Having stayed in September the condo complex was less busy which was nice and really quiet.
The condo is located right on the ocean! The wrap around lanai has a counter top bar and chairs which allows you to enjoy your morning coffee/breakfast and watch the surfers all day. We enjoyed many suppers and watch the sunset from this area as well.
The condo has a/c in main area, but we didn't use much. There are two sliding doors and you can get a nice breeze going through. Second bedroom also has a/c which was also seldomly used.
Kitchen has everything you need to cook easy meals and prepare quick lunches/snacks for the day.
Da Poke Shack is 100 yards down the road and is awesome!!!
Magic Sands beach is about 0.9 miles down the road and a nice 15 min walk. There is free parking across the road if you want to load up your vehicle.
Pool and hot tub were good and bbq's onsite were cleaned daily.
The only small disappointment was a boogie board was not provided (purchased one and left for future guests) and some of the beach chairs were not in good working order. However, we were able to use two of the chairs and the umbrellas.
Overall, we were very happy with this condo and would definitely recommend as a rental property to consider!!

This was an am amazing anniversary vacation made better by the stay at this property. The view exceptional. The table and chairs out on the balcony made it a great place for coffee in the morning or watching the sun set over the ocean. We were able to either open the windows to enjoy the ocean breeze or utilize the air conditioning and still be able to hear the waves against the rocks. The kitchen was the most stocked kitchen of any property we have stayed at. By stocked I am referring to both pantry, cookware, and dishes. The bedrooms and bathrooms were very clean and well stocked. There were extras included for activities like Beach chairs, umbrellas, snorkel gear, boogie boards, beach towels, and coolers that came in so handy. The property as a whole was quite and peaceful,. We didn't run into a lot of people when we came and went. The designated parking spot made it exceptionally easy and worry free. I would highly recommend this property to any couple or family coming to visit this amazing island.

This condo was absolutely amazing. You can’t beat the location and the view from the lanai! Seriously worth every penny. It’s about a 10 minute walk to downtown but we ended up driving most days because it was too hot to want to walk. Holly was responsive and very easy to communicate with. Condo was clean and had everything we needed and more. Was so nice! Would easily recommend staying here!

We enjoyed staying at this condo. We took some wonderful sunset pictures, and we often had the pool to ourselves. It definitely was the best place for surfers since we were able to watch them sunrise to sunset from our lanai. We even saw dolphins! No air conditioning, and it was very warm when we arrived. It helped to keep the sliding doors open during the night, and then close up the windows and blinds in the morning. Another fan would have been appreciated since one of them didn't work. (I left a note for housekeeping.) Lots to see in the area.

This place was perfect for our vacation. We could sit on the big lanai and watch the waves, surfers, and sunsets, or cool down inside in air conditioned bliss. This is a GREAT place to stay in the Kona area! The check-in process was extremely easy. The unit was well-stocked with plenty of towels, kitchenware, and anything you could need. The A/C in the living room works very well throughout the unit. There is some very minor rust on some of the metal (e.g. towel racks) but that's part of the territory when the lanai is literally a few feet from the ocean. You can hear the waves while you sleep. It really is an incredible view and you'd be hard-pressed to find another unit as nice in the area. We highly recommend it!

We made a great decision selecting this vacation for our family of 4. Although it was a little small for what we would normally prefer, we spent tons of time on the lanai watching the waves and the surfers. Our kids are in college and one boy one girl and they had to share a bedroom which was really the only negative. The "Master" bed is open to the living room and only separated by a sliding door that doesn't fully close.
The location of this place is great in that it is about a 10 min or less drive to the bars/shops/restaurants of Kona and only a mile to Magic Sand beach. We could get just about anywhere in 10 to 15min by car. The property was very well equipped.
We did not use the pool but loved the beach chairs and umbrella and used them multiple times. Overall a great experience and we loved the place.

The place was wonderful and just what we needed. The owners have clearly responded to previous negative reviews from people about the old lanai furniture. It’s clearly been replaced and is beautiful new hardwood stools, chairs and a table. The only let down was the initial lack of communication from the management company. Unit (403C) at the Banyan Tree was everything we hoped for. You cannot get any closer to the ocean and having a small stretch of sandy beach next door and a pool/hot tub was especially nice. The kitchen was well stocked and the beds comfortable. There is one dedicated parking spot available should you have a rental car. It’s far enough away from the hustle & bustle of the touristy shops but still within walking distance to food and markets. TIP: If you’re looking to adjust the TV volume, it’s on the side of the ROKU remote. My only complaint is the floors need a good scrubbing but otherwise the unit was clean & comfortable. Favorite Find: a good working blender to make fresh piña coladas. Beach chair, snorkel equip, floats, boogie boards, beach towels and printer are stored in guest BR. Thanks for the memories…

This location is literally right on the water. The pictures don't do enough. If you want to open up the door and hear the ocean this is the place. The property manager is super amazing and communicative. Before checking in she sends your correspondence on check in process and notes to ensure you stay will be a good one. The cleanlyness of the place was A++. When we walked in it was spotless. Amenities are great, 4 beach chairs, 2 boogie boards, and small cooler for beach fun. We enjoyed family time in the large living room space and watched movies on the smart tv. Internet is super easy and fast. If we returned to the Island of Hawaii I would totally rebook this location. A++++ 5***** rating!

