Our review echos the other recent reviews of Magic Sands #111. Two of us stayed here in mid-September, 2024. Very positive experience. Magical being so close to the ocean and fantastic location overall. Nothing weird around the property with homeless people that people said they experienced during the pandemic. Property was really quiet overall (except for the wonderful wave noise). Definitely recommend.

The location of this unit was great. Next to a sandy beach and nice restaurant on one side, and park with rocky beach on the other side. Just down the street was an awesome place to snorkel with the sea turtles. It was not far from town and a couple of good surf spots. I just had to get over the pink walls and ceiling fans chains hanging all over the place. But heck, I’m in Hawaii:)

We have stayed in three or four different Kona Magic Sands units (second and third floor) and have yet to be disappointed. The view is unmatched. You’re close to everything without being right in town. We like snorkeling right out in front of the building or just to the south (mile marker 4). This unit, 309, had everything we needed and we would definitely stay here again.

The studio is in an amazing location between 2 beaches and plenty of food options within 5 mins. We saw fish from our 2nd floor patio. It was very modern and clean and just perfect for us.
The best part was Abra who was so quick to answer and help with anything we needed! Have to say it’s hands best the best property manager we have worked with! Thanks Abra

My husband and I find ourselves going back to Magic Sands every visit because you just can’t beat the view. Watching the beautiful sunsets from across the ocean and listening to the lullaby of waves as we fall asleep has become our favorite past time. This particular unit has air conditioning and is well maintained. We would definitely book again in the future!

Everything we had hoped for and more! The view was amazing, the beach next door was beautiful and there was plenty of beach gear provided to keep us occupied all week. We did not use the pool or bbq, but would definitely recommend the beach shack and restaurant next door. Overall would stay here again!

We enjoyed our stay at this little condo right on the ocean. Stayed for 9 nights. Has a lovely view of the ocean with a screen door that we had open at night so we could fall asleep listening to the waves. The owner was very kind and communicative, and even sent us a gift card for the nearby Magic’s Restaurant as a gift for our honeymoon! Good working shower and stove. The room was a little muggy/hot, and the air conditioning unit was not the best. Not the most clean kept room in the world but decent. Had a couple instances where we saw little tiny bugs in the sink and in the cabinets. But not much. After about the third day there, we didn’t see them again. So take what you will from that.
Overall, I’d give the place an 8/10. Very nice location, and good accommodations for my wife and I for the 9 nights we spent there on our honeymoon.

We enjoyed our stay here. The condo was the perfect size for a couple. Convenient to everything you may need. The sunsets either from the lanai or from the parks on either side of the complex are fantastic.
Most days were just morning snorkels at 4 Mile or behind the condo and boogie boarding at Magic Sands - both within walking distance.
If we want to go somewhere, it was easy to get in and out of the complex even during the middle of the day.
If you didn't want to go out, we found it easy to make a meal in the condo or break out the grill by the pool - everything we needed to cook was there.
Don't want to cook? Call Magic's Grill, wait 15 minutes, walk downstairs and pick up some good local dishes. We eat carry out on the lanai most nights as we watched the sunset - the place rocks.

Perfect location next to Magic Sands beach; I either body surfed or snokeled each morning at dawn. Also, across the street is a bike share station so you can bike around.
The studio is smaller but perfect for my 2 daughters and me.

We had a marvelous trip and would absolutely stay again. I have a high standard for cleanliness and when we opened the door my first words were “this place is spotless!” My second words were “look at that view!”
We enjoyed sunsets and breakfast on the lanai with the ocean crashing right below, watching the waves lift up dozens of yellow tang!
The apartment is amazingly well-equipped with all kinds of beach gear and we enjoyed being literally steps from the beach. It’s incredible how many useful things they have provided in a small, well-organized space. Snorkels, boogie boards, chairs, umbrellas, fishing gear, and more, plus a fully equipped kitchen. It is an easy 10 minute drive to Kona town and restaurants, too.
Communication was very fast and easy and the hosts kindly accommodated a late check out that let us enjoy another beach day before our evening flight!
Can’t recommend highly enough! We both loved it and will definitely stay again. Thank you for a wonderful stay.

Magic Sands has two amazing things going for it that you can’t get anywhere else in Kona: Next to one of the most fun beaches for bobbing in the waves or boogie boarding, and host to Magic’s restaurant, probably one of the top five on the island.
Magic’s may be one of the pricier eateries on the waves, but Magic Sands is priced right for what you get. Modify your expectations. You get a comfortable bed, reasonable kitchen and bath, and some elbow room in the main area of the studio. The common areas are, well, dated and faded. But the pool is great. There is a community grill that works fine and the paid laundry is a welcome amenity for travelers.
One or two downsides. This unit is on the ground floor, exposing it to all the goings-on in the parking lot and on the lawn next to the ocean. Lots of families with young kids were there during my stay, all playing various games literally inches from the condo. Magic Sands beach is popular with tourists and locals alike, so there is a good amount of traffic on the street outside. The noise can get loud at times. There is no AirCon in this unit…fine by me, if you know how to manage mauka and makai breezes…but not everyone’s jam. Just be aware.
Again: this is an excellent option for travelers wanting to spend quality time in Kona but not pay a fortune to do so. I’ve stayed at Magic Sands three times in the past few years and every time I return I’m glad I did. You can’t beat walking 40 steps out your front door into the ocean.

The location is great- near beach, shops, and restaurants. The beaches within walking distance have tide pools and a mix of sandy/rocky terrain. The beds are nice, and my kids didn't complain about the fold out bed. Stove/oven is quite small.

Love the location. Room was great with the exception of the floors it was as if the mop had not been rinsed off enought an it left a film of durt on floors so we were constantly having to wash our feet. I love the place though and will return. Thanks so much for making the rental process so easy.

Enjoyed my stay 2 years ago at this property & had to book it again. Another great experience. I love the location. I got to listen to the waves crashing all night, so relaxing! No issues. I didn't go in the pool but it looked clean and inviting. The bed was really comfy. The only problem I had was the kitchen faucet was hard to get shut off completely. My wife and I had a great stay at this Magic Sands condo. The unit was as advertised and was immaculately clean upon arrival. The unit was updated which was nice. Our favorite spot was sitting on the balcony overlooking the ocean at any time of the day.
The bathroom was also updated and clean.
Saw other comments saying the waves at night kept them awake. For us it wasn't bad and if anything we slept better at night.
The building itself is older but is kept clean and the location is great. We used the pool several times and then sat poolside getting some sun. Magic Sands beach is right next door and we enjoyed watching the wake boarders riding the waves. The unit comes with a reserved parking site on property.

This place is very spacious (being on the corner). It had everything we needed to visit the beach. Cooler, chairs, towels, etc. We only stayed a few nights, but the reserved parking space was very nice and the beach next door was perfect for afternoons. A major grocery store is just mins away via car. Lots of windows let you watch the ocean, and fish activity.

Literally on the ocean where you can watch the sunset over a classic Hawaiian scene. Very convenient location for both Kona and South coast exploration. Beaches on both sides if you are feeling lazy. The one on the south side has good snorkeling if the ocean is calm.

Bryan was so helpful, the booking process was easy and the space lived up to its photos. It was super easy to find and we really appreciated the extra directions Bryan sent ahead of time. The space was super welcoming, we settled in super quickly. And there was everything we needed; dishes, cooking stuff, beach stuff. And the view was fantastic. We fell asleep every night to the rhythmic waves. And the view! Our stay was spectacular.
