This condo was perfect in every way! Great location, can walk to downtown Kona if you don’t mind a little bit of walk. The condo was clean and had everything we needed: beach towels, beach chairs and even a cooler. The view was amazing, right on the ocean, you’re on the 3rd floor so you have a great view of the ocean and down the coast a bit. Highly recommend this location and rental!

After our original Big Island stay last winter, our tween begged to return to this comfortable unit. We enjoyed the freshly plastered pool, new lanai furniture, reef-safe sunscreens and upgraded kitchen knives. Teresa is a phenomenal host and you couldn’t ask for a better view. The balcony makes this place! The waves are literally underneath you. This is a top floor (3rd) unit. The lower unit balconies literally get hit with sprays from larger waves crashing in. The roar of the waves can be heard from inside the condo. The rest of the condo could use some love. This is an older unit so it doesn’t have central AC. It does have 2 portable style that are effective but take up space in an already small space. The bathroom could use a complete makeover. The patio door and windows are really thin and not very sound proof so you will hear the waves and the setting sun will make the room hot. We enjoyed our stay and the balcony and location makes it easier to overlook the rest. There is nothing wrong overall it just needs updated for the price (granted we stayed during the holidays which I am sure inflated prices).Easy access, good communications. With some makeover this place could be amazing

Aloha! We had a wonderful time and the accommodations were fabulous & the location was perfect for our small group of four. Walkable to farmers markets, downtown & beaches. One suggestion that I have before you rent this unit is to check with the agency on any construction projects that are happening on the property and near the condo. We experienced a major construction event outside this condo/deck that was noisy and disruptive. This made it impossible for us to be in the unit during construction hours.

Superb in every respect! The condo was immaculately clean with a spectacular ocean view. The air conditioner kept the living room and kitchen comfortably cool, and the large bedroom really only required a floor-stand fan, which was thoughtfully provided. We slept really well as the bed itself is incredibly comfortable. The kitchen had everything you might need for food prep (including sharp high quality chef knives) and the Weber grills in the courtyard were great for grilling meat and fish.
Our hosts, Terry and Rick, were incredibly helpful before and during our stay. When the entire complex (and surrounding neighborhood) lost power they were quick to check in with us to insure that all was in order after the electricity came back on.
Highly recommend this wonderful condo for your stay in the Big Island.

The living room and balcony face directly at the ocean. The sound of waves crashing against the rock is great to fall asleep to. Very clean and well kept. If you want a sandy beach you'll have to travel a little. But if you want an incredible ocean view on a beautiful and interesting island, this is the place.

After multiple visits to Kona, I'd have to say this condo has been our favorite. From the spacious, clean interior to the ocean-front views from the lanai....this place cannot be beat. The condo is well stocked with anything you might need, plus laundry soap was a bonus. As it was just my hubby and I, we only used the main bedroom. The king bed was more than comfy. There are ample fans, and a.c. if you need it. We only had the a.c. on one night in the beroom to cool off but most days the breeze was prefect. We will definitely stay here again!

First trip away with no kids, so we went all out. Amazing property with an amazing view. Having laundry in the condo was great. The fans were needed since no AC but tolerable for late November/December. Very clean condo with a great property, plus having Green Flash Coffee outfront was a plus.

We thoroughly enjoyed our stay. The only reason i didnt give it a 5 star is due to the furniture. I wish I could have put 4.5 stars.
The livingroom cushions on the sofa and chair need to be replaced, they are not comfortable. The chair also needs a new support strap under the cushion.
The owner is wonderful to work with. The condo is well stocked with beach essentials.
We have stayed in this condo in Sea Village as well as others in that complex. Its a fantastic place to relax.

We love Kona and generally Sea Village 1203. I would like to say however that it needs some TLC by the owners. I would recommend that they come and spend a week in their unit and experience the kitchen and bedroom. It could be quite nice with some upkeep. The lanai has the ability to shade the intense afternoon sun but the shade has been broken for years rendering it useless. It's a shame really.

My wife and I had a wonderful three week stay at Teresa’s condo. The condo was meticulously clean and neat as a pin. The pictures on the website are accurate. We also really appreciated the fully equipped kitchen and all the beach toys provided for our use. We cooked a lot while we were there and didn’t want for anything. The BBQ area on the property was also a real plus. We were also pleased with the frequent communication from our hosts who were pleasant and helpful throughout our stay. The star of the show was the view from the lanai. The sunrises and sunsets were spectacular and we spent a lot of time just enjoying the view and watching the cruise ships arrive and depart. I can highly recommend this property. We really enjoyed our time there.

