo is incredibly well stocked from kitchen amenities to movies to games to beach gear. I usually don’t write reviews, but my daughter insisted I do so because we had such a wonderful time. Would definitely stay here again!

We booked the VRBO to stay for two nights before our company group trip started at a nearby resort. The property was super convenient, clean, and communication was great! The kitchen was stocked with EVERYTHING you could possibly need. One of the bikes pictured was being repaired so we were not able to take advantage of that amenity since there were 4 adults and only 3 bikes. I would recommend renting a car (or using an app like Turo) when visiting as there were no Uber/Lyfts available. The grocery store wasn't far but carrying back our items was a challenge. Overall, great experience and would for sure book again!

The condo is beautiful and very well appointed. The layout was perfect for our family with adult children. Lots of space. Having three bathrooms was great! We loved the big patio for breakfast in the morning and for the evenings.

Great location. Every amenity you could imagine - even more than we have at our house! One complaint would be the master bedroom faces another property across the street, which turns their fountain off at night. A loud motor comes on intermittently, which, ironically, sounds like a bullfrog. Very noisy and irritating when you’re trying to enjoy a quiet tropical vacation. Mentioning this for those who are sensitive to noise. I would recommend earplugs if using that bedroom.

The beach gear in the garage was a wonderful addition and made beach days amazing. Kayak Wailua took us on a great paddle trip up the river and hike to the water falls, highly recommend a guided trip with them. Loved zip lining with Kauai Backcountry, would do that again and again. The beaches are amazing. Can't wait for the next trip.

Only one noise issue in the ventilation shaft of the primary bathroom . With the high winds, during our stay, there was a metal, panel probably on the roof or the internal shaft, that came loose and hitting something, making a constant noise during the night. Pool wasn’t heated. Very cold!
Mold or mildew in showers needed to be addressed. Needed better toilet paper. Bathroom for green bedroom needed the toilet paper holder removed and placed on a stand or something different, it was too close to the toilet and no one could sit there without having it hit you in the back.
The kitchen was well stocked and we enjoyed every other aspect of the VRBO! Excellent!!

We had an amazing time in Kauai. This location was nearly unbeatable and Kristen was an amazing host/manager. We quickly made friends with locals in the neighborhood and they showed us the quick access to the trail that took us straight down to a beautiful/nearly private beach. The condo was very clean and wonderfully taken care of. The kitchen was fully stocked with all the essentials and the owner also provided many toys/equipment for the beach experience. Large, top floor condo in nice complex. Garage door remote and keypad did not work, but not a huge issue. Kids loved the pool, kitchen was well-stocked, A/C was sufficient and the tech (Wi-Fi, TV, etc.) worked without any issues. Decor was very heavy on Tommy Bahama with local antiques/vintage items mixed in. We were only there for three nights, but it would be a comfortable place to stay longer and take more advantage of things the condo (e.g. bikes) and surrounding area has to offer.

Our stay was short but unforgettable. This property was very well maintained and appointed. Quality bedding, linens, furniture, showers and they even provided all the kitchen utensil, cookware and appliances we could ever want. We loved our stay, it was in a quiet neighborhood and there were always people walking around so we chatted with a few families while there. The lanai was beautiful, a great place for breakfast and dinner. There was whole home AC which was a nice feature in July. I would love to book again when I next visit

The coffee maker was not working properly so a new one was delivered in an appropriate amount of time. The condo is decorated as beautifully as the photos. The owner definitely has excellent taste from the furniture to the art on the walls. This home does not look like your typical rental. Everything you could want in the kitchen. Especially loved all the storage containers! Large lanai that we could all enjoy together - sitting, sipping and dining. Plenty of beach towels and beach chairs as well as other beach toys and bikes. The road in front of the home gets a little noisy at times but nothing to worry about and always quiet in the evenings. The pool, grills and trash disposal very nearby and convenient. We would definitely recommend!

This property certainly meets all expectations and more. Very clean and beautifully decorated. Great pool/ hot tub area equipped with grills for guest usage. We like morning walks and this area provided plenty of walking including an area around the close by golf course, views of Hanalei bay just to cover a few of our walks. Nothing negative to report the only issue was with the garage door and a call to the Realty company quickly fixed the problem.

