Loved the comfy chairs on the lanai. Breakfast out there was a great way to start the day. The ocean view was the best. Since it was warm we slept with the doors open and the sound of the waves made for great nights sleep.

The view is stunning. Just gorgeous! I wish that there was air conditioning. One fan per guest is definitely needed. An update to having an air conditioner, at least in the room with the twin beds is needed because there is no airflow. I love the little Hawaiian treats that you left and the beach towels. We had a vehicle so driving to wherever we wanted was a bonus for us so with the location being a little far away from the town and some of the beaches, it wasn’t a big deal.

We arrived in the evening after a 13 hr flight, so we dropped straight to sleep in the very comfortable beds. Opened our eyes the next morning and all my husband and I could say was Wow..! The view is amazing - ocean as far as the eyes can see, waves crashing on the rocks, a sound that I never tire of hearing. Got the teens out of bed and made them go check out the view - it did not disappoint!
We took a look around the condo and it was exaclty as described. Cozy, open, renovated areas (ie bathrooms and i believe the kitchen) and very well stocked. So well, we found Kona beers in the fridge! No guarantees you'll be that lucky, but it was nice to know that we could go grocery shopping and not worry that excess would go to waste. Storage in the balcony included boogey boards, water shoes, coolers and other essentials. Our teens have outgrown their full face snorkling masks so we 'donated' them, happy that they will be put to good use by future guests.
The unit has AC, which we turned on at night, only because i'm a hot sleeper. Otherwise, we kept the unit wide open to enjoy the breeze and listen to the waves. Admittedly some afternoons got warm but the many fans throughout helped. Full sized washer/dryer came in super handy.
The owner was very communicative - lots of helpful info! - and I'm sure would have been there if needed, though we had no issues. I could go on but suffice it to say, it was a lovely stay - definitely recommend!

Absolutely perfect condo and location for our honeymoon. Amazing sunsets and falling asleep/waking up to the sounds of the beach will be memorable for years to come. The condo had everything we needed and was at a great location; not too close but not too far to all the accommodations on Ali'i drive. This condo was absolute perfection. And Holly was very easy to communicate with. We had the best time. Easy communication via email, phone # if we needed it, easy check in, parking in the shade, gorgeous condo. So many extras throughout; coffee, snacks, laundry detergent, beach chairs, coolers, flashlights, boogie boards… I could go on and on. The washer/dryer inside condo was terrific! I had no laundry to do when I got home. It was a real treat. The best were all the little notes throughout the condo. I especially liked the one about how to fold up the beach chairs!! It’s so true!! I laughed out loud!!All in all we really enjoyed our stay here. Condo was great. Location perfect for us. Quiet. Ocean waves lulling us to sleep each night. A/C if we needed it. Just pure bliss. We appreciated all the extra supplies that were stocked in the unit. Lots of towels, toiletries, kitchen utensils, supplies. We understood what we were getting by staying at an older condo complex. So if you can get past the older exterior (which didn’t bother us, the inside of unit 312 is cutely decorated and had more updated showers and countertops. But the winner is that view. It was amazing. You’re gonna have a hard time coming in from the lanai or it not being the first thing you look for when you open the door. While we would have liked AC, the ocean breeze helped a lot. We appreciated all the fans and extra ones in the closet.The more expansive beaches are more of a drive, but if you just want to stick your toes in the water, right out front the condo has some tide pools. They did an abundant amount of little touches you might think normal unless you have stayed at other timeshare/condo/vacation rentals. You won’t lack any towels, they had detergent, cleaning stuff, full shampoo/conditioner instead of tiny bottles, lawn chairs, umbrellas, kitchen gadgets, extra blankets…really anything that could be thought of for the average person. Thank you for letting us have a hassle free check in as well and we really enjoyed our stay.

