This property exceeded all expectations! The photos do not do it justice with how beautiful it is. The property not only had gorgeous views, it had plenty of space to fit our group of 10, it was incredibly stocked with everything one would need for a comfortable stay and the location was ideal. The property manager was very responsive to any and all questions and showed us everything upon arrival. I would HIGHLY recommend this property. We already miss the house and the views.

This unit was way bigger than the pictures made it look. Falling asleep to the ocean waves and waking up to a beautiful sky each morning was just amazing. Relaxing outside on the massive lanai was always nice. And it's an easy 20 minute walk to the restaurants and shops. Wouldn't change a thing.

I am a native Hawaiian and return to Big Island every year. This was a special visit for my sons 40th birthday. I rented unit 705. It did not even come close to being comfortable. The furnishing are extremely worn, dated and need assistance..broken lampshades, light switches toggles are missing, master bed mattress has a huge worn area in the center as it is also, well past it's replacement date. There are holes in the curtains sheets and towels, stained bedspreads, sluggish drains in bath so you stand in a few inches of water when showering, old toilets that are slow flushing. No filtered water and had to buy a britta. got locked out 3x since they changed the door code on us and it was after hours when we returned and were exhausted. Door bell is broken, 2 out of 3 tvs did not work and it took 5 days for anyone to assist. first stay in Kona in the last 50 yrs I have come to visit that was so problematic and spent a lot of time dealing with these situations
Renting a property should be a two way street.The fact that there is a code to enter the parking garage, a code for the unit, a code for the pool and a code for the pool restroom is overkill. All the codes are different and our unit code was 9 digits....seriously!
Do yourselves a favor and look elsewhere

We loved our stay at the Royal Sea Cliff. From the ease of booking in, to the facilities and the central location for exploring. We loved the parking, right outside the condo, making it easy for day tripping. The condo is close to amazing beaches and snorkel places and an easy walk into the village for morning coffee. It is quiet and the facilities are great. Oh and the sunsets are amazing!!! We were very happy with our stay here and highly recommend it to travellers looking to explore the island by car and self-cater. Next time we make it back to the island we will be back here

The location is excellent, with plenty of parking available, making it very convenient. While the building itself is a bit older, and some signs of wear are visible, particularly in the bathroom, the unit is well-equipped. It comes with a full kitchen, as well as a high-quality washer and dryer, which made our stay even more comfortable.
Overall, I had a very good experience and would recommended this place to others.

We really enjoyed our stay at this condo. The location is good for most of what we wanted to do and see on this side of the island. There were plenty of towels and the kitchen was well supplied. We did feel that the bathrooms needed to be updated and the round table on the lania needed to be replaced or repainted. Also the bird droppings on the lania should have been cleaned up before we got there, they looked like they had been there for a while.

We enjoyed the location, and the pictures definitely make it look nicer than it is. Furnishings are quite dated, but mostly comfortable. The bed, in particular I was pleased with the comfort level.
The "house rules" asked us to walk around without shoes, but the floor was absolutely filthy. My husband washed his feet before getting into bed and the washcloth was black when he was done. That did not make me feel comfortable that the rest of the place was properly cleaned.
I'd also suggest replacing the showerheads with ones on hoses. With such a low flow and pressure, it would be nice to be able to direct the water where it is needed. The shower floor/tub is VERY slippery and it took us a while to locate the non-slip mat which was hiding in an unlikely spot (also the mat looked nasty).
The Sofa needs footrests. Housekeeping should check all lights to ensure they work. Some of the switches are not in intuitive spots, but eventually we figured it all out. I would also suggest room darkening shades on the bedrooms, and some kind of shade on the window in the second bathroom. Even though it's obscured glass, at night with the light on in the bathroom you can see inside quite clearly.
Luggage carts don't quite fit in the elevators, which is a major issue while loading and unloading.
Location is super convenient and we did enjoy our time there. It was quiet, the pools looked nice (we spent our time in the ocean!), but the BBQs are a LOOONG way from the condo.