I can't say enough great things about this condo. It is located across the street from a very nice pool and hot tub. Two grills are located in the pool area and also couple of tables.
We had six adults and the condo was spacious, bright, and clean. We enjoyed coffee every morning on the nice covered porch.
They also provided 4 bicycles, numerous beach chairs, sand toys, snorkel equipment, and several coolers.
We really enjoyed our time. Thank you for sharing your home with us.

If this unit is available for your vacation time, don’t hesitate to book it. Everything about it sets you up for a perfect experience. It’s beautiful, modern, immaculately clean, perfect location for enjoying all Kauai has to offer, a quiet neighborhood with your balcony deck right across from a large waterfall and you are just a few doors down from the pool and hot tub and is equipped with every imaginable accessory you could want The kitchen is fully stocked. There are games and videos for evenings at home. The garage has many toys to take out and use for your day’s adventures —boogie boards, chairs, bikes, umbrellas, spare beach shoes, coolers, etc,etc, etc. it’s all great. The management is soooo helpful. They get back to you quickly with any communication and keeping you informed so check in/out was smooth. The garage door spring snapped on closure one night when we came in so our cars were locked in and management got right on it and lined up the repair guy who came over before eight the next morning and had it replaced within minutes. This was amazing as it was a Sunday morning. Didn’t miss a beat of our vacation. Thank you so much for maintaining such a wonderful home away from home. Great price/value as well. BOOK THIS CONDO!!!

The condo was absolutely perfect! The pool area and hot tub are just a quick walk across the street. The surrounding area is just as gorgeous as the resort. Beautiful mountain views make for an enjoyable morning walk or bike ride. The location was perfect for us. We were super close to Haneli bay and many beautiful beaches. The condo was decorated beautifully and was super clean. There were large bottles of shampoo and conditioner available as well as several hair dryers. Everything we needed was provided. We would definitely stay here again.

The only reason I can’t give a phenomenal rating is because the air conditioner broke on our 2nd day and it was very warm for the next 3 nights. However, the management contact was notified and we are supposed to receive a 20% reduction on the 3 nights without A/C. It was a nice gesture on their part.

Pros:
-great kitchen with everything you need for lots of cooking

-feels cozy and clearly someone cares about the condo
Cons:
-management company is poor, they seem to know about problems but don't fix them. The front door lock still doesn't work (see previous reviews commenting on this problem --and being in Hawaii has nothing to do with fixing it, you can buy this lock at big box store for $100). The main freezer still doesn't work and will not keep food frozen (also, see previous reviews commenting on this problem).
-garage is a bit tight for a large SUV or van, street parking is not allowed
The actual condo deserves 5 stars. But the management company takes it down to 4 stars, sorry to say.

This condo was clean and well stocked- we really appreciated the bikes and beach equipment. The quiet, residential neighborhood made for a calm, serene atmosphere when we got home from a day of hiking, kayaking or snorkeling. It was easy to get out an explore Hanalei and the North shore. The garage was a tight fit for our rental car- a Jeep Grand Cherokee- just something to be aware of.

We had a great time. The Condo was awesome. Well stocked. Clean. We did have a few snags, though, and I was on the fence in giving 4 vs 5 stars. The keypad didn’t work when we checked in which caused us to have to call the emergency number at 11:30 at night to be able to get into the condo. They weren’t able to fix the keypad for the whole stay so we had to use the spare key. This became and issue since we had 3 different couples staying in the same condo and we weren’t always coming and going at the same time. The freezer also didn’t work and it took the property manager a full 24 hours to respond to the freezer issue plus another question we had. But overall the place was really nice and the issues were ultimately resolved, so I felt a 5 star rating was appropriate.

Great trip, we had plenty of room to spread out, we traveled with our 2 adult children, everyone had their own room and bathroom, it was perfect. The landscaping around the property was beautiful, I loved sitting on the Lani to soak in the beauty all around me. The Kitchen was well stocked, all you need to do is buy food. This condo under promised and over delivered! It had every amenity and I mean EVERY AMENITY. Every room was spacious and comfortable. The kitchen was incredible to cook in (pictures do not do it justice) and had every utensil you could ever need. The garage had a great variety of beach supplies and bikes. It was so nice to grab an umbrella and some chairs and head right to the beach. The pool and facilities are beautiful and peaceful. This is very obviously someone's home and not just a rental. I would absolutely book this property again.

