We got to watch a lot of surfers this week with the great wave action just sitting on our lenai. The location of this condo is really good compared to the city, half a mile from Alli Gardens (souvenir market) and the access to highway 11 and highway 19. We got to talk with the manager and the owner a couple times and they were very helpful getting us situated and settled in. The traffic in front of this condominium unit is busy at the beginning of the night but it does die down after a bit. We even got some great pictures of sunsets and a couple of nights of moon setting. I think if we came back to this island in the near future, we would look for this unit again. We had 3 generations here for an absolutely amazing vacation in paradise. Sleeping at night with the doors open and falling asleep to the sound of the waves crashing just feet away.... it just doesn't get any better. We had a wonderful vacation with our son, daughter in law and granddaughter who live far from us. Thank you for the memories!!!

Wonderful absolute ocean front unit, nothing but ocean sounds and beautiful sunset views. One small issue was immediately resolved by the quick response from the property manager, very impressed with the service. Second bedroom on the Ali'i side could hear the road noise, but that couldn't be helped, and calmed down after 10pm or so. Will definitely recommend to friends and I would not hesitate to stay again. Small coffee maker though, needed two pots of coffee to get through each morning.

View was great, balcony was awesome, location is perfect. But the condo was DIRTY, incredibly dirty.
It was gross. Dead bugs and a ton of dirt inside the lamps where you have to reach in to turn them on. Didn't want to step on the floor in bare feet, it was so dirty. But the carpet in the bedroom was no better, it needed to be replaced years ago.
Knives all dull, toaster only half worked, no hot water at master bath sink, every surface not dirty was covered with tchotchkes EVERYWHERE. We had to collect all the plastic plants (non ever dusted) in one place, just so we'd have somewhere to place our stuff on surfaces.
No vacuum, just an electric broom (which answers a lot). Down bed pillows were bricks, just awful and gross.
Opened drawers and cabinets and just junk (or litter) would be in it. Light switches that didn't power on anything, overhead fans (kitchen, balcony) and lights (bar lights) that didn't work. One balcony screen door locked, but the other didn't (wasn't even keyed for a lock).
Owners seem nice via email and text, but wow... I would never, ever stay there again and would be embarrassed for anyone else to stay there. It was just pitiful.
I managed apts for decades. I would have been fired for leaving a unit-for-rent in that poor of a condition. It needs not just a deep, deep clean but better performance of people regularly cleaning it.
This Vrbo is why people are turning to using hotels again.

Overall a great trip. A perfect location with a wonderful view; literally right on the water! The pool was nice and parking was easy and abundant.
The second bedroom faces the street and the noise can be very loud. The carpets were old and the age definitely showed. While the master bedroom bed was comfortable, I think perhaps the cleaners could have done a slightly better job.

Great stay! The balcony view of the ocean, rocks, and surfers right below is spectacular! I could have stayed out there all day and all night just taking in the scenery and sounds of the waves. The free trolley stop is right outside the building and we highly recommend using it, but be prepared for it to be running late pretty much all the time. Everything was wonderful except ants in the kitchen and the place could use some updates, but the view and location is worth it! No other complaints.

This is a great place to stay if you enjoy being as close as you can get to the waves and surfers. They don't bother you. You just get an amazing view from your lanai or grass below. The condo has most everything you will need to cook and rest comfortably. Master bed is kingsize and in good shape. The owners and manager were cooperative. We were there a month so got our Hawaii fix for years to come.

We were very happy with this property. You can't beat the location. You are close to town, wake up every morning to watch the surfers right off the liani and end each evening doing the same. Although the place is a little old, all of it charm wins you over quickly. We enjoyed listening to the waves right outside the sliders. Almost anything you would need is provided from a well stocked kitchen, to beach supplies and fans. The owners of the property were kind and very quick to respond to our questions. An extensive binder was provided at the property to help us make decisions on where and what to do from restaurant choices to beaches go excursion. We would not hesitate to rent this property again!