This condo has an amazing view of the ocean and surfers. Our favorite part was sitting in the lanai. Resort property is outdated, but this room is updated. Even though there is an AC unit, the smaller room still got very warm because the unit is only in the living room. The fans that were provided were too dirty to use. Master bedroom stayed cool. Do not leave any food in cabinets or counter, even if it’s wrapped. There are tiny spiders all over the kitchen area. There were traps and spray so I am assuming this is a common problem. Even with the spiders, the condo was fairly clean. Beds, bathroom and floors were clean. Owners were quick to respond when we messaged about the spiders and a fire alarm beeping due to a low battery.

This place is amazing. We were greeted with an awesome view of the ocean. Literally, you can throw a rock and it would get to the ocean, you are that close to the water. We spent several days watching the sunset in the lanai. The breeze of the ocean is just as great as the AC inside the house. And thank goodness for the AC. Some days the heat in the Big Island were too intense but the AC kept us cool the entire time. The condo is very close to everything, restaurants, beaches, shops, groceries. The condo is stock with everything you need including a coffee maker and coffee pods, perfect for my morning coffee in the lanai. Abundant parking, with covered ones too. We won’t hesitate to stay at this place again in the future. Truly recommended!

This condo was overlooking the water. Everywhere you went was an ocean view. Exactly as described and in the photos. It was the perfect amount of space and privacy for my husband and I plus our 3 adult kids and 2 teens. Lots of extras provided…snorkeling boogie boards, and games. We would definitely stay there again.

We had a great time in this apartment. It has everything you need. Kitchen well stocked, beach and snorkeling supplies, a well functioning AC (was pretty hot and sticky when we were there) and more. The grounds are well maintained and there a great poke place on site. Mike provided me with a ton of information about the property and the area, and was very responsive to all of my inquiries.

My family of 3 stayed here 4 nights. The property is clean. Having the beach stuff including towels to borrow is very convenient. The location are quiet even it is by road but you can barely hear a busy road. We will definitely book this again next time. Kona didn't disappoint us!! Till next time

The view from the balcony was perfect! We loved to sit outside and watch the surfers. The location is great - easy to get to all of the places we visited. The unit itself was very clean with ample space, laundry facilities and full kitchen. Holly was always available for quick communications and regularly checked it to see if we needed anything. Our stay here could only be described as incredible! The unit was beautifully updated, very clean and had a good amount of space.
The views from our Lanai were breathtaking! We would wake up in the morning and have coffee on the balcony while watching the waves which were right in front of us. We would watch the surfers while sipping on nice Kona Coffee.
The resources of the place were great. In one of the closets they had snorkeling gear that we used and the beach equipment and chairs were very helpful.
This place was gorgeous and we highly recommend this to anyone who wants a good stay in Kailua Kona! Would love to come back!

What a beautiful property. Spent most of my mornings hanging out on the lanai. Watched the surfers & the boats.
My son ate @ the da poke shack & loved it.
We went to volcano national park. A must do.

We did the historical dinner cruise & had a great time. Lots of interesting history of the big island.
Plus we did the night snorkel w/ the manta rays.

Loved enjoying our mornings and evenings watching the surfers and enjoying the sunset view. Able to walk to market right up the road for fresh fruit and we enjoyed exploring the tide pools in our “backyard”. About a 6 minute drive to the strip in Kona for food and shopping and right down the road from Magic Sands which my teens loved (experienced swimmers only). Had to keep the master bedroom door open in order to benefit from the r air conditioning. My 15 year old didn’t complain about the pullout which was a plus. Overall great condo. Didn’t check out the pool area but looked decent.

We hardly felt like we needed to go anywhere while we stayed at this lovely home. It was everything. I loved how we could open open the whole wall and have the beach practically in our room. The waves were super loud, but we LOVED it. Seriously so cool to sit on the lanai or just on the bed and watch and listen to the waves.
They provided 2 sets of beach towels and ample other towels which was so nice! The snorkel equipment was one of our favorite things. They didn't leak and were amazing.
We went to Kahalu'u beach state park which was super close and the snorkeling was breathtaking!! We took the beach chairs and umbrella to Manini'owali beach and loved sitting with our feet in the soft sand. Snorkeling was pretty good there as well!
We were in love with our location. Oh, and the sunsets were to die for!!