Good: communication with owner was top notch. He responded to all of my inquiries & was very helpful upon check in & check out. Unit location was great & neighborhood is quiet. The grounds are absolutely lovely & the pools are right on the ocean so great views. Unit was well equipped, (including beach essentials), lots of towels, extra linens, kitchen ware, etc. Unit had air conditioning ( a real necessity as it was very hot the week we were there) & full size W/D in the unit, which was a real plus. Free ice. Free garage parking out of the sun & rain also a plus. Staff are helpful & friendly. They have an orientation several times a week to help visitors get the most out their time on the island. We didn't attend so not sure if it turned out to be a timeshare presentation which we are definitely not interested in.
Not so good: Unit is quite dated & could use a refresh or at the least a very good professional deep cleaning. Things are a bit dirty. Smoke alarm looked ancient, hopefully it works. Unit smelled of mildew although I didn't really see any. We understand that due to the heat & moisture in Hawaii, it's hard to keep things dry but we've stayed at several condos on the Big Island & never experienced this smell.

We stayed at the Royal Seacliff for 4 nights, as we drove in the grounds were beautifully manicured and clean, the instruments were clear on how to enter the condo, the only thing is the amount of paperwork to sign off on prior to getting your keys were a little daunting especially online. The condo we stayed at was #406, my first impression it was clean and nicely decorated, the patio had a peekaboo view of the ocean, the kitchen was small but compact, had all the utensils and pots and pans, the only thing missing was spice rack and essentials. The only issue we had but figured it out in the end was the AC, it was a little tricky at the beginning. All in all staying at the Seacliff was enjoyable.

The apartment complex is good, with pool and clean and organised. As others mentioned it is quite and great for slowing down.
Apartment has everything you need from kitchen supplies to laundry detergent. With small kids it is always helpful to have another set of bed sheet mostly when staying more than a few nights... that was missing.
Only thing is the aircon/centra system needs a good clean!

The only disappointment was with the room, definitely ran by property manager not by the owner. There was a constant howl that made a noise all the time, light switches for bedroom did not work. Most of all no working television it would not connect to the wi fi and when it did it would pause every 30 seconds. So spending a good amount of money we should be able to watch a movie or a kids favorite show. I should get money back for not having it.

The location is the best with a quiet lanai to enjoy breakfast, lunch, dinner and sunsets. The view is amazing. The kitchen is fabulous with everything you could want and the full size washer/dryer were appreciated. We had plenty space spread out. A wonderful Hawaiian retreat.

We had a wonderful stay at this condo. The views are beautiful and you can't get much closer to the ocean. The two pools both had views of the ocean (standing views) and our family enjoyed them each day. The lanai is very large and there is plenty of room and furniture for your family, although one thing to note is that the lanai is not in any way private. The condo had plenty of beach towels, bath towels, blankets, etc. Also included were beach chairs and ice chests. The beach umbrella that was provided was broken, but they promptly brought a replacement the next day. There was an issue with lots of fruit flies in the kitchen, but other than that the condo was very clean. We did have trouble getting in touch with the property management and left two voicemails that went unanswered, but we were able to contact the owner and they were quick to respond and assist. Overall lovely stay and we would definitely return.

We enjoyed our stay at this condo and enjoyed the ocean views and pool every day. Liked the upper floor location and parking garage was good. Nicely decorated with Hawaiian style art and very well cleaned. A few small things could have been better: no coffee provided and kitchen supplies were sparse. Headboard brackets broken so had to put towels behind it to not make noise anytime moving on bed. AC had a rattling noise that was pretty loud. Too bad the lanai sun shade system didn't work since it was very warm while we visited. The rental management Co used was not easy to communicate with. We got locked out on the last day after extending our checkout and they could not get us helped. We finally got in touch with the owner through the resort office who was helpful, but we almost were late getting to the airport. Overall was a good stay though.

Very nice property in a nice and quiet location. The condo is nicely appointed and has a private lanai. The bedroom was large and the bed was comfortable. There was an electrical plug that didn’t work in the bathroom. The kitchen had the basic tools for cooking and BBQ tools as well. There was a Brita filter in the refrigerator which was a nice touch, as well as convenient strips in the living room and kitchen for electrical and usb charging.The facility has two pools and a jacuzzi, although one pool and the jacuzzi were out of commission for a few days during our stay for maintenance. We asked if there was an umbrella or a beach umbrella, and maintenance told us to look where the beach stuff was. We already did. The written instructions told us to register our car. When we got there, we were told it isn’t necessary.
