Wonderful property! Beautiful setting right on the ocean, could not be closer unless you were in the water! Lanai is great for watching surfers, parasailing, paddle boarding, having coffee or a cocktail while watching a beautiful sunset. Great location, well equipped kitchen, bathrooms great, bedrooms great, beds wonderfully comfortable, awesome pillows. Easy in and out, close to most everything. Cindy readily available for any questions. I have used 5-6 Vrbos over the last couple years. While I have not been disappointed in any of them, this is definitely the best! 5+ stars!

The view was amazing. There are surfers out there every morning. We spent hours just watching them. We were able to see turtles coming in to shore several times. The condo is very well stocked with all of the necessities plus any beach gear you could possibly want. The king bed was very comfortable also. We ordered take out every night and brought it back to eat on the balcony so we could watch the sunset. The location was about 10 to 15 minutes drive from the restaurants and stores, but far enough away from the busy areas. I would definitely recommend staying here.

Wow, what an incredible stay! This condo is truly a slice of paradise. The recent remodel is gorgeous, and the ocean views from the wrap-around lanai are absolutely breathtaking—you feel like you’re right on the water! We loved starting our mornings with coffee while watching surfers and sea turtles, and the sunsets were simply magical.
The kitchen is a chef’s dream, stocked with everything we needed and more. The beds were heavenly, and the decor was stylish and modern. We also appreciated all the beach extras—snorkel gear, chairs, and toys—that made our days on the beach so easy and fun!
The location couldn’t be better, with amazing dining, shopping, and adventures nearby. From manta ray dives to exploring tide pools, this place has it all. We can’t wait to come back and experience it all over again. If you’re looking for the perfect Hawaiian getaway, look no further—this is it!

Our host, Holly, was very accommodating and our 11-night stay was just fabulous to say the least! We already miss waking up to the sound of ocean front waves and sipping our morning Kona coffee out on the balcony while gazing into the rising sun over the horizon. Overall, the condo was stocked well with everything you need while traveling, and the kitchen was fantastic for our extended vacation there, plus it was so convenient to have access to a dedicated washer and dryer. The beds and living room furniture were very comfortable, the AC unit worked beautifully, we loved how peaceful this condo complex felt, and it was great to see they were actively working to improve the grounds around the property. Highly recommended! We look forward to our future visit!

Nice location. We weren’t as fortunate as previous renters in regards to the check in process, communication with owner and cleanliness, but now we know what to expect. After we figured out how to get checked in and gain access/instructions, we were able to enjoy our stay. We’re islanders, so we know what to expect…but if you're not accustomed to island living, you may want to grab yourselves some Hoy Hoys from the store.

We stayed at two different oceanfront rentals in Kona. This had the best location for a relaxing experience. The peacefulness and view of the location was unbelievable. I don’t think there are many places like it in Hawaii. All you could see was ocean and lots of surfers. Place was small but adequate. Pool was nice and private. Plenty of sun. Owner was great to coordinate with. All around great experience. I wwould stay here again.

This property was great. It was just as described and shown in the photos. My wife and I stayed here on our first trip to Hawaii (Big Island). The property was right on the water where we had spectacular views to include daily surfers, crashing waves, and beautiful sunsets. We had all the amenities needed to make our stay comfortable. This was definitely a great "home base" as we explored the Big Island during our 10-day trip.
The communication with the owner was flawless. We received all the information we needed concerning the property in a timely manner and had no need to contact her with any concerns during our stay. I would highly recommend this property if you are planning a trip/stay in the Kona area.

The property is just as described, right on the ocean! It was fun watching the surfers right out the window. The 3 separate A/C units were great to have although the LED lights from the panels were a bit annoying at night. The unit is bright and airy, clean and comfortable. We personally loved having no carpet anywhere in the condo, just nice tile and LPV flooring. Kitchen was well stocked, and bathrooms had plenty of towels. The condo actually seemed bigger than the photos showed. The beds were comfortable and we really liked all the ceiling fans which kept the A/C distributed nicely. Condo is easy access right from the elevator, and garbage chute is conveniently located right outside the front door. We would absolutely stay here again!