We had a really nice time staying at 404 Banyan Tree. The condo was a described. The views were beautiful, and it was well located for all of our travel around the Kona area. Worth noting, the condo does not have AC. It never got above 81 in the place, so we were perfectly content, but this might be a little warm for some folks. Just rent with this knowledge in hand, as it's a great place but could be too warm for some in the summer.

My wife and I booked 2 nights as a mini-anniversary get away from our larger family vacation spent at a large timeshare complex.
I really wish the main part of our stay had been at this rental instead.
We loved watching the waves hit the rocks, watching surfers in the am. The filtered water pitcher in the fridge was a welcome surprise after a hot day.
The Air conditioners worked fabulously-which I appreciated.
The downside to the air conditioners was that when they were on, they vent to the lanai so it makes it pretty warm. We tried to deflect it with some chairs to make it manageable, which it mostly did.
Still, the views from the lanai were incredible, I loved the wooded lot next door and the bird and animal sounds it allowed.
The unit was very quiet, I really didn't hear any neighbors until I was on the lanai in the morning and someone else was as well.
We would love to stay here again! Thank you!

My wife and I stayed here for our honeymoon and it was an amazing experience. First of all, the condo has incredible views of the ocean, particularly through the living room window which looks as if the condo is almost in the ocean. The balcony also has great views and is very spacious. Its very relaxing to chill on the balcony and watch the surfers riding the waves. There is a small beach by the condo, but unless you are a surfer, I'd recommend nearby Magic Sands beach, its just a couple minute drive. The condo pool area was really nice as well, it is right by the ocean, with ocean views from the pool chairs or hot tub. There were very few people at the pool during our stay, and it felt like we mostly had the pool to ourselves.
The location was also excellent, about a 10 minute drive from the downtown Kailua-Kona area which has tons of restaurants and awesome beach views everywhere you go. On our trip we also went to Hilo one day which was about 1.75 hours away, Volcano National Park which was about 2 hours away, and Hapuna beach which was about an hour away.
Lastly, I wanted to mention that the condo owner was awesome and worked with us through a difficult situation. Our flight home was cancelled due to airline issues, we had to spend an extra two days in Hawaii (what a shame, I know), and instead of needing to find a new condo, the owner was able to work with us to extend our stay which was extremely appreciated. Overall, we cannot recommend this place enough!

Condo was in a good location and easy to access. Had all that we needed.. kept very nice. Beautiful view… fun to watch the surfers taking on those waves, while we sat on our balcony enjoying breakfast. Host was quick to respond with any questions we had. Very enjoyable week! Did have an ac unit in bedroom by balcony, which we did utilize because of allergies, and it did keep master and main area cool. Bedroom off hallway was a little stuffier but there was a fan to help pull air thru. We bring most of our ocean toys but they did have lots of items to borrow if you don’t pack your own. My only suggestion would be to add stronger lamps/lighting in bedrooms. Was a great stay and would book again!

This one bedroom, two bath rental, features a beautiful view of the Pacific. The lanai (aka balcony) is a wonderful place to enjoy breakfast or cocktails. The kitchen includes a toaster, coffee maker, stovetop, oven, and microwave. It is close to both ends of Ali'i, and there's a convenience store within walking distance. Another market, directly across the street, is being refurbished. All in all, a really nice place to stay.

Very impressed with this place! Stayed for a week with spouse & 2 young adult sons. The space was perfect for us. We loved the small complex-it was quiet and peaceful and we hardly saw other guests/residents. The condo was nicely equipped and we were very comfortable. This location was also great. The view does not disappoint with the water so close and the waves crashing over the rocks making the most amazing experience. I also had amazing pictures from sunsets and sunrises each and every day . We saw fish each day, as well as rock crabs, and even turtles one night - all from the Lanai! The location is close to town and you're right off the main road. You'd think you'd hear road noise but you don't for 99% of the cars. The kitchen was well stocked and people seem to leave most items behind to share it forward. People also leave behind sunscreen as there were a few different bottles in the cabinet. My reason for 4 stars instead of five is because under their guest beds were extremely dirty, the master bathroom seat cover was hanging by a thread and ultimately broke, and there was a small pee smell around our master toilet and a sewer smell at times that wafted in our room from outside. We ran the bathroom fan almost 24/7 in the master bath which seemed to work to keep the smell out and kept our front door closed. I would have liked more bathroom towels and an extra kitchen towel but nothing we couldn't live without by any means. I'm just writing the nitpicky stuff in hopes that the owners get their cleaners dialed in a little more for under the beds and around the toilet bases. Honestly, all the rest of the pro's out weighed the cons!