I spent a lot of time searching specifically Condos that both fit my wants and budget. This property is both right on the ocean, not across the road, has a little beach and tide pools, not many Condos in Kona that have this option. It is also near the only while sand beach in Kona and close to Kahalu’u Beach Park, which has some of the best snorkeling on the island. The lanai felt private and had plenty of space for us to watch surfers and sunsets. We also has people next door and above us and we couldn’t tell from inside the unit.
Communication with the owner was good, only one minor issue and the owner responded immediately, nothing that impacted the trip. There is no A/C, but plenty of fans and a good excuse to keep the doors open (screens for each of the doors). We also liked that a selection of condiments, spices, dish and laundry soap was available.

The property is located conveniently for anyone renting a car and hopping around the island. Close to downtown Kona and far enough out to avoid any cruisers. One item of note- the public access to the beach is super convenient , but the downside is very regular marijuana smell coming from that direction . So if that is bothersome to you, beware. Otherwise, the condo is very well equipped and cozy. We had an excellent stay !!

This is a VERY well-stocked unit. If you need it, they have it there for you. That was great! The kids LOVED the pool, but I will mention this location tends to have an older population that didn't always make us feel welcomed at the pool. Close to Magic Sands beach, also very close to Coconut Grove where the nightlife is at.

We were very happy that we chose this condo on the Kona coast south of Kailua. Although it is part of a larger complex it felt very private. Great deck overlooking the ocean where we enjoyed watching the many surfers. The master bedroom is spacious and lovely. We slept every night with the sliding doors open listening to the waves. The condo has everything you would want. The kitchen is very well equipped with everything you might need. We appreciated the use of beach chairs, boogie boards, a cooler and beach towels. Good communication with the owners. A very thorough notebook full of useful information about the island was helpful in planning our outings and restaurant choices.

This property hits the mark for those that want to stay as close to the ocean as possible. The lanai is very spacious, nicely furnished, and makes a great place in which to spend quality time. The surf at this location is very active and quite loud, so light sleepers take note! The condo provides most of the needed amenities, but you'll need to bring your own shampoo, conditioner, and bar soap for the showers. The rooms are tastefully furnished, and we found the bed to be comfortable and the kitchen well-equipped. The bathrooms could use some TLC, and there was some mold and rust on the washing machine's door, but we found the unit to be clean overall. There is no AC, but we had no trouble keeping the unit cool with the help of many ceiling fans.
Although there isn't an assigned parking space, we never had trouble finding a spot close to the unit. There is a trolley that stops in front of the property to take you into town, or you can drive a couple of minutes like we did (it's a little far to walk with no continuous sidewalk). We had no trouble finding free parking in town using the lot vacated by the daily farmers market.
Overall this property will provide a nice oceanfront stay for your family when visiting Kona.

We had great communication with Kathy before our stay and she provided everything we need to know about the condo and surrounding area. The condo is in such a beautiful spot looking over a popular local surfing beach. Waking up and falling asleep to the sound of waves was so relaxing - an ocean view from the primary bedroom. The condo had all of the comforts of home and everything we needed to daily excursions to explore the island (coolers, beach towels, umbrella, etc). This property’s best feature is the view! Also the little beach hosts a sea turtle who likes to come and sun himself, it’s really neat. It was nice that there were some odds/ends kitchen items such as some salt, spices, etc so we didn’t have to buy those at the store. The pool is very cold, and so we only took a very short dip in it. Would definitely visit again just for the view!