Very nice condo. Spectacular views. Responsive owner. Well stocked kitchen and bedding, although we could have used a working can opener and a soup ladle. The market across the street would have been nice, but it was closed for repairs (with no notice). The hot tub appeared to be closed, but we never got around to calling the owner to ask. It was a joy to watch the surfers out the huge picture window.

Having stayed in September the condo complex was less busy which was nice and really quiet.
The condo is located right on the ocean! The wrap around lanai has a counter top bar and chairs which allows you to enjoy your morning coffee/breakfast and watch the surfers all day. We enjoyed many suppers and watch the sunset from this area as well.
The condo has a/c in main area, but we didn't use much. There are two sliding doors and you can get a nice breeze going through. Second bedroom also has a/c which was also seldomly used.
Kitchen has everything you need to cook easy meals and prepare quick lunches/snacks for the day.
Da Poke Shack is 100 yards down the road and is awesome!!!
Magic Sands beach is about 0.9 miles down the road and a nice 15 min walk. There is free parking across the road if you want to load up your vehicle.
Pool and hot tub were good and bbq's onsite were cleaned daily.
The only small disappointment was a boogie board was not provided (purchased one and left for future guests) and some of the beach chairs were not in good working order. However, we were able to use two of the chairs and the umbrellas.
Overall, we were very happy with this condo and would definitely recommend as a rental property to consider!!

This was an am amazing anniversary vacation made better by the stay at this property. The view exceptional. The table and chairs out on the balcony made it a great place for coffee in the morning or watching the sun set over the ocean. We were able to either open the windows to enjoy the ocean breeze or utilize the air conditioning and still be able to hear the waves against the rocks. The kitchen was the most stocked kitchen of any property we have stayed at. By stocked I am referring to both pantry, cookware, and dishes. The bedrooms and bathrooms were very clean and well stocked. There were extras included for activities like Beach chairs, umbrellas, snorkel gear, boogie boards, beach towels, and coolers that came in so handy. The property as a whole was quite and peaceful,. We didn't run into a lot of people when we came and went. The designated parking spot made it exceptionally easy and worry free. I would highly recommend this property to any couple or family coming to visit this amazing island.

I am so happy that I took a chance on booking this beautiful new listing! My family and I had an amazing stay at this unit. The location couldn’t be better— it's perched over a local surf beach with views that took our breath away every day. Watching the surfers from the patio was nonstop fun. The giant windows really showcase the beauty of the Kona coast. The condo is new (looks like it was just remodeled) with very nice decor. The kitchen was stocked with everything you could expect (all new!), and the new smart TVs and alexa speakers were great. Kona was awesome - we did many fun coffee plantation tours and snorkeled right in front of the condo. We will definitely be vacationing here again. Don’t hesitate to book this one - it's the real deal!

This is one of those good spots. Location, style and the best chance you can have to really be here. Ask around… Kona is a rare and special place, Please love yourself, treat yourself, be blessed, stay here. It’s just right. No bad days at this spot.
Also, just to be practical, it was easy to book, easy to deal with this rental operator. It’s even easy to find, the only tough side of this little apartment is leaving.

It’s about a 10 minute walk to downtown but we ended up driving most days because it was too hot to want to walk. Holly was responsive and very easy to communicate with. Wow, wow, wow. I’ll say it again - wow! This condo was one of the nicest rentals I’ve ever experienced. The location on the ocean is unbeatable—we fell asleep to the sound of the waves every night. The panoramic ocean views from the picture windows and wrap-around balcony were breathtaking, especially at sunset. The condo has been beautifully remodeled with high-end appliances and lovely decor, making it feel like a resort. The kitchen was incredibly well-stocked with everything we needed, and we appreciated the beach equipment that made our days in the sun even more enjoyable. The new linens were soft and fresh, adding to the overall comfort of our stay. Literally everything in the condo, from the furniture to the kitchen tools, is brand new and absolutely gorgeous. Cindy, the host, was a delight to work with and promptly answered all our questions. The only hard part was leaving . . .