This is our 3rd year staying at Banyan Tree (in 3 different units) and we are more in love with this place than ever. The location is amazing- the view never gets old. We even utilized the free trolly bus to go into town- the stop is just across the street. This unit was clean, seemed much roomier and had more usable space for our family of 4- especially the kitchen. Bob was wonderful to work with and very available if we needed him. Bonus- this place had a very well stocked ‘beach supply’ closet with a cooler and chairs and snorkel gear.

Our family of 4 are frequent visitors to Big Island and we have stayed in many places along Ali'i Drive. This condo has a gorgeous view of the ocean - so close that you can almost feel the splash of the big waves. We loved the fact that no one is looking into your condo.
It was spacious enough for the four adults and we spent many hours in the condo playing games and having meals on the lanai.
The owner is very nice and communicative.

Perfect location for exploring the Big Island, from Captain Cook to Mauna Kea. Comfortable beds for restful nights after adventurous days.
This place has it all - beautiful, convenient, and so well-equipped. We couldn't have asked for a better home base. Already dreaming of our next visit!

We absolutely loved this unit! The king size beds are SUPER comfortable in both bedrooms! The location is perfect! The living room furniture is dated but very cozy - the tv was perfect for all of our streaming needs. There are 3 split AC units and ceiling fans in every room! We were never hot. They provided some beach/water items like chairs, a cooler and an umbrella, which were nice perks! They have a few beach towels but they are thread bare and not absorbent at all. The kitchen is stocked pretty well - It would be nice if they would add BBQ tools, a muffin pan, and some sharp knives, but I’m kind of picky about kitchens since we cook so much. The washer and dryer are small and it takes a long time for clothes to dry but was thankful to have it.
We would definitely stay in this unit again and again simply for the comfy beds and perfect AC.
The complex was built in the 70’s - we were amazed at how well maintained this entire property is. The covered parking is well lit, the pool was refreshing , the hot tub was big and perfect for watching the sunset, the 2 grills worked perfectly, and the community lanai was a great place to play games. The complex is quiet too.

I vacation here with my teenagers and adult daughter. We had two bedrooms two bath and a fully equipped kitchen. We had plenty of private space, and room for our luggage. The apartment was equipped with everything you need for a wonderful vacation. We had boogie boards, snorkeling, gear towels for beach. We had full kitchen with everything you need in it. Airport Drive is around 30 minutes not bad, and all major attractions are an easy reach. The condo Building was pristinly maintained, we had a pool, nice and clean a Jacuzzi, that my teenagers love to use, and it was really nice and clean. We felt very safe, we had a combination that let us go up to the condo with the elevator. It was quiet and the sound of the waves, how does go to sleep. I love staying out on the balcony to drink my coffee in the morning. The only minor inconvenience was the narrow space in the parking, it is inconvenience. If you have a large car like I did so I strongly recommend to rent a smaller vehicle. Parking is always difficult in Hawaii everywhere you go. But I cannot tell you how happy I was that I rented the space.

INCREDIBLE place!!
This condo is gorgeous inside. The view from the lanai off the master bedroom was our favorite place to hang out in the morning with our coffee and in the evening to watch the sunset.
Banyan Beach is a very popular local surf spot and it was fun to watch them catching waves every day.
The windows are perfectly aligned with sunrise and sunset and everything in the kitchen (and throughout) the condo is labeled. We enjoyed slow mornings at the table after cooking scrambled eggs, use of beach towels for excursions, amenities such as large closet space and easy access to town.
The location is perfect because it is so quiet at night and literally 5 minutes from Kona Village. Easy north drives and easy south drives to various locations. It was a bonus to have a dedicated covered parking spot.
The pool was refreshing after a long day out and the second floor lanai was perfect for an afternoon of relaxing.
Inside the condo, the couch was soft and comfy and the pull out room separator was easy to use.
Kim was responsive when I notified her about some lights being out and the trash chute made us feel like we were in a NYC high rise.
Overall stay was 5 STARS and highly recommended! Thanks Kim for a great place.

The beach view is the winning aspect of this place. We returned from the beach for down time yet still felt like we were at the beach. The place is wonderful. A little smaller than I expected, especially the kids room. Our daughter chose the sofa bed, which also had an ocean view. It had everything we needed including beach chairs and umbrellas and cooler. That was a bonus! Holly was helpful and friendly. Best family vacation in the books.

The listing for this property is spot on!! The location is fantastic and the views from the living room and lanai are spectacular. We were exhausted when we arrived and were allowed to check in an hour early. As we entered the unit, Hawaiian music was playing on the tv and the view greeted us instantly. We all sat listening to the music and watching the waves until bed. Definitely would come back!!!