Enjoyed staying in this condo. The view was excellent and location perfect. Would totally stay again.
The only disappointment was a mis-communication between the property manager and Kathy. We requested that the twin beds be moved together and be made into a king bed, which didn't get done. Consequently, we had to move the beds & bedside tables and vacuum the dirty carpet, clean cobwebs, dust and remake the bed with King sheets. The property manager was very apologetic and responded to our questions and report of a broken washing machine promptly and professionally. In the grand scheme of things these were minor inconveniences and would not prevent us from staying again. 😊

One flight of stairs down you walk out on a beautiful sandy beach and a few steps to your right is a lovely grassy area.
This condo was equipped with beach chairs umbrellas boogie boards coolers everything we needed for an amazing 2 1/2 weeks.
The kitchen was equipped with basics for cooking as well as nice serving pieces. there were plenty of knives but unfortunately they need a good sharpening.
The only reason we are not giving it 5+ stars is because there were so many decorative items on nearly every surface and no real place to store them leaving us with not enough room to put our own things. And although the unit was tidy and there were plenty of linens the actual cleanliness of the unit left match to be desired.
Floors had not been mopped, and carpets were not vacuumed.
Although we had read comments from other renters regarding the overall cleanliness, the owners assured them that there was great trust and their cleaning crew. This may be true however deep cleaning seems to have been missed along the way.

The view from the condo is amazing, and it was a treat to wake up with the waves and have breakfast on the deck watching the surfers. It helpef us reconnect with Hawaii from the start. The unit is comfortable and well appointed in a great location. We did use earplugs to sleep- we slept with the terrace doors open and the waves are loud- but it was worth it for the view.

Our family of 3 just return from a stay in Holualoa. Without a doubt the property's biggest draw is the amazing view just out the windows/lanai. We could sit there all day and watch and listen to the surf. Sleeping to the sounds of wave crashing is pure bliss. It is right on popular surfing beach, which is a bit of a blessing and a curse. The surfers are out there pre-dawn and stay until the sun finally fades. It's wonderful to watch them. But some of the beach action (noise and smells) do waft up to the second floor condo. Nothing too worrisome though. The apartment had everything we needed for comfort -- the WIFI was strong and consistent, the washer/dryer worked well, water pressure great, ceiling fans everywhere. What else could you need? We definitely enjoyed our stay and think it is a great find.

Incredible Balcony view! Was so concerned about the property not having AC, yet the fans and Ocean winds easily take care of the circulation and airflow. 62 degrees in the evening and at top 84 during the day outside the place maintained a great 68-74 temp the entire trip! Unknown to us the spot is a Local Surfer Favorite spot with plenty of grass to play, do yoga, stretch out or BBQ! We cannot wait to book again! Kona Bali Kai is a GEM!

We recently were delighted to stay at this property and treated it as home. Upon leaving we followed ALL the check out procedure to a tee, plus we washed down counters, stove and microwave. We were shocked to have $100 of our security deposit taken because of things that we never did like not hanging wet towels, breaking a glass etc. We were told we didn't unpack dishwasher yet the exit instructions only asked for it to be run. If you stay here, take picture or better yet, ask for the owner to check you out upon leaving!

The condo was absolutely perfect, just a few steps from the ocean. We had the best view of the ocean and beautiful Hawaiian sunsets from our lanai, we were close to shopping and restaurants, easy access to highways which allowed us to explore the island, yet we felt like we were sheltered from the crowds. This was an amazing place to stay. Every day we sat on the lanai and watched the surfers at Banyan's and at night slept to the sound of crashing waves. One day we saw a turtle. The complex was quiet, even though there was a small pubic beach below our unit. We have stayed in a lot of condos over the years on various islands and this condo really had a lot of extras. The lanai had plenty of seating and a great table (at which we ate all our meals.) The kitchen was really stocked with all the dishes, and many appliances - from a coffee grinder for fresh Kona coffee, of course a blender, but also a Cuisinart and rice cooker. It also had the most "beach toys/items" I've ever encountered: mats, 4 chairs, snorkel gear, 2 boogie boards, surfboards. It was nice that the 2nd bedroom had twin beds for our son and his uncle to sleep in. (We were surprised how had that was to find.) Highly recommend the unit.

My kids were in awe when we walked in the door. Every morning we sat on the lanai and watched the surfers. Had a couple questions for the owners and they quickly responded. Fully equipped will all beach needs and kitchen needs. Loved having the door key pad rather than a key lock, made it easy not to hassle with sharing a key. Very clean and well kept/updated. We couldn't have asked for a better place to spend our vacation. I would highly recommend this condo. Thank you.