We found everything we could possibly needed to cook our meals every day, Great to have bikes and beach toys. Just one glitch we arrived to find an apartment size fridge to use, the large regular fridge was not working. These things happen but it would have been nice if someone had let us know before we arrived with our very large Costco grocery shop! Very limited freezer space. Hope it gets fixed soon for other guests to enjoy this beautiful home.

The was a secondary fridge but it was not overly large. We should have been informed that the kitchen fridge did not work as we put food in it then went out. This condo more than exceeded our expectations to say the least! Communication leading up to the rental period as well as a few questions during our stay was flawlessly executed by the team of Kristen and Graeme. The unit was very well cleaned, furnishings nice and beds very comfortable. Do not believe we have ever stayed in a unit that was so well organized. The kitchen was over the top well stocked with anything you could possibly need. Kids loved that we were close to the pool as they absolutely loved the pool area. Complex is very close for grocery shopping at Foodland as well as an assortment of stores in the Princeville shopping center. We had an absolutely awesome stay in 11C and can not recommend highly enough!! Thanks Kristen and Graeme for a wonderful stay!!

We are VRBO owners of the "Doc Holliday House" in Grapevine, Texas and have received only 5 star reviews of our own property...that said, we are extremely picky and notice every detail. This home was perfection. I saw things "I" could learn from this owner! The amount of detail and supplied amenities was over the top as if each guest was a personal friend of the owner. This IS someone's home and it felt warm and cozy and was beautifully decorated. I could live there! So if you cannot tell, we LOVED our stay!! Thank you 11c!

We absolutely loved our stay here. Everything was as described and still exceeded our expectations. The amenities were excellent great access to the pool and lots of chairs, snorkeling gear and body boards. We’ll definitely be back!

We had a wonderful and relaxing stay at 11c Nihilani. The home is well-stocked with everything you need in the kitchen, stainless steel appliances and granite countertops. The garage also contains beach chairs, boogie boards, bicycles, umbrellas - it’s all there. Your home is beautifully decorated and made us feel welcome on the perfect island of Kauai. I have rented a lot of Air BnB and VRBO condos, but this condo was by far the best one yet. We came to Kauai with our grown children. My husband and I, our married daughter and her husband and our son. The condo was clean and spacious. Everyone had their own bedroom, office and bathroom. Our daughter and her husband had their own deck. In the morning we shared coffee together on the main deck which had a view of a lovely waterfall. The pool and hot tub are only steps away from the condo which was great after a day at the beach. The decor is beautiful and the furniture is comfortable. We felt each evening like we were coming home and the kids said they looked forward to coming back to the condo. The condo was incredibly well stocked. We had coolers and boogie boards and snorkel gear and chairs. And inside there was every utensil and silverware and dishes you could want. As well, I really appreciated the little extras, like a little bit of flour and rice and popcorn and spices etc. We were close to everything on the north shore and every day we explored a different beach or found another activity to do. I would definitely recommend this condo and hope one day we get to come back again. Thank you!

This is a great unit. Very clean. Very well stocked with all the Necessities you could ever think of. Having a garage was fantastic. The pool and hot tub were great. Location was nice. The price was also very reasonable. We'll definitely stay again if I come back to Kauai

We LOVED everything about our experience while staying at the townhome! Not only was the property absolutely beautiful and impeccably clean, it was comfortable and spacious - perfect for my family! The townhome had everything we could ever need during our stay - boogie boards, beach chairs, bikes, beach towels, etc. The grocery, ice cream shop, shave ice stand, restaurants were all right around the corner. We will definitely plan our vacations in the future to stay at this property!

We had an absolutely wonderful stay in 11c! Plenty of space, perfectly stocked condo. The bikes and beach gear were so appreciated. We are runners and loved our morning runs in the area (it's about a mile to the St. Regis, and the trail is mostly paved, not sidewalk.)
I can't think of a single drawback to this condo. The pool and grill areas were great and we used the grill several times.
We are already planning a return!