We enjoyed staying at this condo. We took some wonderful sunset pictures, and we often had the pool to ourselves. It definitely was the best place for surfers since we were able to watch them sunrise to sunset from our lanai. We even saw dolphins! No air conditioning, and it was very warm when we arrived. It helped to keep the sliding doors open during the night, and then close up the windows and blinds in the morning. Another fan would have been appreciated since one of them didn't work. (I left a note for housekeeping.) Lots to see in the area.

This is a GREAT place to stay in the Kona area! The check-in process was extremely easy. The unit was well-stocked with plenty of towels, kitchenware, and anything you could need. The A/C in the living room works very well throughout the unit. There is some very minor rust on some of the metal (e.g. towel racks) but that's part of the territory when the lanai is literally a few feet from the ocean. You can hear the waves while you sleep. It really is an incredible view and you'd be hard-pressed to find another unit as nice in the area. We highly recommend it!

We made a great decision selecting this vacation for our family of 4. Although it was a little small for what we would normally prefer, we spent tons of time on the lanai watching the waves and the surfers. Our kids are in college and one boy one girl and they had to share a bedroom which was really the only negative. The "Master" bed is open to the living room and only separated by a sliding door that doesn't fully close.
The location of this place is great in that it is about a 10 min or less drive to the bars/shops/restaurants of Kona and only a mile to Magic Sand beach. We could get just about anywhere in 10 to 15min by car. The property was very well equipped.
We did not use the pool but loved the beach chairs and umbrella and used them multiple times. Overall a great experience and we loved the place.

We loved watching the surfers. He had everything you could think of including snorkel gear and chairs. We used the water cooler a ton. The place was wonderful and just what we needed. The owners have clearly responded to previous negative reviews from people about the old lanai furniture. It’s clearly been replaced and is beautiful new hardwood stools, chairs and a table. The only let down was the initial lack of communication from the management company. Unit (403C) at the Banyan Tree was everything we hoped for. You cannot get any closer to the ocean and having a small stretch of sandy beach next door and a pool/hot tub was especially nice. The kitchen was well stocked and the beds comfortable. There is one dedicated parking spot available should you have a rental car. It’s far enough away from the hustle & bustle of the touristy shops but still within walking distance to food and markets. TIP: If you’re looking to adjust the TV volume, it’s on the side of the ROKU remote. My only complaint is the floors need a good scrubbing but otherwise the unit was clean & comfortable. Favorite Find: a good working blender to make fresh piña coladas. Beach chair, snorkel equip, floats, boogie boards, beach towels and printer are stored in guest BR. Thanks for the memories…

This location is literally right on the water. The pictures don't do enough. If you want to open up the door and hear the ocean this is the place. The property manager is super amazing and communicative. Before checking in she sends your correspondence on check in process and notes to ensure you stay will be a good one. The cleanlyness of the place was A++. When we walked in it was spotless. Amenities are great, 4 beach chairs, 2 boogie boards, and small cooler for beach fun. We enjoyed family time in the large living room space and watched movies on the smart tv. Internet is super easy and fast. If we returned to the Island of Hawaii I would totally rebook this location. A++++ 5***** rating!

We had a really nice time staying at 404 Banyan Tree. The condo was a described. The views were beautiful, and it was well located for all of our travel around the Kona area. Worth noting, the condo does not have AC. It never got above 81 in the place, so we were perfectly content, but this might be a little warm for some folks. Just rent with this knowledge in hand, as it's a great place but could be too warm for some in the summer.

My wife and I booked 2 nights as a mini-anniversary get away from our larger family vacation spent at a large timeshare complex.
I really wish the main part of our stay had been at this rental instead.
We loved watching the waves hit the rocks, watching surfers in the am. The filtered water pitcher in the fridge was a welcome surprise after a hot day.
The Air conditioners worked fabulously-which I appreciated.
The downside to the air conditioners was that when they were on, they vent to the lanai so it makes it pretty warm. We tried to deflect it with some chairs to make it manageable, which it mostly did.
Still, the views from the lanai were incredible, I loved the wooded lot next door and the bird and animal sounds it allowed.
The unit was very quiet, I really didn't hear any neighbors until I was on the lanai in the morning and someone else was as well.
We would love to stay here again! Thank you!