The location was perfect for us, just a few minutes by car to a nearby supermarket or to the center of Kailua-Kona. Many tips from Kathy we tried to make, especially the Manta snorkeling was a one-of-a-kind experience. Initial problems in the condo were quickly forgotten, also because Kathy immediately felt responsible. The breakfast on the balcony was already worth the trip.
I would not be the daughter of my father if I didn't always know how to improve something. All in all we enjoyed our stay very much and there's so much more to do or just relax. We'll be back.

The Bali Kai condo on Banyans Beach was a great spot for our stay during IronMan week. The unit was very clean, well stocked and contained everything we needed from the kitchen to laundry to fast internet. The condo was comfortable for the four of us (could easily accommodate 2 more) with convenient access to all amenities (ie. short drives to Kailua centre and grocery stores). The view from the lanai was definitely a bonus, being mere metres from the ocean with fabulous views of the surf (and surfers) as well as stunning sunsets. During the process, Kathy and Bruce were always very proactive with their communications, providing excellent information regarding the rental process. Highly recommended rental and would definitely stay again.

Just a few feet from the beach as shown on the website. Breakfast and Dinner on the lanai while watching the surfers and turtles below was nice. Watching the Sunsets and falling asleep to the crashing of waves on the rocks was spectacular. We will definitely be back.

This condo is in an amazing location. Right next to a small beach with awesome surfing and less than 5 minutes by car to Magic Sands Beach and Kahalu'u Beach Park, which is incredible for snorkeling. This condo DOES NOT HAVE AIR CONDITIONING!! I don't know how I missed this fact when booking but as our rental period was in July, A/C was sorely missed. This unit is right on the beach and the waves crashing are LOUD! Also a lot of salt spray comes in because you will have to have both sliding glass doors open at all times to help cool it. The lanai was my favorite thing about this condo. Big, lots of chairs, a chaise lounge and great surfer and turtle watching. The condo really has everything you could need for a fun stay, beach chairs (though only three, after my husband and I took a chair my 2 kids were fighting over the only other chair every time we went to the beach), an umbrella, noodles and a couple of coolers. They could use a few more beach towels, there were only 5 and when you are going to the beach everyday it would be nice to have few more to rotate them and let them dry in between. There also was no snorkel gear in the condo. We rented it down in the village but it would have been nice to have it available. There is a surfboard under the master bed, which we didn't find until our last day. That was too bad because we had rented one for a week :(
The kitchen is well equipped, toaster, blender and plenty of dishes and glassware. The washer and dryer were great to have and we LOVED the keypad on the front door. No worrying about keys, losing or sharing them with the kids. I will say that the floors in the unit were pretty dirty. There was a sign on the wall next to the front door asking to take shoes off but the floors and carpet in the bedrooms were filthy. We took off our shoes the first day but after seeing the state of the bottoms of our feet after walking around the condo, we kept our shoes on :( The pool in the complex looked like it was ready for an overhaul but very refreshing and clean and never crowded. The turtles on the beach were amazing to see! Kathy was very responsive when we had questions. Dinner at Sam Choy's was GREAT but TERRIBLE at Fish Hopper! Huggo's for breakfast really good, beautiful view.

The view from the lanai was beautiful. We loved listening to the ocean waves every night while sleeping. It was close to downtown which was wonderful.
It wasn't as clean as I thought. I am really a clean freak, so I am picky. We also needed to buy many of the supples we thought were included.

We loved the unit, we could watch the dophins in the morning, all he canoes and boats going by, surfers, and the beautiful waves. It was also close the town , easy getting around. The unit was very well equiped. Only negative is that closet spaced should be cleared out to provide renters with space to store their suitcases. Thank you for the wonderful vacation.