The view, including the sunsets, from the lanai were amazing! Watching surfers, waves crashing into the rocks, walk on some beach and see black crabs and tropical fish in the rocks below the lanai was all phenomenal! The unit was clean, nicely decorated, the bed comfortable and was stocked with everything you would need! A great unit! When the lock broke on the front door, Holly had it fixed within hours. The one thing that was a surprise to us was it had no air conditioning. As mentioned to me and is true, it does not advertise it has AC. Probably naive of me but coming from the midwest where you can't go without it, I didn't think to ask or make sure the unit had AC. This was also my second trip to the islands, and I had AC prior. The unit does have 4 ceiling fans (a 5th on the lanai) and 3 floor fans to circulate the air (they do a good job), but this still didn't make it cool enough for us to get a reprieve from the heat outside, which it was hot the week we were there (high 80s-low 90s with heat index). There was also the constant noise from the running floor fans that was hard to get use to and was in full competition with the sound of the waves outside. Again, my fault for not checking but it did impact the overall experience.

The lanai on this condo is where we spent most of our time. It is absolutely breathtaking! There were frequently turtles in the tide pool, and you cant beat the sound of the ocean with your morning coffee.
The condo was also well stocked. We were pleasantly surprised to find almost everything we needed from shampoo to qtips in the bathrooms and snorkels and flippers in the laundry room. It was also useful to have access to the coolers for when we were out for the day and needed to pack some snacks and water!
The only reason we didnt give this a 5 star rating is because we did have cockroach activity. While we know they are common on the island, we experienced them in the kitchen and the bedrooms frequently, despite being diligent about not leaving food as we knew other reviewers had struggled with them. We did ask to have the condo sprayed while we were there, but never received confirmation that it was done. We did start placing a towel under the front door, the same day we asked for the spraying to be done and we did not see any of the big ones in the bedrooms after that. The smaller ones in the kitchen were harder to combat, but there was a roach trap in the laundry room that we were able to utilize.
Ultimately, the lanai wins the trip for this condo and we are still longingly looking at the pictures we took while out there. Mahalo for your hospitality!

This condo instantly feels like home—spotless & welcoming! Start with a stop at Costco to load up on your favorites, or there's a Safeway. All you need to bring is a bathing suit, hiking gear, and casual dining clothes; everything else is taken care of.
A few Highlights: Begin with a visit to a coffee farm—we chose Greenwell. A day trip to explore waterfalls at Umauma (only $5 if you skip the Zipline), and then head to Akaka Falls on your way to the Mauna Kea Summit for an unforgettable sunset (be sure to layer up for this one!)
Coffee Shack in Captain Cook is quaint, followed by a remote swim/snorkel at Manini Beach (bring water shoes!).
For a great Mai Tai, Oceans in Kona has a daily special. It’s not on the water but offers prime people-watching in the heart of the shops. Jackie Rey’s offers delicious food; it’s a bit out of town with limited parking, but well worth it for the culinary experience.
Finally, set aside a full day to explore Hawaii Volcanoes National Park. Hike the volcano, drive the Chain of Craters Road and Crater Rim Road—just wow. Or, you can simply stay in the condo, where the sunsets are hypnotizing and the atmosphere is tranquil. We came to celebrate our 30th wedding anniversary and will definitely be back, even if just for a few days to decompress. The host Holly was easy to communicate with, instructions for check out are clear and there was no “it’s time for your departure” messages allowing an stress-free departure.

When we arrived I checked my email to pull up the instructions for check in and accessing the space. I hadn't received anything. It was fairly late but my only choice was to call the property owner. She gave us the code with the advice to "Read my email" and we got in. I still have never received the email with the check in instructions. We also searched high and low and never found the wifi information. We contacted the "available person" to get the information. The response was slow and they didn't even know the information. Luckily it wasn't really that big of a deal as we didn't spend much time at the condo. It still took about 3 days before we had access to the wifi. If the communication had been better/quicker things would have all been great.