The view is the best part of this property! It's super close to the ocean, and the sunset is visible daily. We aired out the unit daily by leaving both the lanai doors and the front door open; the screens on both looked to be in great condition and worked well to keep large bugs out.
The property was more or less exactly as pictured. It's not exactly clean, but it was clean enough. There were items left behind from past guests, and the kitchen cabinets were disorganized. The bedroom and bathroom were also poorly positioned in the unit, so they essentially got no meaningful airflow. I'm personally not a fan of the decorations, but that's highly subjective. The AC unit worked very well, but we didn't need it because of the great airflow through the open lanai and the front doors.
One thing to note for sensitive sleepers is that this unit is on the ground floor, so you will likely hear all the people waking up in the morning, stomping down the stairs, and slamming doors.
At night, the property is brightly lit. I personally considered that a negative point as I wanted to be able to stargaze at night since the air was so clear during our stay. With that being said, the night sky was still sufficiently dark.
The location is great! It's super close to the hustle and bustle of Kailua-Kona while remaining very quiet and peaceful. Fantastic weather on this side of the island as well, but it was pretty hot even in mid-November. Finally, as I've mentioned, the view is amazing!

This place was fantastic for our home base while exploring the island. Close enough to downtown and lots of beaches but quiet and cozy! The lanai was amazing to relax on and take in all the ocean vistas. The highlight for my wife and I was watching the dolphins play from the lanai. Great place and would most definitely stay here again.

Unit was about what I expected based on the description. It is dated, the sofa bed is broken and the kitchen, while well supplied, is full of old pots and pans. The same is true of the beds and linens. The table and chairs on the deck are bar height which for short people and mobility challenged people a problem to use. Unfortunately during our stay the pool was out of order so I cannot comment on it. The property management team was great. Super friendly and responsive. I encourage the unit owner to invest in some updates to improve the experience.

The property was very clean, and we appreciated that the flooring was all tile. The view off the lanai is amazing. We appreciated the beach chairs and coolers available in the unit! We have stayed at this complex several times over the years, but this was the first time in this unit. As the shower in the main bath is very small, we think it would be helpful to have a hand-held shower to help with rinsing. The owner of the condo had several personal items and locking cabinets that cut down on space, particularly in the master bedroom. There wasn't much space in either bedroom closet to hang clothing. We probably would not pick November again at this complex as it seemed to be "maintenance" month. The pool was unavailable for 6 of our 14 nights (which we learned about very to our start date), exterior carpets were being cleaned in the outdoor stairwells and halls, and they came into our unit to perform a pesticide treatment. Otherwise, things were great.

Very clean and generally in great condition. Nice ocean-front views from lanai. Lack of air conditioning would not have been much of a problem if the roll-up sun screen on the lanai had been intact. The deployment chain was missing, though, so the sun made the lanai and even the living room difficult to use in afternoon hours. Prior reviews mentioned the location of the bedroom was next to the stairwell with the only windows opening onto the stairs. I would not recommend that for honeymooners. Noise from the stairwell was just occasional, but being a second floor unit, active children upstairs during daylight hours was not ideal. The less said about the television provider, the better. We did not go to Hawaii to open new accounts just to see basic tv. The kitchen was great, and parking which is often a problem elsewhere, was more than adequate. The bedroom problem was the result of tradeoffs in the design stage, and likely justified. The sunscreen problem needs immediate correction.

This condo is lovely! The view is perfect. We could watch the Ironman swimmers come into the turn around and later went out to cheer on the runners by the side of the road.
The condo was clean. We had one cleaning issue but we took it up directly with the owner and it was remedied and all is good.
The bed was comfortable. The furniture was comfy. The kitchen had all we needed. We cook in a lot. The unit is close to the pool and grills which made it convenient for us because we spent a lot of time in both places.
Parking was easy. We had a fabulous 9 days on island and this was the perfect base camp for us.

The view from this place is incredible. True oceanfront and beautiful sunset views. The a/c was great and the unit was stocked with everything we needed. The beach toys and chairs were particularly helpful as we ventured out for the day. We would definitely stay again!