We were very fortunate to have booked this property last minute. What a wonderful surprise when we entered the condo to find the most beautiful ocean view. We enjoyed amazing picturesque sunsets, watching the local surfers every morning, and seeing resident turtles on the shore.
This condo felt like home. It had everything we needed, with the added bonus of being in paradise. Perfect location, beautiful views, fully stocked. Could not be more satisfied. We would definitely return again! Thank you for sharing your home with us.

This property was like a little Hawaiian "home away from home." Although it is located in a large complex (Kona Bali Kai), it was very peaceful and quiet. The only noise we heard was the surf, which broke only feet from our lanai. The view was gorgeous as we ate breakfast each morning. The condo was well supplied and the kitchen was well stocked and easy to use. There was beach equipment in the bedroom closet for our use. I am very fussy about cleanliness, and I was comfortable staying there. I would definitely stay at this property again.

Our family ( 4 adults and 18month toddler) had the time of our life here. We had different agendas on the to do lists for recreation and this condo and location fulfilled all of it, from beach time, to the most relaxing kick back location, to close to scuba shops and marinas to catch a dive boat or a shore dive at Magic Sands beach, turtle gazing, our granddaughter had a blast playing in the sand and watching the fish and turtles right there in the tide pools and of course the sunrise and sunsets are spectacular!! This condo was equipped with anything we could have ask for and things we didn't know we needed. Super baby friendly for our granddaughter, my daughter was delighted she didn't have to haul over or rent things for the baby...made her life so much easier and more like vacation. We are defiantly making this an annual event. Thank you Kathy and Bruce for making your home so special and comfortable, we did not feel like we were in a vacation home , but a home! Stayed, played, loved it. can't beat location and comfort. right on top of the surf. watched the surfers and turtles every day. no downsides unless you're a late sleeper in the front room with all the sunlight. MBR perfect. Thanks Kathy & Bruce for sharing.

Thank so much for sharing your condo with us. The condo was extremely comfortable and the kitchen is well equipped with everything we needed for our stay. The staff at the Kona Bali Kai were always friendly and helpful. The location was easy to find, just a few miles from the center of town, which made it nice. The parking area was easy to get in and out of, and the facility had security patrolling the parking garage, probably to keep the beach goers from taking the spots.
The best part of our days were just sitting on the lanai relaxing and watching the kids surfing before and after school. Of course keeping all the sliding glass doors open and listening to the waves all night is an extra bonus!!! LOVED IT!!!! We also enjoyed just walking around the tide pools down below the condo and seeing the many turtles that come in and stay during low tides.
It was the first time we had visited the Big Island. Kailua Kona is an interesting town with lots of things to do, places to shop and nice restaurants to eat at with an ocean view..although the view from the condo is the best!!

This condo was perfect for our family's vacation! The views are spectacular, the condo was so nice and clean. We put the 2 small beds together in the front room and our children (2 and 8) slept in there. We slept in the master, with the lanai door open. The sound of the ocean was so hypnotizing, it was amazing. The rocky beach below kept the crowds away, which made for a peaceful stay. We walked with our children down to the white sandy beach, not far from the condo. Our kids enjoyed the pool at night, and everyone at Kona Bali Kai were wonderful. The Poke Shack was delicious, and only a few steps from our unit. We had an absolute wonderful experience, and Kathy is very attentive and accommodating. We would highly recommend to anyone, newlyweds, families, or a group of friends! We will definitely be back! Aloha!

We just spent three weeks in Kathy's condo. This is our fourth year staying at Kona Bali Kai but the first time renting from Kathy. The condo was so comfortable and the kitchen was well stocked as well as beach towels, etc. We liked it so much we have reserved it again next year. Kathy is such a joy to work with.
This truly seemed and felt like home away from home.

The condo is located close to shops and restaurants. The condo has all of the things needed for a comfortable vacation. We loved the rocky beach right below the condo with the small beach area. We had 2 sea turtles come up on the sand to sun themselves all afternoon. We enjoyed watching the surfers in front of the condo from the lanai. We also were able to watch the whales from the lanai as well as several pods of spinner dolphins. If we return to the Big Island we will definitely check on the availability of this condo.
